For the first time in a decade, the market in central Maine is on FIRE. For years the market had been at a pace where buyers<br />

could take their time, explore their options, find multiple homes to consider and ultimately negotiate a deal almost exclusively<br />

to their benefit. But there has been a shift.<br />

So what does this mean to you?<br />

Whether you’re a buyer or seller, you may have to do things differently.<br />

AS A BUYER:<br />

Do your mortgage homework before you begin shopping. In order for an offer to be taken seriously,<br />

you will need to be pre-approved for a mortgage and provide written evidence of your<br />

approval. It is important to know your range, not just in terms of price, but with consideration<br />

to property taxes, HOA fees, location and condition. Be sure to consider the advantages/<br />

disadvantages of your loan product through the eyes of a seller and talk to your lender about<br />

all the options available to you.<br />

Ensure all decision makers are present at the very first showing. The pace of the market is<br />

swift and a decision may very well have to take place at the very first showing. If multiple<br />

purchasers are involved, be certain all parties are available to view the home and ready to<br />

make an offer.<br />

Keep your offer simple and don’t miss out on the home of your dreams over less<br />

important matters. In addition to presenting an offer price that is strong and an<br />

earnest deposit that represents sincerity, be sure to minimize the contingencies,<br />

set a favorable closing date, and consider an occupancy compromise. Now is not<br />

the time to try to get a deal or to shop for personal property items, especially if the<br />

home is one you don’t want to lose.<br />

AS A SELLER:<br />

Be prepared! Have your home staged, cleaned and ready to be seen, then plan to live in<br />

your house prepared for a showing to take place in a moment’s notice. Be prepared to accommodate<br />

showing requests, which often will come at inconvenient times…like after work,<br />

during dinner or on weekend mornings.<br />

Have a plan for your next move and do not let your next purchase affect your sale. If you do<br />

not already have your destination secured, be prepared to consider temporary housing. This<br />

will also help prevent the risk of making a bad decision under pressure.<br />

Be prepared for the unexpected. Consider prelisting inspections to help avoid surprises and<br />

the need to renegotiate or start the process over.<br />

Lastly, avoid being over confident. Even in a hot market an overpriced house is destined to<br />

sit. Pay attention to the market’s reception of your home and adjust accordingly. Buyers are<br />

looking for a quality home, in good condition that makes financial sense for their budget. If<br />

your home represents good value, you will be rewarded with strong offers and a short time on<br />

the market.<br />

Confusing Real Estate Terms<br />

Many industries have their own language and real estate is no exception. As Realtors, we pull from a glossary<br />

of terms the public may not be familiar with, yet we immerse our clients in our very own “shop talk” the<br />

moment they begin the buying or selling process. While some of the lingo may appear self-explanatory, the<br />

similarity of terms can confuse rather than add clarity. Here are a few examples.<br />

SELLER’S AGENT & SELLING AGENT<br />

A seller’s agent is a licensed real estate agent working on behalf of a seller, bound by a contract or listing agreement, to market and sell<br />

their home. A listing agreement obligates the real estate professional to obtain the best price and most favorable terms of sale for the<br />

property seller.<br />

A selling agent is the agent who works with the buyer purchasing a property. Most frequently the agent is acting as a buyer’s agent<br />

and has signed an agreement to represent the buyer throughout the transaction. As a buyer’s agent, the real estate agent will work to<br />

protect the buyer’s fiduciary interest.<br />

PRE-QUALIFICATION & PRE-APPROVAL<br />

Pre-Qualification is a determination of the maximum amount an individual may be eligible<br />

to borrow. The pre-qualification is most often determined by an informal look at an individual’s<br />

income and debt to gauge how much of a mortgage payment they may be<br />

able to handle. This is only a guideline and should not be perceived as a guarantee.<br />

Pre-Approval is a preliminary commitment for a loan amount based on a deeper look<br />

into a buyer’s financial picture. The lender will not only take into consideration income<br />

and debt, but will also check credit scores, total assets and performance history. Still,<br />

buyer must maintain qualification requirements up until time of closing and property<br />

must pass conditions of underwriting.<br />

DEPOSIT & DOWN PAYMENT<br />

The deposit, or earnest money, is money put down by a buyer to show they are serious<br />

about purchasing the home. The earnest money deposit is a “good faith” offering to<br />

bind the contract and help ensure the seller of the buyer’s intentions<br />

A down payment is the portion of the purchase price paid for in cash by the buyer.<br />

The down payment is the difference between the amount of money being mortgaged<br />

and the total sales price. There are a variety of loan products to help meet<br />

the needs and down payment ability of most qualified buyers.<br />

INSPECTIONS & APPRAISAL<br />

Inspections are done for the buyer’s benefit by professionals hired by the buyer to<br />

determine all the conditions of the home meet their satisfaction. With a long list of<br />

potential investigations, the inspection period is designed to help ensure the buyer is<br />

comfortable with the property they are purchasing.<br />

An appraisal is an estimate of the property’s current value based on competing properties and<br />

sales data researched by a licensed appraiser who uses their experience and knowledge to prepare<br />

a report of value. An appraiser is generally hired by a lender to ensure value before lending<br />

money; the appraisal ensures the buyer is not making a negative equity purchase.<br />

But wait, there’s more! In fact, there are so many real estate related terms it’s<br />

easy for buyers and sellers to feel overwhelmed. This is where having an<br />

experienced and knowledgeable Realtor navigate the way will make<br />

the transaction an informative and successful experience.<br />
