What is a Help to Buy equity loan?<br />

<strong>The</strong> help to buy equity loan scheme was launched<br />

in April 2013 in a bid to kick-start the UK property<br />

market and make it easier for people with smaller<br />

deposits to buy their first home or move up the<br />

property ladder.<br />

<strong>The</strong> scheme is currently available on newbuild<br />

properties until 2021 so you can still take<br />

advantage. You will need to put down a minimum<br />

5% deposit and the government with provide you<br />

with an equity loan of up to 20% (40% in London)<br />

of the property value meaning you will need a<br />

mortgage for the remaining 75% of the property<br />

value.<br />

So, if you were buying a new-build house for<br />

£300,000 with the minimum 5% deposit you<br />

would need:<br />

• Deposit: £15,000<br />

• Equity Loan: £60,000<br />

• Mortgage Amount: £225,000<br />

One of the key benefits to using an equity loan<br />

is that you only need a mortgage for 75% of the<br />

purchase price which means you have access to<br />

better interest rates, instead of 95% mortgages<br />

where they are limited in supply and the interest<br />

rates are higher.<br />

Are you eligible for an equity loan?<br />

<strong>The</strong> eligibility criteria for an equity loan is very<br />

straight-forward, you must;<br />

• Have a minimum 5% deposit<br />

• Be looking to buy a new-build of up to £600,000<br />

• Live in the property as your main residence and<br />

not own any other property<br />

How do you repay your equity<br />

loan?<br />

You do not pay a penny of interest on the equity<br />

loan in the first five years making home ownership<br />

much more affordable.<br />

After five years you repay the interest each<br />

month which starts at 1.75% and increases in<br />

line with inflation plus 1% each year. <strong>The</strong> interest<br />

payments are paid alongside the monthly mortgage<br />

payments. Remember, you are only paying the<br />

interest each month so the equity loan size will not<br />

reduce unless you take steps to repay the capital.<br />

I would recommend you speak with your<br />

mortgage broker before the end of the<br />

interest free period to discuss re-mortgaging<br />

as an alternative option to paying the interest<br />

each month.<br />

You must repay the equity loan in full if you decide<br />

to sell or when your mortgage term ends (typically<br />

25 years), whichever is sooner. At this point you<br />

must pay back the percentage borrowed from the<br />

government regardless if this is higher or lower than<br />

the original amount borrowed.<br />

If you have not made any provisions to repay<br />

the equity loan at the end of the mortgage term<br />

(typically 25 years) then you may need to sell your<br />

home.<br />

• 81% are first time buyers<br />

• £52,026 average equity loan amount from April<br />

Gardens and gardening in general is a growing<br />

interest in the United Kingdom, with the 25-<br />

34 age group among those becoming the most<br />

passionate, according to a recent study. For those<br />

looking to add more creativity and innovation to a<br />

With the size of the average home in Britain much smaller than it used to be,<br />

so is the size of the garden as a result. While that may lead to some people<br />

believing their garden can never be the garden of their dreams, it’s all about<br />

design. You can bring your small garden to life with some key touches, like<br />

colourful outdoor chairs, tables and equipment. To avoid cramping up your<br />

modestly-sized outdoor space, make sure not to buy oversized furniture as<br />

enjoyment of the space. As natural ponds continue to disappear from our<br />

countryside, so garden pools and water features have become increasingly<br />

important to support wildlife. No matter what the size of your garden, there<br />

is a water feature to suit the space but it is important to design something<br />

that you can live with and maintain. Self-contained water features are ideal<br />

for courtyard or patio gardens. <strong>The</strong>y can be as simple as an old dustbin lid<br />

filled with water to act as a bird bath, or as complex as a cast iron cascade<br />

wall fountain. An area of still water adds to the mood of tranquillity and<br />

relaxation, particularly in an informal cottage garden setting. A simple wildlife<br />

pond, can be a stunning feature in its own right. Even a small pond will be<br />

used as a breeding ground for frogs, toads and newts as well as dragonflies,<br />

pond skaters and water beetles. Gently sloping sides will allow larger creatures<br />

to easily enter and leave and moisture loving plants that live by the side of a<br />

pond provide shelter for insects, amphibians and small mammals. All this adds<br />

to the biodiversity of a garden, reducing the need for harmful chemicals.<br />

Vases, statues and framed photos are all great ways to personalize your<br />

garden and add beautiful touches to it. Choose things you are passionate<br />

about that will bring you happiness every time you see it—remember, your<br />

garden can be an outer reflection of you. Whether it’s a statue of Poseidon,<br />

an owl carved from stone or a framed photo of a favourite inspirational<br />

quote, innovatively design your garden by keeping it as unique as you are.<br />

Catesby Estates plc are working in partnership<br />

with the Europa Way Consortium at Myton<br />

Green a 96 acre site off Europa Way, Warwick<br />

which has consent for 735 new homes.<br />

Catesby Estates are enabling future development<br />

by the provision of infrastructure facilitating the<br />

delivery of much needed new homes to the area.<br />

Work began in earnest onsite in early June, with<br />

the start of the highway improvements to Europa<br />

Way following closely behind in July. <strong>The</strong> works are<br />

expected to last approximately 56 weeks.<br />

Initial work has included stripping off topsoil and<br />

subsoil materials, so the ground can be profiled to<br />

the correct levels for roads and landscaping areas.<br />

Approximately 75,000m3 of soil has been moved to<br />

date, and the majority redistributed within the site<br />

to provide landscaped areas.<br />

Exceptionally dry conditions, has meant good<br />

progress on the earthwork operations.<br />

Moving forward earthwork activities will continue<br />

to complete the profile of the landscape areas.<br />

On Europa Way the alignment of the new<br />

carriageway is being formed and the Statutory<br />

Authorities are diverting cables into the new verges<br />

to allow for the new road to be constructed.<br />

Installation of new foul and storm water sewers<br />

along the spine road to service housing plots and<br />

balancing ponds are being formed, to store storm<br />

water in periods of heavy rain.<br />

<strong>New</strong> pathways and cycle routes will be formed<br />

which will run around the whole perimeter of the<br />

site and through the ‘green corridor’.<br />

In time, the development will deliver, six equipped<br />

play areas, a network of new footpaths and<br />

cycleways along with the planting of more than<br />

250 specimen trees set in around 20 acres of green<br />

open space.<br />

development takes off<br />

<strong>The</strong> first homes at Taylor Wimpey’s new<br />

Flying Fields development in Southam are<br />

development was high before the launch<br />

Gallagher Estates is creating a legacy<br />
