Five Building Code 

insights for additions and remodels

As we enter into fall of 2020 the close of the year is swiftly coming upon us and at the beginning of next 

year new opportunities for building will begin. 

January 1, 2020 the State of California adopted the 2019 California Residential 

Code. The Residential Code contains several useful figures and tables that enable 

the savvy builder to meet basic framing code requirements that conform to 

Conventional Construction. 

Let’s say you’re one of the many homeowner’s whose been contemplating adding 

a second story over your existing garage in order to create a rental space, be it a 

studio apartment, an Accessory Dwelling Unit, or an extra space to rent on Airbnb. 

The 2019 CRC gives you a quick reference to check your existing garage structural 

adequacy. Let’s say you’d like to know if your existing studs can support a second 

story. Table R602.3(5) shows that for bearing walls, the maximum spacing for 

2x4 studs supporting one floor, plus a roof-ceiling assembly or a habitable attic 

assembly is 16 inches center to center. If the current studs in your garage are 2x4 

and are currently spaced at 16 inches center to center, your existing walls may 

meet the code requirement to support a second story addition.

Next, as a homeowner you want to know what size floor joist you need to span 

your existing garage. The Residential Code provides rafter and joist span tables. 

These tables enable one to quickly check for the proper floor joist size and spacing. 

Floor joist span tables start at Table R502.3.1(1) and give the maximum floor joist 

spans for 2x6, 2x8, 2x10 and 2x12 common lumber species. Once you find out 

what size floor joist you need, you can put together a rough cost on the material 

required to get the job done. 

The California residential code shows standard conventional construction framing 

details, for example, Figure R602.3(1) shows Typical wall, floor and roof framing 

while Figure R602.3(2)shows typical items like corner and partition post details, 

anchor bolts and how to frame a window opening. 

Another common reference the residential code gives is a diagram for the 

maximum size hole that may be cut in a wall stud or joist. Figure R602.6(1) shows 

Notching and bored hole limitations for exterior walls and bearing walls. Figure 

R502.8 shows Cutting, Notching and Drilling for floor joists. 

Table R602.3(1) is a Fastening Schedule that provides a list of 39 common 

connections along with the size and number of fasteners to use in connecting 

such items as a rafter to a top plate, or creating a top plate splice or attaching a 

ceiling joist to a parallel rafter. 

A little known fact is the California residential code also contains prescriptive 

requirements for light gauge metal framing for residential structures. The CRC 

is a trove of valuable information for those interested in learning more about 

Conventional Construction methods. 

Allan Hancock College also offers a California Building Code class for those 

interested in learning how to apply the code to building projects. The class is 

typically offered in January and is called Arch 321. Many of the figures and tables 

mentioned in this article may be found using a quick internet search. If you’re
