Spacemaker was founded in the UAE in 1990 the business has

grown to become one of the highest quality modular building

construction suppliers in the Middle East.

A turnkey solution provider, able to deliver prefabricated modular

building solutions without having to rely on third party providers

or sub-contractors.

All the engineering necessary is provided by our in-house team

and we thrive on providing solutions to complex scenarios.

Whatever the project and however remote, we can provide,

design, manufacturing, logistics, installation, and maintenance.

Our innovation strategy ensures creative solutions and the newest

of technologies are considered for every project.

Supported by our sister company Byrne Equipment Rental one of

the largest plant and equipment rental companies in the Middle

East. With 15 operational bases, covering the UAE, KSA, Kuwait,

Qatar, Oman and Bahrain, with a fleet of over 10,000 items of

plant and a team of over 800 people.

Byrne Equipment Rental’s product range is built upon a successful

‘one stop shop’ model approach, satisfying all equipment rental

requirements across multiple industries. The rental fleet is

constantly updated to carry the latest brands of equipment and

technology, enabling operational efficiency through equipment

rental and lease solutions.

ISO Certification

Recognising the hazards present in our industry, we take every

practical step to provide and maintain a safe and healthy work

environment for all employees, subcontractors and visitors who

may be affected by or come into contact with a Spacemaker

project.

Spacemaker has developed purpose-designed containerised

housing solutions suitable for accommodation, kitchen and dining

facilities, workshops, recreation areas, satellite offices, ablution

and latrines, command centres, laundries and security checkpoints.

We can also build units to support offshore requirements.

Technical Info

Case Study

Project – Hail Island

The combination of good quality, globally sourced materials and

innovative architectural design results in visually appealing and

comfortable accommodation despite the modular layout of the

build.

Technical sizes range from 7m (23 ft), 9.6m (31 ft), 1m (22 ft) and

12m (40 ft) with widths ranging from 2.4m (8 ft), 3m (10 ft) and

3.6m (12 ft) respectfully.

During an oil and gas camp expansion project at Hail Island in

Abu Dhabi, we provided a complete turnkey solutions including

not only EcoSpace accommodation but also oilfield standard

buildings, facilities management, power generation and water

management which allowed our client to focus on their main

EPC contract.

Through an alliance with a reputable life support services

company, we ensured a smooth changeover from the camp’s

earlier occupants to the new residents without any disruptions.

Some of our other services provided included catering,

housekeeping, laundry, on-call/on-site STP, RO and building

maintenance.

The structure of the unit will be a reconditioned used shipping container

modified internally by Spacemaker. The external walls & roof of the container

will be cleaned, Primed & painted with Grey epoxy paint. Berger Paint

18mm thick Fibre Cement Board. Make: Ask-KSA

The internal floor finish will be 2.0mm thick PVC vinyl sheet with heat welded

joints, fixed to the cement fiber board floor. Make: Wonderfloor-India or eq.

The floor finish is white marine quality fiberglass resin with chopped strand

matting reinforcement, applied by roller onto the Cement Fiber board deck &

turned up walls 100mm. floor drains are fitted as required.

The studs are 0.75mm cold rolled G550 grade, Z275high tensile galvanized

steel 50mm x 30mm studs set at 610mm C/C vertically and 1200mm

horizontally.

The internal faces in dry areas are lined with 12.5 mm thick FR gypsum

plasterboard sheeting screwed directly to the steel studding with all joints lined

with pvc joint strips. In wet areas 12.5mm moisture resistant plasterboard is

used.

The internal faces in dry rooms are finished with one coat of high opacity vinyl

matt emulsion, In wet rooms the finish is washable eggshell paint. Standard

Spacemaker colours are Ral 9003 & 1015.

Wall insulation: 50mm thick rockwool insulation 30kg/m3 density placed

between studs.

The Unit will require a structural ceiling comprising of 89mm x 41mm x

0.75mm thick sections, screwed together to form a structural ceiling frame.

The ceiling, set at 2.34m, is 12.5mm FR or FR/MR. Gypsum plasterboard,

Finished with one coat of primer and one coat of Hi Build soft textured paint

based on an acrylic copolymer resin emulsion which results in a soft rippled

texture. Standard Spacemaker colour is Ral 9003

Roof/Ceiling insulation: 50mm thick Rockwool insulation 30kg/m3 density

placed between trusses or battens.

Electrical supply is single phase 230V, 50Hz as per req. panel board with

ELCB incomer & MCB outgoings. Brand: HAGER or eq. Distribution board has

been designed based on generator incoming power. Each unit will have

external quick connect socket.

Surface mounted 2 x 36 watt twin tube luminare with diffuser by Frater (Spain).

24W CFL lamp surface mounted humidity proof downlight with Die cast

Aluminium body by ADL (Spain)

A waterproof bulkhead 11W CFL lamp fitting by SKT China, is located over

external door.

All wiring is concealed in the walls and ceiling and terminates at a suitably

located Main Distribution consumer panel.

the right to improve our specifications as and when required to meet our

In the event that changes are instructed on site to our operatives during the

erection process, a confirmation of verbal instructions (CVI) notice will be

issued by our designated Site Manager. In the event that such CVI's remain

unanswered for a period of 7 days, it is agreed between ourselves that the

change was instructed and this may incur costs. Any additional costs

associated with the CVI will then be added to the final account that will require

With the exception of any particular terms mentioned above, should any

dispute arise between ourselves, the terms of our appointment shall be

governed by FIDIC 1999 Minor Works Agreement.
