3 THINGS THAT WILL HAPPEN

Get an accepted offer

They can reject the offer

They sign us back an offer

The deposit will be in a money order or certified cheque from your bank made

out to the listing agents office. This money DOES go towards your downpayment,

it is collateral until you move in and take possession.

This amount is roughly 3-5% of the purchase price.


WE ARE SOLD CONDITIONALLY

Fulfillment timeline is on average 3-5 days depending on our conditions at the time of offer. From firm to closing day, you will firm up on your

rate with your mortgage broker, finalize all documents they will need and the lawyer will transfer all documents into your name for the home.

We always have 2 revisits AFTER we are firm. We recommend using 1 for family/friends and measurements.

LAND TRANSFER FEE - If you

are a first time buyer you will get

a $4000 rebate which will go

towards the fee (Toronto has 2

land transfer taxes).

LAWYER FEE

They vary in fee between lawyers

from $900- $1500 on average

with adjustments added as

required i.e title search fee.

We recommend setting aside

2-3% of the purchase price to

allocate for all closing costs

including moving costs. The

1% fee mortgage lenders want

to see in your account prior to

closing and any minor changes

or renovations you may be doing

i.e painting.

KEYS

Keys will be in the lockbox at the

property or at the lawyers office

for pick up.

The code will be released by

the lawyer usually between

4-6pm, sometimes you will get

them earlier but its a good rule

of thumb to plan for the late

afternoon.
