A1. DESIGN CRITERIA & PROJECT GOALS

Located within MARAKEZ’s flagship mixed-use development:

Central West, AEON is the first project of

its kind in Sheikh Zayed and 6th of October. The construction

of West Cairo’s first luxury high-rise residential

buildings - AEON TOWERS is ahead of schedule.

These are the first towers in any of Egypt’s new

urban communities. The substructure work of the

two-story underground parking garage of the towers’

has been completed.

AEON Towers are three 72-meter high-rise residential

developments located within AEON which reflects

the ethos and aesthetic of world-renowned architect

Machado Silvetti which aims to deliver a unique living

experience. Machado Silvetti is an award-winning

globally renowned architecture and urban planning

firm famous for its integration of the location’s culture

and character into its design.


The main challenge we thought we could face was

being the first to introduce towers to any of Egypt’s

New Urban Communities. To overcome the challenges

posed by the diversity of the project area program

and its inherent complexities, we have integrated at a

very early stage the Mechanical, Electrical, Plumbing

and Fire Protection system designs into the Architectural

layouts and facades, Civil and Infrastructure

designs.

- Starting prices ranging from around 29,000 to

52,000 EGP/ sqm

- Investors considering rental returns and an increase

in value due to the project’s proximity to the mall and

the added value of the surrounding facilities including

the various universities, hospitals, and most important

the mall located at a walking distance.

Strategically located on a main square in the heart

of West Cairo in the midst of services, entertainment

spots and important highways. AEON Towers are

part of the 21-acre residential project – AEON which

is located within Central West, MARAKEZ’s premier

mixed-use development which includes Mall of Arabia,

one of Egypt’s favorite shopping festival. This

prime location connects homeowners along with

mall visitors to the rhythm of the urban scene.

The 21-acre residential development

AEON Towers residences offer a mature design aesthetic,

creating elegant open-plan living spaces and

floor-to-ceiling windows that make the most of the

panoramic views.

AEON Towers is comprised of a total of 389 residential

units in 59 different unit configurations, ranging

from 50 square meter studio apartments to 650+

square meter penthouses, above a 2 floor underground

parking structure to accommodate over 450

vehicles, in addition to Mechanical and Electrical

plant spaces. The South Tower have reached the

13th as of August 2020.

High-rise buildings present several unique challenges

not found in traditional low-rise buildings; longer

egress times and distance, evacuation strategies,

fire department accessibility, smoke movement and

fire control. AEON Towers have included all necessary

measures to establish fire safety precautions,

prevent any escalation, and contain any issue.

To protect the lives and property of the multitudes of

people who daily use these facilities, it is essential

that high-rise security and fire life safety programs

be well planned and executed.

Multiple power redundancy features, including feeding

of the Project site through two main sources from

the electrical authorities, a backup power generator

for feeding life safety equipment in all public spaces

in the event of an emergency outage, and batteries

as a backup source for security systems. All systems

are controlled through a building management system

(BMS) to minimize energy consumption whilst

providing full monitoring services for all Mechanical

and Electrical systems.
