The Beginning
Litchfield Style magazine is celebrating 20 years of publication. From
first print to an online edition, there is no doubt the magazine has flourished.
In 1999, The Litchfield Company had finished the Greg Normandesigned
Reserve Golf Club and opened for sale their first community
in The Reserve: The Vintage. The Reserve was the company’s river
community. “It solidified our vision that anyone could find a place in
Litchfield that fit their lifestyle and personality,” said George Taylor,
then Executive Vice President of The Litchfield Company. “From the
River to the Sea, and Everything In Between” was our marketing theme.
Anyone could come and find their ‘Litchfield Style’.
The marketing team, along with Taylor, brainstormed the publication.
They wanted the magazine to be more about living and relocation,
than about tourism. They wanted it to be less about sales and more
about the lifestyle of the area, a specific niche indeed.
Published annually every spring, there is no doubt Litchfield Style
has become a treasure to many. It’s something so many homeowners,
owner want-to-be’s and vacationers look forward to year after year.
Readers have called in saying they look forward every year to getting
this magazine. Locals call in asking how to get several copies to share
with their friends and family.
Over the past 20 years, since the magazine was founded, there has
been a trend away from print to online media. Therefore, the magazine
has expanded into a flip version located on the home page of The
Litchfield Company website.
There is a lot to be proud of seeing this publication flourish since
1999. The success couldn’t be recognized without mentioning the
magazine’s advertisers _ friends of the company, big supporters.
By Leah Speer
Georgetown County has experienced
significant population growth over the
last 20 years, much of it localized in the
Waccamaw Neck with an overall
projected growth at 62,500 by 2020.
Join us now as we take a peek at the
significant happenings in our
beautiful town in the past 20 years.
Just a few years after we started the
Know Your Flood
Insurance
By Rion Moore, Windemere Insurance
Flood insurance is a critical component
in properly protecting your property,
particularly on the coast. The threat of
tropical storms, hurricanes and river
flooding – seven rivers run near to or
through Georgetown County! – make us
especially vulnerable to the peril of flood.
Clearly, it is important for all property
owners to understand at least the basics
about flood insurance.
First, let’s talk flood zones.
You will often hear people refer
to a property as either being
“in” a flood zone or “not in”
a flood zone, as defined by the
Federal Reserve Management
Agency (FEMA). This is not
entirely accurate and a little
misleading. In our area, a
property is located in one of three zones:
The X Zone is defined by FEMA as
being at a low to moderate risk for flooding.
Many people refer to an X Zone property
as “not being in a flood zone,” but this
detail is not exactly correct. The primary
reason this inaccuracy circulates is that
lenders typically do not require flood
insurance for properties in an X Zone.
However, reports indicate nearly a quarter
of all flood damage occurs in X Zones.
An example of the X flood zone in
our area would include many of the
homes west of Highway 17, and a modern
home built on a slab is an indicator that
the home is indeed in the X zone.
AE and VE Zones are designated
Special Flood Hazard Areas (SFHA) and
are considered high hazard areas, with VE
zones being the highest hazard. Lenders
require flood insurance in these zones.
Examples of the AE and VE flood
zones: the AE zone is often found
around tidal creeks and low-lying areas
near rivers and waterways. Additionally,
AE zones are common close to the
beach—from second row homes back
out toward Highway 17. As for VE
zones, oceanfront homes are the best
examples of properties located in
this highest hazard zone.
Traditionally, most flood
insurance has been written through
the federally-backed National
Flood Insurance Program (NFIP).
A homeowner can purchase up to
$250,000 in dwelling coverage
and $100,000 in contents coverage
through the NFIP, and this NFIP
policy satisfies almost all lenders. In cases
where a homeowner wants to buy more
flood coverage than is available in the
NFIP, there have for years been robust
private markets in which a homeowner
can purchase additional flood coverage.
In the last three to five years, there
has been an explosion in the availability
of private market options in place of the
traditional NFIP policy. In today’s market,
many homes, particularly those in A or
V zones, are rated more favorably in the
private market. That’s created a big shift
in how we procure flood insurance on
behalf of our clients. A few years ago,
we’d almost always go straight to the
NFIP program to secure the coverage,
but the market is larger and more
diverse now providing homeowners with
more options.
Lastly, as of this writing, the Lowcountry
as a whole is in the middle of a process
that will redraw many of flood zone lines.
I encourage all home buyers and homeowners
to learn what’s in store for their
particular property as part of this map
revision. Please don’t hesitate to reach
out with any questions regarding coastal
insurance. We would love the opportunity
to talk with you. 843.314.2310 or
AWESOME, Fun, Unique FLOORING & Uses
It’s Not Just for Floors Anymore!
There’s a trend underfoot. In fact, it’s also a
trend on the walls, in the shower, on countertops
and many other unexpected places and spaces.
These days homeowners (and business owners,
too!) are looking for creative, less predictable ways
to make bold style statements, and the flooring
industry has answered the call loud and clear!
J & S Abbey Carpet and Floor is located in
Georgetown, just a bit south of downtown on
Highway 17. These folks have nearly thirty years
of experience, and they’re well aware of the
growing craze for using flooring products in a
vast array of non-traditional applications.
“Putting a gorgeous flooring on your wall is
one of the most beautiful and current methods
around,” says owner Gregg Pierce. “And that’s
only the tip of iceberg … In addition to accent
walls, homeowners are finding multiple uses for
flooring of all kinds – from ceramic and glass to
wood polymers, bamboo and even laminate. We
recently covered a popcorn ceiling with a wood
composite and used Cuban tiles in a wall treatment.
Both jobs were stunning … the customers were so
pleased ... the possibilities are endless.”
Using ceramic tiles in unexpected areas, colors
and patterns is one of many ways to add the
ultimate personal touch to interiors and outdoor
living spaces. Shower and bath designs, backsplashes
too, run the gamut and are gorgeous.
Customized patterns made from laminate flooring
can be out-of-the-blue beautiful showcased on a
floor or statement wall. Made-to-order mosaics
that combine different materials will surprise
and delight anyone who researches the options.
Pierce has a soft spot for the innovations in
flooring, so you’ll find all the latest, greatest
options in the company’s 10,000 square foot
showroom. It’s an ideal place for discerning
clients to wrap their heads around the crazy
wealth of possibilities for using traditional flooring
materials in a thousand other ways. Expect the
industry’s most requested styles and brands,
including hardwood, composites, tile, laminate,
ceramic, stone – even custom rugs and carpets.
(And definitely not your Mother’s carpet. Colors
push the edge, while durability and ease of
cleaning is a pleasant surprise.)
Technology is now central in all that we
do. From food and health trends to what’s
popular in pop culture and finance -
technology is paramount. Here are some
of the hottest tech trends for 2019 in
each category below.
We can be sure that this year our world
will be immersed in technology. While
some of us may be used to the way
we’re doing things, technology is the
future, and adaptation, at least to some
extent, would be worthwhile.
TECH In ALL We Do
By Leah Speer
Tech Trend in Health
Infrared Wellness Pods are said to be the most
relaxing, comfortable, de-stressing experience
that has countless benefits. The infrared light
warms you up and enhances metabolic function
(ahem, burns calories), stimulates the production
of collagen, de-stresses, detoxifies, and assists in
the recovery of pain, injury, and illness by dilating
blood vessels to increase circulation and deliver
oxygen throughout your body.
The"pod"itself is a futuristic-looking capsule that
is reminiscent of a tanning bed, except your head
rests comfortably free from the pod. Other benefits
of these wellness pods are full-body vibration
massage and aromatic and therapeutic essential
oils can be diffused throughout your session
enhancing your health and wellness experience.
TRENDS FOR 2019
Tech Trend in Food
Technology is changing the way we cook.
Smart ovens are just one of these tech savvy
appliances we are seeing gain more popularity.
And, of course it would. With numerous smart
features, from sensors that calculate the weight
of the food and the temperature inside and
then adjusts the cooking process accordingly to
a built-in HD camera that lets you check the status
of what you’re cooking without opening the door.
Some even offer touchscreen doors and Gourmet
Vapour Technology to add moisture to your meals.
Smart ovens also allow you to connect to Wi-Fi
too, delivering some functionality through your
smartphone or tablet.
Tech Trend in Pop Culture
In 2019, keyboard and touchscreen use will
decrease as we see a continued rise of voice-search
enabled digital assistants such as Siri, Alexa, and
Cortana. According to ComScore, 50% of all
searches will be voice searches by 2020.
Furthermore, one in six Americans now own a
smart speaker at their
home or office. This does
not take into account
Apple’s recent launch of
HomePod to the market.
Seventy-two per cent of
users say it has become
part of their daily routine.
“Alexa, are you the
hottest pop culture tech
trend this year?”
Tech Trend in Finance
While plenty still prefer to sign checks and
credit card slips, more and more people are
warming up to mobile payment methods. With
more than 5 billion people having access to
mobile phones, mobile payments are rapidly on
the rise. Not only does going cashless provide a
high level of convenience for users, but it often
makes for quicker transactions. Plus, it is safer
to carry your phone than cash or a credit card.

TARA HALL HOME FOR BOYS
Replacing Pity and Pain with
Prowess and Potential
By Kimberly Duncan
Tara Hall Home for Boys is home to disenfranchised and
disadvantaged boys and young men. Since 1969, more than
600 neglected, troubled and abused boys from the Georgetown
County area called Tara Hall home. In a Christ-centered,
long-term residential school, boys from age six and up receive
a hearty dose of hope, a hand up and the keys to a bright future
they would never have enjoyed otherwise.
Tara Hall’s people and programs address every aspect of a
child’s life - from social and moral concerns to solid education
and life skills. They provide opportunities, discipline, a formal
education, social interaction, life experiences, daily guidance
and, of course, a measure of fun. Over time, the boys realize
their lives have hope and promise.
Set on the beautiful banks of Black Mingo Creek west of
Georgetown, Tara Hall is home to eighteen boys at a time. The
facilities are modest, comfortable and, in many cases, represents
the first stable living environment the boys have ever known.
In addition to living facilities, there’s a quaint chapel, an
educational building outfitted with modern technology and
recreational facilities, too. Residents have the opportunities to
learn music, photography, art and sports. They go to science
camps and take interactive tours to big businesses. They fish,
swim, boat and camp. They also attend Sunday worship and
give back through community service.
Tara Hall, one of Georgetown County’s respected nonprofits,
operates under the direction of its first-ever volunteer,
Jim Dumm. Serving as Executive Director for more than
forty years, Jim has devoted his life to the mission of Tara
Hall. His love for the kids is obvious when he explains: “We
like to say ‘every boy deserves to be the king of his own life’
… not a statistic and not a product of unsafe, discouraging
circumstances beyond his control. So, my staff and I teach them
to replace bad habits with good ones. We help them learn to
make positive decisions. We turn them into contributing citizens,
and it is so gratifying.”
LITCHFIELD MEDIANS
DISTINGUISH OUR
COMMUNITIES
By Kimberly Duncan
When you drive the stretch of highway linking
the lower reaches of Litchfield to Brookgreen
Gardens, you’ll notice beautiful expanses of
manicured lawns, native palm trees, crape myrtles,
and flowering shrubs. This highly-trafficked artery is
well-planned, well-tended and cherished by the community,
and they distinguish our slice of Lowcountry from all others.
It was Foster McKissick, then founder and president of The
Litchfield Company, that envisioned the Litchfield corridor
way back in the 80s. His company invested more than
$250,000 to set the dream in motion, and well into the 90s
they paid the annual landscaping maintenance budget.
Everyone noticed. Locals and visitors. Litchfield medians
became – and remain – iconic.
In 2007, the Litchfield Beautification Foundation (LBF)
assumed responsibility of Ocean Highway 17 from Sandy
Island Road in Litchfield to Martin
Luther King Boulevard in Pawleys.
In an effort to carry on the vision
of McKissick, this expanded body
of visionaries secured the support
of local associations, businesses
and other organizations.
And so, all these years later, firsttimers
are still struck by how the
median’s aesthetic sets this community
apart in every way. The effort is no
small endeavor. Left to state maintenance, nothing more than
mowing two or three times a year would be possible!
In the past few years, LBF has sponsored the installation of
flags on patriotic holidays where a display of 80+ American
flags are placed all along 3.8 miles of Ocean Highway corridor.
Whether for the Foundation itself or the Flag Project specifically,
donations are deeply appreciated. Please join your neighbors
in donating to this effort to sustain a smart investment and
maintain our distinctive local identity. Time, talent and funding
are always needed!
BEACHFRONT MANAGEMENT Reform Act
Passed in May of 2018, the Beachfront
Management Reform Act (Act 173) established
the baseline location as the most seaward location
of either the baseline established during the
2008-2012 establishment cycle – the baseline
proposed by DHEC on October 6, 2017. It also
provided guidance to DHEC for the implementation
of future line review processes, which will
be initiated on or after January 1, 2024.
The Act, originally passed in 1988, has played
a pivotal part in the preservation of SC beaches
and dune systems all along the coast by preventing
"armoring" in the form of hard erosion control
devices such as seawalls and bulkheads. Intended
to protect erosion-threatened structures, it has
not proven effective, increased the vulnerability
of beachfront property to damage from wind
and waves, and even contributed to the loss of
dry sand beach.
The latest version of the Act seeks to protect
coastal life and property from storms via forward
-thinking inlet and harbor management practices.
Each county zoning district has setbacks established
by District, and, in many planned communities,
HOA’s may have private covenant-created setbacks
that are stricter than County zoning maps.
Officially signed in May, Act 173 passed both
the House and Senate unanimously. "When you
have one hundred and some votes for and zero
against it you know it's an important bill that's
important for the coast and I think everybody
realized that the coast is a treasure and we need
to preserve and keep it the way it is," SC District
108 Representative Lee Hewitt said.

Our Pawleys Island
Favorites
By Leah Speer
Frank’s and Frank’s Outback
An iconic Pawleys Island dining institution, Frank’s and
Frank’s Outback have dazzled diners for just over 30 years.
Frank’s has been serving superb cuisine since the latter part of
the Reagan era. From both restaurants, patrons are indulged
by professionally trained wait staff as candlelight dances across
white linens. Handcrafted in the late 1800’s, the antique
mahogany bar is quite the centerpiece inside at Frank’s
Restaurant. Many say the star of Frank’s Outback is the outdoor
seating set under a canopy of trees and tents. Choose a dish
from the chophouse menu and you can count on it being
exceptionally prepared. Those who selected lamb and seafood
were equally pleased by presentation, flavor, and service.
Austin’s Ocean One
When you find a place to eat that marries quality and
tranquility, you’ll never forget it. Enter Austin’s Ocean One.
Nestled on the oceanfront off of Litchfield Drive, cooling salads
– Brussel Sprout Caesar, Steakhouse Iceberg and Grilled
Seafood – hit the spot after a long day at the beach. Pan fried
lobster Milanese is best washed down with a glass of crisp
white wine – no better combination with the ocean view at
Austin’s. A sweet Godiva Chocolate Mousse with roasted
Almond Whipped Cream to finish is the icing on the cake. A
feast for both the stomach and the eyes, this place shouldn’t be
missed. And their Cabana Cafe & Beach Bar is the perfect
place for a tropical drink and a casual meal served up with the
freshest local ingredients.
Bistro 217
Set amid a courtyard with wrought iron tables, Bistro 217 is
the perfect setting for perfect indulgence. After aperitifs, guests
enjoy first-rate starters from Tomato, Crab and Jalapeno Soup
and She Crab Soup to Oysters on the Half Shell and Artisan
Cheese Board. At dinner, expect a cornucopia of dishes including
Braised Short Ribs, Steak Havana, and Oven Roasted Salmon.
All are excellent. Don’t miss the significant bar area and nifty
little nooks ideal for business lunches or a romantic rendezvous.
ESTATE
ARE WE HEADED FOR A RECESSION?
An Outlook That’s Spot On.
Although recession is a word that strikes
fear in our collective hearts, signs suggest
a recession is on the horizon. Predicting
when and how that recession will take
shape is not so simple as one might think,
however, because traditional predictive
patterns cannot be used to make forecasts
in an entirely new economic environment.
The subprime mortgage crisis made
the December ’07 to June ’09 recession
unique. It popped the housing bubble
and sent more than a few of the country’s
most significant financial institutions to
booming collapse. You know the names
…AIG, Bear Stearns, and Lehman Brothers,
and let’s not forget Fannie Mae and
Freddie Mac. While housing-related assets
fell, oil and food prices climbed. The car
industry suffered fallout, and stock markets
saw rock-like drops. Setbacks were felt by
economies all around the world.
But a lot of smart professionals share
the opinion that we are now operating
in a “New Normal” reality where historical
recession flags won’t fly. Pre-2000 data
is irrelevant. The country’s financial and
lending systems look vastly different in
all the right ways. The National Association
of Realtors (NAR) tells us home prices
are strong and mortgage default and
foreclosure rates are low. Even NAR’s
Chief Economist Lawrence Yun said:
“Concerns about whether the housing
market has peaked and is headed for another
significant slowdown are unfounded.”
William “Will” B. Davis Jr.,
The Litchfield Company’s Vice- President
and Broker-in-Charge, is an admitted
Yun fan. Here’s information he wanted
to share with readers:
• This recession will not be a housing
crash like the one in 2008 and ‘09. That
Great Recession spun housing into a
deflationary cycle where home values fell
and kept falling until 2012. In contrast,
in the normal recession we expect to see
sometime in the next few years, home prices
should continue to go up, albeit at a
slower pace.
• When the market collapsed in 2007,
there was a significant over-supply of
houses. Banks were lending money loosely
and speculation was rampant. That pushed
prices up despite the fact too many homes
were being built. Today, the opposite is
true. There is an under-supply of inventory,
and current prices are still going up.
• Home prices are growing faster than
wages creating a scenario that’s not
sustainable. Recession is a necessary
correction to slow home appreciation and
increase affordability relative to income.
Ultimately, that will be good for the
housing market.
• Buyers need to understand this
inevitable recession could be one year
away or several years away. This time
around though, speculators should not
hang around in hopes of snagging a cheap
piece of real estate. Prices should continue
to climb or at worst case flatten. If buyers
are waiting to buy later, there is a good
chance they will pay more even if a
recession is close at hand.
Myles Gaythwaite, Litchfield Company’s
statistician and analyst, solidly backs Davis’
opinions. “Based on my experience as a
banking and financial services consultant
and senior executive before, during and
after The Great Recession, I agree entirely
with Will's observations. Many of the
factors that led up to the last recession
have been fairly well corrected and do not
exist today. His outlook for the future is
spot on.”
Bottom line? If you’re looking for a
piece of paradise in or around Murrells
Inlet, Litchfield Beach, and Pawleys
Island, do not stop shopping. You might
well be looking at a window of opportunity.

Arts & Culture
Georgetown County’s sweeping natural beauty and enthralling history
serve as the muse for its thriving artistic and cultural community.
There’s always something new and exciting to explore. We invite you to discover more about our area and yourself in the process at the fascinating sites listed here.
Brookgreen Gardens
Brookgreen Gardens opened in 1931 as America’s first public sculpture garden
and is a National Historic Landmark. The landscaped spaces and the collection
of sculpture displayed within create a breathtaking synthesis of art and horticulture.
Brookgreen Garden’s collection includes more than 1,400 works by
more than 350 sculptors. It is the largest and most comprehensive collection
of American figurative sculpture in the country, by sculptors who worked from
the early 19th century to the present.
Brookgreen is rich with evidence of the rice plantations of the 1800s and the
Gullah culture. It is also home to the Lowcountry Zoo, the only Association
of Zoos and Aquariums-accredited zoo on the Carolina coast.
You may explore this extraordinary area through daily programs, walking the
Lowcountry Trail and traveling by boat or overland vehicle deep into the preserve
from March - November. Open 9:30 a.m. to 5 p.m. daily. Closed Christmas Day.
Brookgreen Gardens is located along Ocean Hwy 17 S. between Pawleys Island
and Murrells Inlet, 18 miles south of Myrtle Beach. 1931 Brookgreen Dr., Murrells
Atalaya
Designed as a working artist’s residence, Atalaya was used as a winter home
by the founders of Brookgreen Gardens. Today it is the site of a popular arts
and crafts festival each September. Inspired by Spanish Moorish architecture
and now a National Historic Landmark located within Huntington Beach
State Park near Murrells Inlet, this historic home is open year round.
Libraries
Love of reading has been an essential part of
Georgetown County since Plantation owners and
the Winyah Indigo Society compiled extensive
libraries more than 100 years ago. In 1908, the
Society offered its handsome building for use as
a subscription library that eventually became
the Georgetown Public Library.
The Georgetown County Public Library
System has four locations. Service from library
headquarters in Georgetown is extended to the
entire county through regular visits of a modern
bookmobile. In 2007, the Georgetown County
Public Library System became the first institution
in South Carolina to receive a national medal
for community service provided by museums
and libraries. This award was presented in the
White House in Washington, D.C.
Friends of the Georgetown County Library
actively support the library system, which
reflects the continuing growth of the community’s
awareness of the library services’ value.
To receive a library card, applicants must complete
a registration card and present proper identification
showing the applicant’s name and local address.
