What is a Help to Buy equity loan?
The help to buy equity loan scheme was launched
in April 2013 in a bid to kick-start the UK property
market and make it easier for people with smaller
deposits to buy their first home or move up the
property ladder.
The scheme is currently available on newbuild
properties until 2021 so you can still take
advantage. You will need to put down a minimum
5% deposit and the government with provide you
with an equity loan of up to 20% (40% in London)
of the property value meaning you will need a
mortgage for the remaining 75% of the property
value.
So, if you were buying a new-build house for
£300,000 with the minimum 5% deposit you
would need:
• Deposit: £15,000
• Equity Loan: £60,000
• Mortgage Amount: £225,000
One of the key benefits to using an equity loan
is that you only need a mortgage for 75% of the
purchase price which means you have access to
better interest rates, instead of 95% mortgages
where they are limited in supply and the interest
rates are higher.
Are you eligible for an equity loan?
The eligibility criteria for an equity loan is very
straight-forward, you must;
• Have a minimum 5% deposit
• Be looking to buy a new-build of up to £600,000
• Live in the property as your main residence and
not own any other property
How do you repay your equity
loan?
You do not pay a penny of interest on the equity
loan in the first five years making home ownership
much more affordable.
After five years you repay the interest each
month which starts at 1.75% and increases in
line with inflation plus 1% each year. The interest
payments are paid alongside the monthly mortgage
payments. Remember, you are only paying the
interest each month so the equity loan size will not
reduce unless you take steps to repay the capital.
I would recommend you speak with your
mortgage broker before the end of the
interest free period to discuss re-mortgaging
as an alternative option to paying the interest
each month.
You must repay the equity loan in full if you decide
to sell or when your mortgage term ends (typically
25 years), whichever is sooner. At this point you
must pay back the percentage borrowed from the
government regardless if this is higher or lower than
the original amount borrowed.
If you have not made any provisions to repay
the equity loan at the end of the mortgage term
(typically 25 years) then you may need to sell your
home.

Innovative Garden Design Ideas
Gardens and gardening in general is a growing
interest in the United Kingdom, with the 25-
34 age group among those becoming the most
passionate, according to a recent study. For those
looking to add more creativity and innovation to a
new gardens there is plenty of inspiration.
With the size of the average home in Britain much smaller than it used to be,
so is the size of the garden as a result. While that may lead to some people
believing their garden can never be the garden of their dreams, it’s all about
design. You can bring your small garden to life with some key touches, like
colourful outdoor chairs, tables and equipment. To avoid cramping up your
modestly-sized outdoor space, make sure not to buy oversized furniture as
that can make your garden seem smaller than it really is. By adding a few
touches of colour and minimalist decor, you can easily brighten up your
outdoor haven. When designing a garden, many people turn to simple
solutions like plastic furniture or store-bought planters to shorten the process.
But designing gardens to look more natural, and have a lower bio-footprint,
can be easy. Using hardwoods to create your garden furniture can make your
decorations blend in more seamlessly. Gardening is one area where people
can focus on being more eco-friendly. The use of metal and plastic furniture
and the way in which people treat them as disposable has a large impact on
our environment.
Fountains are not only beautiful touches for any and every garden, they also
have other functions as well. They attract birds for water baths and keep us
calm with their soothing sound. There are so many different types to choose
from, you will easily find a design that best suits both you and your garden.
You can opt for classic, modern, tiered or decorative. add it as the majestic
centrepiece or as a complementary component of your garden. Water in a
garden brings sound, light and, almost inevitably, life. It has a compelling

enjoyment of the space. As natural ponds continue to disappear from our

important to support wildlife. No matter what the size of your garden, there
is a water feature to suit the space but it is important to design something
that you can live with and maintain. Self-contained water features are ideal
for courtyard or patio gardens. They can be as simple as an old dustbin lid
filled with water to act as a bird bath, or as complex as a cast iron cascade
wall fountain. An area of still water adds to the mood of tranquillity and
relaxation, particularly in an informal cottage garden setting. A simple wildlife
pond, can be a stunning feature in its own right. Even a small pond will be
used as a breeding ground for frogs, toads and newts as well as dragonflies,
pond skaters and water beetles. Gently sloping sides will allow larger creatures
to easily enter and leave and moisture loving plants that live by the side of a
pond provide shelter for insects, amphibians and small mammals. All this adds
to the biodiversity of a garden, reducing the need for harmful chemicals.
Vases, statues and framed photos are all great ways to personalize your
garden and add beautiful touches to it. Choose things you are passionate
about that will bring you happiness every time you see it—remember, your
garden can be an outer reflection of you. Whether it’s a statue of Poseidon,
an owl carved from stone or a framed photo of a favourite inspirational
quote, innovatively design your garden by keeping it as unique as you are.
With the variety of design options available to new and expert gardeners,
there really are no limitations in making your garden personalised and
innovative. By adding strategic colour, minimalist furniture, fountains and
meaningful decor, you can easily turn your garden into your own personal
getaway.

planned at
Myton Green,
Warwick
Catesby Estates plc are working in partnership
with the Europa Way Consortium at Myton
Green a 96 acre site off Europa Way, Warwick
which has consent for 735 new homes.
Catesby Estates are enabling future development
by the provision of infrastructure facilitating the
delivery of much needed new homes to the area.
Work began in earnest onsite in early June, with
the start of the highway improvements to Europa
Way following closely behind in July. The works are
expected to last approximately 56 weeks.
Initial work has included stripping off topsoil and
subsoil materials, so the ground can be profiled to
the correct levels for roads and landscaping areas.
Approximately 75,000m3 of soil has been moved to
date, and the majority redistributed within the site
to provide landscaped areas.
Exceptionally dry conditions, has meant good
progress on the earthwork operations.
Moving forward earthwork activities will continue
to complete the profile of the landscape areas.
On Europa Way the alignment of the new
carriageway is being formed and the Statutory
Authorities are diverting cables into the new verges
to allow for the new road to be constructed.
Installation of new foul and storm water sewers
along the spine road to service housing plots and
balancing ponds are being formed, to store storm
water in periods of heavy rain.
New pathways and cycle routes will be formed
which will run around the whole perimeter of the
site and through the ‘green corridor’.
In time, the development will deliver, six equipped
play areas, a network of new footpaths and
cycleways along with the planting of more than
250 specimen trees set in around 20 acres of green
open space.
Taylor Wimpey’s Flying Fields
development takes off
The first homes at Taylor Wimpey’s new
Flying Fields development in Southam are
now available to buy, with a selection of one,
two, three, four and five-bedroom properties
starting from just £209,995. Demand for the
development was high before the launch
and the Flying Fields sales team continues
to see plenty of interest from homebuyers
across Warwickshire.

Gallagher Estates is creating a legacy
with the development of Warwick Gates
Group in 2017, said: “The Warwick Gates and
Warwick Gateway development is our legacy to
the area because as well as enabling the delivery
of much-needed new homes in the district, many
of which will be affordable homes for local people,
we are delivering a new community and all of the
infrastructure that goes with that.
The developments are also involved in delivering
community facilities, a primary school a country
park and transport infrastructure.
The first phase at Warwick Gates, which was
for 220 homes including 40 per cent affordable
housing, has been completed after being sold to
David Wilson Homes and Barratt Homes.
The next phase of 785 homes has been sold to
Bovis Homes, Bellway Homes, David Wilson Homes
and Barratt Homes and is at an advanced stage of
development. Gallagher Estates was also involved
in the planning, funding and the delivery of

Construction has started on the final phase
