Marketing success is a mix of science (tools, technology, best practices) and the art (the heart of why

Repairs and upgrades – We will review together a list items that

you need or want to fix in your home. Should any repairs or

improvements be necessary, we will provide you with a list of

trusted vendors with whom we’ve successfully worked with on

previous properties.

Cleaning - We want your home to have the most curb-appeal

and make a good first impression to potential buyers. We will

help you get your home ready to show, and can provide you

with trusted vendors for specialized home cleaning.

Pre-Inspection – We strongly encourage having the major

systems in your home inspected to reduce your risk of

any surprise repairs needed. This will allow negotiations

with a potential buyer to proceed smoother.

Pre-list Marketing Activities:

Photography and Videography – One of our fine photographer

partners will be scheduled for a photoshoot of both the interior

and exterior of your property. They may scan your property to

provide measurements, as well as create an incredible 3D tour

of your home. A personalized website will showcase these

outstanding marketing tools.

Sign display – Our professional sign vendor will visit your home

to display one of our quality signs on your property. The rider

will read “Coming Soon” to peak interest in your neighborhood.

An electronic lockbox will also be installed to ensure security

and safety of your home.



Brochures – A beautiful full-color brochure will be expertly

designed and produced to advertise your home. These

brochures will be placed both inside your property, as well as

outside on the sign for interested buyers.

Social Media – Your home will be promoted as an upcoming

listing on The Schmidt Team social media accounts, including

Facebook and Instagram.

On the Market Sales Plan:

Multiple Listing Service (MLS) – Your home is submitted to the Metrolist service database, giving your

home exposure to over 15,000 Realtors across the Denver Metro and surrounding areas and counties.

Online – Your property will be promoted on the following websites:


Realtor.com – The nation’s largest real estate website for national exposure

REColorado.com – Premier regional real estate database focused on buyers

MyMLS.com – Premier regional real estate database focused on agents

Homesnap, Trulia, MLS, Zillow, Redfin, and dozens more local and national real estate websites

Networking – Your home is introduced at weekly marketing meetings to approximately 150 area

Realtors, their brokerage, and their clients. We also contact agents and clients in your property’s area,

potentially showing your home to 1000s of potential buyers.

Personalized website - Your property will be showcased on its

own website, providing agents and potential buyers with the 3D

tour, gallery of images, and marketing information. This website

will be shared with clients, agents, and prospective buyers.

Social Networking – We promote your property on mainstream

social media sites including Facebook, Instagram and YouTube,

as well as creating targeting social advertising with a potential

reach of 5,000 buyers.



As-Needed Sales and Marketing:

Open House – With your permission, we will hold your house

open, if possible. Postcards advertising your Open House will

be distributed to our network, and also prospects in your area.

Realtor Community – Active Marketing Postcard Mailings,

phone calls, and contact with area agents.

Brochure distribution – We will deliver printed brochures to a

variety of local communities in your area and throughout Denver

Metro to promote the sale of your property.

Cross-Advertising – Each of our homes for sale is

cross-referenced by our additional print promotions located at

each property for sale by Listings.com.



A Comparative Market Analysis (CMA) is a price opinion that helps us estimate your home’s

market value, and it provides relevant data about properties similar to yours that are currently

active on the market, those listings under contract, and those homes that sold within the last 6

months. The data associated with these comparable listings provides a variety of information on

properties that are in direct competition to your home.

We carefully analyze this data in order to provide you with a realistic price range for listing your

property. We will discuss both pricing strategy and marketing in order to best meet your goals

when deciding on a listing price.

Data associated with the comparable sold, active, and under contract home listings includes

many factors we will use in our evaluation:

List and Sold prices

Days on Market (DOM)

Absorption Rate (how much supply exists to meet current demand)

Location and neighborhood

Square footage

Bedrooms and Bathrooms

Number and type of rooms

Finishes and upgrades

Car storage

Condition of property

Views and privacy

Lot and yard size

Showings By Appointment Only

Any licensed real estate agents wishing to show your home must set up electronic appointments which

register the agent’s name, and time and date of showing, and we will have an electronic lockbox on the

property which logs each showing. The showing details will be set up based on your specific

instructions and preferences. Showing instructions will be discussed and outlined at the time we list

your property. Detailed Covid precautions will be exercised as well.

Showings When You Are Home

We encourage you to not be home during scheduled showings. Both the showing agent and buyer

need time to explore your home and will feel more comfortable discussing its attributes without you

being present. If you are unable to leave, please let the agent show the home without interaction. The

agent knows the buyer’s requirements and can best emphasize the features of your home. Do not

discuss anything concerning the sale or price with the showing agent or buyer, and refer them to us.

Your Safety Matters

Do not, under any circumstances, let anyone - whether a REALTOR or not - into your home without a

set appointment about which you have received notification. Doing so could compromise your safety. If

someone should knock on your door wanting to tour your home, ask them to please leave and call our

office to male an appointment. You may also give them a brochure and my card and ask them to call

me directly. If they are persistant in their request to see your home, please call me immediately.



The current worldwide Covid19 pandemic is having a dramatic and unprecedented impact on the

world, including real estate. Due to the novel nature of the disease, information related to the COVID-19

situation is continuously developing and market conditions are rapidly changing. The COVID-19

situation and the resulting response from federal, state, and local governments can impact the sale of

your property in several ways.

Based on CDC guidelines, COVID-19 can be spread through both person-to-person contact and

contact with contaminated surfaces or objects. Additionally, data suggests that many confirmed

COVID-19 cases may have moderate to no symptoms but still be highly contagious. The inherent

nature of many aspects of a real estate transaction (e.g., viewing a property, inspections, walk-through,

etc.) may require contact with people involved in the transaction or contact with surfaces or objects

that were previously contacted by someone else. Additionally, people that fall into an “at-risk” category

have a significantly higher risk of serious illness caused by COVID-19.

Sellers looking to sell property during this COVID-19 pandemic should assume that every buyer that

visits their property is infected with COVID-19. As such, sellers are encouraged to take every

precaution as prescribed by global, federal, state, and local governments and health organizations to

protect themselves, their families, and the public. Such precautions include, but are not limited to:

• Do NOT allow showings of your property if someone occupying the property has tested positive for

COVID-19, exhibits COVID-19 symptoms, or has been in close contact with a person diagnosed or

suspected of having COVID-19.

• ALWAYS wear masks while in the presence of others at your property.

• Maintain six feet of distance between you and others that visit your property at all times.

• Turn on all lights and open all bedroom doors and open some cabinet and closet doors to minimize

items the buyer or buyer broker may need to touch.

• Leave specific instructions for buyers including, but not limited to: 1) wear masks and gloves at all

times; 2) wash hands when first arriving and again when leaving the property; 3) do not touch anything

in the property.

• Sellers must be careful not to include any requests or instructions that may discriminate based on a

protected class in accordance with Fair Housing laws.

• Seller should thoroughly sanitize and disinfect the property upon reentry and additional showings.
