The 31st International Lions Clubs Peace Poster Contest The theme this year “Kindness Matters,” open to Middle School students ages 9-13. This is the opportunity for students to express themselves in free hand drawing with pencil, crayon and paint focusing on their idea of what the theme means to them. Judging starts at the school level and continues to District and State with the winner going to the Lions Clubs International convention in June. The contest concludes the second week of November. By Judi Teller & Tracy Beaudoin, Premier Realtor Team Have you ever wondered why mortgage interest rates are so important to buyers and sellers? For a buyer, it’s about buying power, and for a seller, it’s the size of the pool of buyers. When working with both buyers and sellers, we know that with each slight increase in a mortgage interest rate, even a fraction, it will affect the ability to sell or purchase in one way or another. We reached out to Brian Ambrose of New Horizon Mortgage to put some hard numbers to the facts. “So much goes into accessing buying power, including credit scores, debt to income ratio, etc. and the mortgage interest rate at that moment,” stated Ambrose. For example, take a family with an annual household income of $100,000 per year borrowing $300,000. A rate increase of .25% would increase their payment by $45.20 a month which would lower their preapproval amount by roughly $8,000.00. The bottom line for buyers. For every half percent (.5%) increase in interest rate your purchasing power may be decreased by four to five percent (the percentage is smaller for lower loan amounts). For every one percent (1%) interest rate increase, your purchasing power may be decreased by nine to 11 percent (the percentage is smaller for lower loan amounts). The bottom line for sellers. As property values increase and buyer power decreases, the pool of buyers for your home tightens. Fewer buyers may result in longer days on market and a lower sale price. If only we had a crystal ball is what we tell our buyers and sellers. Today, it is still a seller’s market. Will this trend continue? Will interest rates rise and if so, how much? Will the tide change to a buyer’s market?
