Now that winter is offi cially over and<br />
the sun is making regular appearances<br />
again, the real estate industry is<br />
beginning to prepare for its peak season – spring<br />
time!<br />
If you have decided to put your home on the<br />
market, there are plenty of things you can do<br />
to prepare for the spring property season that<br />
will also give your home plenty of appeal to<br />
prospective buyers.<br />
David Brewer from Force <strong>Real</strong> <strong>Estate</strong> says one<br />
of the most important things to remember when<br />
selling your home is that you never get a second<br />
chance at a fi rst impression.<br />
“Th e property needs to look good from the<br />
street, up the footpath, on the front porch,<br />
throughout the house and even in the shed,” says<br />
David. “You want to give the impression of a well<br />
cared for home so buyers feel this home is quality<br />
all the way through, not just on the surface.”<br />
Th e other thing to remember is the fi rst three<br />
weeks your property is listed will be the busiest.<br />
“You’ll never have more activity on the home<br />
than in the fi rst three to four weeks of the listing,”<br />
David explains. “Th e reason for this is simple<br />
– there are buyers who have seen everything<br />
available and for one reason or another haven’t<br />
bought.”<br />
“Th ey are just waiting for something new to<br />
come on the market.”<br />
Th is is where your spring preparation can<br />
give your home the edge it needs to sell for a<br />
good price.<br />
Start with your garden which is the area most<br />
likely to be needing attention aft er winter and<br />
cut back trees, mow the lawn, clean out gutters<br />
and get the area looking fresh and tidy. It may<br />
even help to plant a little colour in your garden<br />
beds to brighten up dull areas.<br />
If you have a pool, treat it with the necessary<br />
chemicals and give it a good clean to ensure it<br />
is sparkling blue again. Bring out your poolside<br />
furniture and outdoor tables which you may<br />
have put away for winter and this gives potential<br />
buyers the feeling that life is good at this<br />
property!<br />
Jarrad O’Rourke from O’Rourke <strong>Real</strong> <strong>Estate</strong><br />
says preparing the outside of homes is just as<br />
important as the inside.<br />
“Simple things like cleaning the rain and<br />
grime off windows has a double eff ect as it lets<br />
more light into the home whilst allowing buyers<br />
a lovely view of the pool or garden,” says Jarrad.<br />
Of course, there is just as much to do inside<br />
as there is outside and one of the most eff ective<br />
methods of refreshing a house is to give it a coat<br />
of paint. It doesn’t need to be the entire home, just<br />
the rooms that are looking a little dull or grubby.<br />

‘de-cluttering’ of the house and although it is still<br />
your home, this is an important job to carry out<br />
before listing it on the market.<br />
“Try to keep the amount of personal eff ects<br />
to a minimum to allow the prospective buyer the<br />
opportunity to see their own things in the home,”<br />
explains Tony. “Also, if you have too many things<br />
stored in your home, the rooms will look smaller.”<br />
Of course, there are always a million odd jobs<br />
to complete following winter and these tasks<br />
should be prioritised if you are selling your house.<br />
Tony says, “Any evidence of water leaks,<br />
broken appliances or general disrepair indicates<br />
to the buyer that the home has not been well<br />
maintained, which will be their bargaining chip<br />
for price reduction.”<br />
So, if you have decided to make the most of<br />
property’s peak season and plan to list your home<br />
in spring, make sure you carry out these simple<br />
