features stand out, “stage” your home<br />

for a great first impression.<br />

WHAT IS “STAGING”?<br />

Staging is arranging a home to<br />

maximize viewing impact to achieve<br />

a higher perceived value and higher<br />

price. You can hire a professional<br />

stager (we have talented people we<br />

can recommend), or, if you can look at<br />

your home with a critical eye, you can<br />

save money by doing it yourself.<br />

GO WITH THE FLOW<br />

Beginning at your front door, observe how a visitor might walk through each<br />

room, and from room to room. Make sure pathways are clean, clear from clutter,<br />

and promote flow, and that furniture is properly placed.<br />

CREATE A CLEAN SLATE<br />

Buyers prefer clean open spaces, and need to visualize the home as their own.<br />

Help them do this by removing about one-third of your current furnishings and<br />

at least half of all your personal items.<br />

LIGHTS SET THE “STAGE”<br />

Proper furniture placement can help bring out a room’s full potential, but lighting<br />

is key. Turn on all the lights before your showings take place.<br />
