StoneCreek Partners was co‐founded and is led by Donald Bredberg,

who brings 30+ years as a project analyst, master planner, developer, and property manager.

HIS EXPERIENCE HAS INCLUDED:

• KPMG Peat Marwick and Laventhol & Horwath – Bredberg began his professional career with Laventhol & Horwath and subsequently with

KPMG Peat Marwick, where he was involved with feasibility, due diligence, and operations consulting matters for an array of properties,

projects and portfolios.

• Phillips Brandt Reddick (PBR) –at PBR, with co‐founder William Masterson, Bredberg formed the project analysis and development group of

this renown property master planning company. While with PBR, Bredberg supported client planning and development projects throughout the

U.S. and western Europe. PBR’s specialty was large‐scale land planning for projects such as the new town anchored by Paris Disneyland.

• The Irvine Company – Bredberg’s tenure with The Irvine Company occurred as shareholder Donald Bren effected a leveraged buy‐out of this

$10 billion+ master developer headquartered in Orange County, California. Bredberg directed corporate (portfolio) financial planning focused

on feasibility, asset management, and portfolio (forward) financing requirements.

• Newfield Enterprises International (NEI) –the family office of the His Excellencies Abdulaziz, Khalid, and Waleed Al‐Ibrahim, overseeing the

family’s Al Anwae, Al Tameer, and MBC (now Middle East Broadcasting) trading establishments. Bredberg helmed NEI’s $2 billion+ property

investment portfolio, directing acquisitions, facilities and asset management, and project development. Was a co‐founder at the time, of the

Hotel Asset Managers Association.

• NBCUniversal, Parks and Resorts – Bredberg led asset management and development for the Universal Studios CityWalk roll‐out program,

which including CityWalk’s in Hollywood, Orlando, and Osaka, and potential CityWalk locations in the U.S. and worldwide. His work included

new venue concepting and strategic partnering among Universal Studios (and parent company) operating companies, and third‐party

organizations worldwide.

Pioneered by Donald Bredberg while leading “location‐based entertainment” at Universal

Studios, trip motivation in out‐of‐home consumer behavior is an essential aspect of planning

retail‐entertainment facilities.

StoneCreek typically recommends as a first step in any retail or entertainment assignment,

to review the “trip motivation” of end users –the customer, shopper, guest, or patron ‐ of

the facility. And as well, to evaluate the competitive position of each facility against such

end‐user trip motivations.

“Trip motivation” is simply … what is the reason for a particular person or group to leave

their home or hotel room, to take part in an out‐of‐home experience? And we’d note that

not all out‐of‐home experiences are leisure‐time or as individuals or small groups of friends

… some are corporate, travel, and larger group oriented.

Placemaking “means and methods” are a vital aspect of planning and design, even facility

operations, as a way to meet customer expectations.

Placemaking is an approach to creating, operating, and

monetizing gathering places –whether private or public –an

approach that seeks to optimize the communal and personal

enjoyment of these spaces.

• Great streets

• Retail shopping boulevards

• Shopping malls

• Retail and restaurant venues

• Work spaces

• Mixed‐use retail podiums

• Master‐planned communities

• Town centers and main streets

• Sports stadiums and arenas

• Public parks and plazas

• Other destination places

Developers have found that attention to the details of

placemaking brings in greater footfalls and lengthens the time

people linger at a place. This increased human activity can be

monetized with a little attention to the financial aspects of

placemaking.

An essential aspect of placemaking is design for sensory (visual,

aural, smell, taste, even touch) cues that encourage and then

facilitate guest movement (circulation) to the “next place” in the

Project –a popular notion among tenants of a Project.

Some sensory experiences are multi‐faceted … water features are

particularly engaging since they can potentially involve all five

senses. Yes, even taste since fountains, waterfalls, and the like

that create a spray, mist, or humidity, provide a feeling that one

can almost taste the water that is about. The smell of cookies

and other baked goods, of grilled meats and vegetables, can also

lead a person to a multi‐faceted sensory experience. A retailer's

logo (such as Apple Computers) has an emotional resonance that

can draw a shopper along a retail path. A concert, even a

vocalist with a minimalist keyboard backup, can provide a musical

tease to draw shoppers along a retail path.

A show fountain installed at the

Project, providing special visual effects

on an hourly basis, particularly keen

at night when combined with lighting

effects.

As a placemaking strategy for this major retail‐entertainment facility, SCP’s creative unit created an interactive fountain

concept for Gordon Group Holdings that was taken on by a 3 rd ‐party through design development and installed at the facility.

Sometimes our work begins with

strategic marketing considerations

that may play a part in facility

naming, features, design tenant

mix, and amenities; sometimes

including materials, way‐finding

and environmental graphics.

What’s the Big Idea?

While it is more common with themed entertainment and retail‐entertainment venues and stores, it is

sometimes helpful to push the umbrella brand exploration to the point of defining the “big idea” for a

facility or place.

A “big idea” is the organizing scheme, an idea for why the place should exist for consumers that is hugely

compelling and perhaps even emotionally resonating. When facilities are right‐fitted to their market

opportunity with just the right big idea, successful operations usually follow.

A useful exercise can be an

exploration of a “brand umbrella”

grid for a facility, whether it is tobe‐built

or an existing venue. A

brand umbrella grid seeks to define

what a facility should be in the

minds of shoppers, guests, and

patrons. An example from a

recent project involvement is

shown left.

We focus on end users – including

the tenants that will reside within a

facility. Even the event promoters

and consumer product companies

that will seek to introduce their

brands at a shopping center’s mall

courts, plazas, and parking lots.
