Typically, on sites like Zillow, Trulia, and Realtor.com, the more photos
you have, the higher your home ranks. The higher your ranking, the
more potential buyers see your home. Having only # of photos that are
in MLS is a red flag.

Every house has features that make it unique. Some houses have so
many upgrades and features that it’s impossible to list them in the
description. When your agent includes a document attachment in ther
Multiple Listing Service outlining all the special care you’ve put into your
brochure, a buyer agent will be able to effectively point out these
features during the showing

The majority of home buyers start their home search online. When I
researched your address on all sites including Multiple Listing Service
and YouTube there wasn’t ONE video giving people a feel of the layout.

In order to compete with other properties, your agent needs to be aware
of the commission that is being offered to buyer agents in your area.
Setting and equitable commission is key in marketing strategy.

It’s not always a big deal, but sometimes it’s worth labeling the pictures
with the benefits in each room. I did not see that in your listing.

Agents who pay Zillow the most to get buyer leads may not always have
your best interests in mind. Having a separate landing page with your
agent’s contact information will ensure that potential buyers can reach
your listing agent to find out more about your home.

Out of state buyers want to have as much info as possible to make a
good decision. A floor plan will give the buyer a feel of the layout I
suggest the next time you go on the market, have a floor plan of the
house. (something that we can help you provide at our expense.)

Facebook can be an effective marketing tool, but when I looked on
Facebook, I didn’t see any signs of your property being marketed to a
targeted audience.

Typically, when people search on sites like Zillow, they are look in
increments of $25k or $50k. If you plan to ask $405,000 your home, you
have a better chance of getting that number if you were to price it at
$400k. Reason being a potential buyer that is looking from $350k-$400k
will see your home on their search. A buyer with a budget of $400k and
their to $450k, will see your home as the best price with the most
benefits. TWO markets at ONE price!

WORDS MATTER. For example words like “Luxurious, Captivating,
Landscaped, Remodel, Beautiful” are words that time after time show up
in well performing home listings. It’s important that the description of
your property is well thought out.
