Homeowners ask me if they should purchase
or renew a home warranty contract. I know
that home warranties 90% of the time are a
waste of money but I respond with the question,
“have you taken the time to read what you are
or are not getting – in other words, the terms and
conditions?”
The following are common phrases in these contracts:
1. In no event will company liability exceed your annual
benefit amount per contract item for access, diagnosis,
repair or replacement.
2. We reserve the right to offer cash back in lieu of repair or
replacement in the amount of company actual cost.
3. Your property is not eligible if you are aware of any preexisting
conditions, defects or deficiency.
4. A “service fee” of $85 is charged at every technician visit.
5. Additional exclusions apply.
6. Disputes resolved by arbitration without class action or
jury trial.
These plans typically do not include maintenance, which
prevents breakdowns and reduces utility bills. In summary, skip
home warranties and opt for annual preventative maintenance
on your plumbing, heating, cooling and electrical systems such
as through our Anthony Service Agreement Program (A.S.A.P.).

Minimally Invasive
Sewer Line Replacement
Pipe bursting is a trenchless
technology, which means it
avoids digging a trench down
to the sewer line along the entire
length of the sewer, limiting the
excavation and construction that disrupts
homeowners and their yards.
The grey cone
breaks the tan
pipe as it is pulled
through, and the
new black pipe
follows.
A camera is first run through the sewer
pipe to inspect it. A new pipe is then
aligned to fit within the existing pipe bed.
A bursting machine is placed in a hole at
one end of the sewer then it pulls the new
pipe through the existing pipe, bursting
the old pipe in the process, leaving the new pipe in its place.
Our sewer specialists are highly trained in this new pipe
bursting technology; we can help determine if pipe bursting is
a good sewer replacement option for you. We are committed
to providing you with the most convenient and longest lasting
repair possible, guaranteed.

Is That Artwork or an AC Unit?
It’s a Mini-Split, and It’s Both!
Are you struggling to keep certain rooms as
cool as other rooms in your home? Have you
been told there is no way to get enough air to
properly cool the room? Well, there is a solution;
ductless mini-splits are heating and cooling
systems that allow you to control the temperatures
in individual rooms or spaces. They are a
good choice for rooms like enclosed
porches that are on a concrete slab
and have no basement below them.
A ductless heat pump or air
conditioner typically consists of a
wall-mounted indoor unit combined
with an outside unit. The indoor unit
can be ceiling mounted, wall mounted,
baseboard mounted or even deliver air
through a picture frame! These are super
quiet and utilize a remote controlled thermostat. The outdoor
unit discharges air horizontally and they can
be installed away from the home.

The average person spends one
hour and 42 minutes each week,
or almost 4 days per year on the
toilet. Knowing we spend much
of our time daily on our “personal
throne,” it should be no surprise
that toilet manufacturers have
started to take your comfort into

height,” “right height” or “ADA height” toilets feature bowls that
are 17 to 19 inches high, as compared to the standard 15 inches.
With the additional 2 – 4 inches in height, most

Carrier Products Recalled
Heat pumps aren’t supposed to create heat by catching on fire.
That’s why Carrier recalled about 5,800 heat pumps sold in the
U.S. and Canada under the Carrier and Bryant brands.
The exact problem, as stated in the U.S. Consumer Product
Safety Commission recall notice: “The fan motor on the heat
pumps can fail, causing units to overheat, posing a fire hazard.”
The recall covers Carrier and Bryant 1.5-ton multi-zone, 4-ton
multi-zone and 4-ton single zone heat pump outdoor units, all
of which are used for both cooling and heating. The model
numbers of the Carrier-branded units are 38MGQC18---3,
38MGQF48---3 and 38MBQB48---3. The model numbers of the
Bryant units are 538TEQ018RCMA, 538TEQ048RFMA and
538REQ048RBMA. Anthony PHCE
did not install any of these units.

Drain vs. Main
You often ask us “what’s
the difference between
a drain line and a
main line?” Your main
line is your sewer pipe
that runs from your
house to the larger
sewer pipe that collects
neighborhood sewage.
Drain pipes from your
toilets, sinks, showers
and tubs connect to
your main line.
There are a few things that can identify whether you’re having
an issue with your main line or a drain line. Backups at the
lowest point in your home, gurgling sounds from your pipes, or
sewage backup indicates the clog is in your sewer main line.
One of the most common reasons for a main line to clog is tree
roots which grow into the pipe impeding the flow of water and
sewage. Older pipes in homes built before 1950 are subject to
years of ground movement and debris. A camera inspection by

If you rely on a cooling system that uses
R22 refrigerant, you may be in for a
surprise on your next service visit. As of
January 1, production and import of R22
refrigerant is illegal in the United States. Of
course, continued use of your air conditioner
or heat pump system using R22 refrigerant is
allowed. However, it does mean that if it needs a repair that
involves refrigerant, you may have to decide between a hefty
refrigerant bill and a system replacement.
Option #1: Repair
Even though repair may sound like a
cheaper fix, the price of R22 refrigerant
is subject to shrinking supply. As supply
becomes limited, the price of this
refrigerant will most likely see significant
increases. You may end up paying more
for a repair that requires R22 refrigerant
than a down payment on a new system.
Option #2: Replace
R-22 Impact on Your Pocketbook
At some point, you will need to replace your leaking system.
Consider purchasing an air conditioner on your schedule,
without the urgency of a breakdown that causes you to live in
a hot house. Today’s systems are more efficient and will save
you on energy bills. Financing and rebates are available, too.
Whether you repair or replace, yearly maintenance is advised
to keep your warranties in effect and to keep your system

Plumber Shane Saves the Day During the
Big Game in Miami
David N. of Liberty called Anthony
PHCE about his water heater leak
on the day of the big football game,
and Plumber Shane arrived during
the 4th quarter of the game.
“I didn’t think Shane would get here
