We often achieve results in excess of the expected selling price for vendors.
Contrary to popular belief, it’s not luck.
In the old days there was just one computer (if any) in a real estate office and all
the agents used to share it. No one had mobile phones, all advertising was by way
of signboard, fliers and the newspaper. How do you think a campaign like this
would go these days? Without the internet, not so well I think.
Hot tip #1 - Competition drives
great results
In real estate, competition drives great
results. So how do you create competition?
There are three essential components:
1. Firstly you need to reach your market.
In terms of reach, times have changed
considerably. Agents who are only using
the traditional means of communication
are going to have a tiny reach compared
to those who embrace the entire spectrum.
In order to reach as many people as
possible it is essential that no stone is
left unturned. Every possible avenue of
communication needs to be attended
to from fliers to email to social media to
picking up the good old phone. The good
news is with digital communication the
cost of reaching a large audience has
come down considerably.
2. Once reach has been achieved you
then need to attract your target market
to your property. This is where great
photography, scripts, photo selection
and video all come into play. Not only
must all of these components be in sync,
they must also strike the right chord with
your target market.
3. The third essential component is
ensuring there is a forum for the buyers
to compete. Auction, tender, deadline
treaty and multiple interest scenarios can
all be incredibly effective in this respect.
Choice of method is affected by three
variables - the stage we are at in the
property market, what type of property
you have and what the motivation to sell
is. In this phase an intuitive agent who
revels in the art of negotiation is worth
their weight in gold.
Hot tip #2 - Success leaves clues
By studying other successful campaigns
it’s possible to see what works. Identify
the most successful agent or agents who
operate in your location and ask them to
tell you about a couple of campaigns they
have run on properties similar to yours.
Hot tip #3 - Choose an agent
capable of delivering
Exceptional agents leave a trail of
exceptional results. Only by choosing
the best agent possible will you know for
sure that you have achieved the absolute
maximum price possible for your home.
You have one chance to get it right.
So take your time and choose wisely.
Top 6 tips on choosing an
agent capable of delivering
1. Ensure the agent knows how to
maximize attraction with wise photo
selection and enticing but authentic
scripts. The marketing is what draws
people to your home and what they
look at when they leave your home
i.e. when they are setting their budget!
Ask for samples of the agent’s previous
work. This is vital so please ensure
the agent has high standards
in this department.
2. Ask them about their recent sales history.
3. Take a look at their social media
and on-line presence, especially their
Facebook page, Instagram feed and
YouTube channel. A great agent will
utilise all forms of marketing especially
digital formats and social media – this is
where the buyers are located these days.
4. Ask them what their policy is on
working with other agents. Look for
an agent that utilizes all networks
available to them. A good agent with
great networks and connections will
increase your reach dramatically.
5. Ask them what technology they
use to promote your home to buyers.
Top agents are now using digital
technology to take names at open
homes and email each viewer a photo
of your home immediately upon
leaving. Often people are viewing half
a dozen or more homes a weekend.
This technology ensures your home
will be top of their mind when they
are reflecting on the properties they
have viewed at the end of the day.
6. A great agent will be an exceptional
negotiator and an outstanding
communicator. Check their
testimonials and ask around.

We typically run a three phase campaign,
though we usually sell in the first or second stages.
Phase one

‘SETTING THE
GOAL POSTS’
This phase of the campaign is designed to create interest before
officially launching. We do this by sending images to our database,
facebook & Instagram prior to launching on the major websites.
This stage involves an official launch to the major websites
(TradeMe, realestate.co.nz and our own website) and social
media pages (Facebook & Instagram) with a ‘no price’ campaign.
A no price campaign allows us to draw interest out of the market
without running the risk of either over-pricing or under-pricing.
When the market was hotter we recommended auction in this phase.
Now the market is more settled and there are less cash buyers we
are finding a ‘by negotiation’ or ‘set sale date’ approach tends to
be more effective. The advantage of these methods over auction are:
• Buyers are able to make offers subject to conditions so
it’s easier and less expensive for them to make an offer
• Both cash buyers and conditional buyers can make offers
so it’s more conducive to generating competition
• The better buyer can’t see how low the other buyers
are as the offers are confidential
If a result hasn’t been achieved in the first two phases we set the
goal posts with a priced campaign – in other words we tell people
where they need to be so they know what they are aiming for. Then
we give the buyers time and space to come out of the woodwork.
Set sale date
or by negotiation?
The beauty of ‘set sale date/deadline treaty’ is that it allows you to
have a clear picture of the market before you need to make a decision.
The beauty of ‘by negotiation’ is that buyers are more likely to make
an offer immediately, ie there is less chance of them cooling off.
*note that a ‘set sale date’ can be set at any point of time
in a ‘by negotiation’ campaign.
