STIPULATED
AGREEMENT
At the start of every trial, the judge
asks everyone to meet and confer
to discuss a resolution in the form
of a Stipulated Agreement. The
majority of cases get resolved
through a stipulated agreement.
A stipulated agreement is an
agreement between the landlord
and the tenant, consisting of
specific terms. These terms are
reviewed by the judge and made
into a court order in which both
parties are required to comply. A
typical Stipulated Agreement will
contain a specific date in which
the tenants will either “pay and
stay” or move out along with a
payment plan in exchange for the
case either getting dismissed or
the masking of the eviction case
being continued.
