Eric Robb grew up in upstate New York and took his hospitality and management

skills as a professional chef into Real Estate in 2014. In 2015 he sold $12 million

dollars worth of real estate and helped 48 clients sell or purchase a home.

Hanging his chef’s hat paid off - in 2016 Eric moved into a leadership role as the

buyer team director for one of the largest real estate teams in the country where he

helped double the production in less than a year. After growing his buyer team from

240 transactions to 520 within an 18 month time span, Eric decided to branch out

on his own and form Robb Realty Group.

In early 2017, Robb Realty Group was formed. Since then we have grown to a team

of listing consultants, buyer consultants and experienced support staff who have

established our reputation of integrity.

Eric and his team have continued their success by recently joining the growing,

global network of EXP Realty and through this partnership with EXP the Robb

Realty Group has grown in size, bringing on several new key employees and agents,

to continue to offer their professional real estate services and expertise to their

growing clientele.

MEET THE

ROBB REALTY TEAM

ERIC ROBB | TEAM LEADER

Eric Robb, originally from Buffalo NY is a graduate of

the Culinary Institute of America, Hyde Park, where he

received his Associates in Occupational Studies. After

a successful career as a chef and food service director

in the hospitality industry, Eric made the jump to Real

Estate in 2014 working for Mark Spain Real Estate.

Eric quickly became one of the top producers in the

company and eventually became the Director of Sales

over buyer agents, leading about 30 agents. Eric has

always been entrepreneurial at heart and in 2017 began

his own real estate business with Berkshire Hathaway

and hired an assistant to close over 46 deals his first year

on his own which placed him in the top 2% of agents

worldwide.

In 2018 Eric posted over $12 million dollars in sales landing the coveted

President’s Award with his brokerage. In June 2019 Eric launched his formal

team Robb Realty adding a second assistant and a few buyers agents who will

help Eric produce over $20 Million dollars of Real Estate this year in 2019. He is

an active member of the Atlanta Board of Realtors and the National Association

of Realtors.

Robb Realty Group has over 25 years of customer service experience and

utilize their expertise and perspective to enable sellers and buyers to make

confident, informed decisions on selling or purchasing their dream home. Robb

KATIE HOLMES | ADMINISTRATION | MARKETING | REALTOR

Katie Holmes is a top-producing, award winning real estate agent who has garnered

outstanding sales honors in the industry. Katie earned her Bachelors Degree

in Communication Arts and Design from Virginia Commonwealth University in

Richmond, Virginia, where she spent several years working for the Virginia Lottery

as a Graphic Designer. In 2005 a job relocation for her husband Chuck took her to

San Diego, California where she began her successful career in real estate. Katie

and her husband, who are now empty-nesters, moved to Atlanta over two years ago and enjoy the lifestyle

Atlanta offers in their community of Alpharetta.

In addition to assisting buyers and sellers with their real estate needs, Katie utilizes her experience in

marketing and graphic design in an administrative and marketing role for the Robb Realty Group real estate

team. In her spare time Katie enjoys painting in oils and acrylics and has even had her paintings featured in

several art galleries.

KRISTINE HOOGACKER | TRANSACTION COORDINATOR

Kristine is excited to be joining the Robb Realty Group this year as their

Transaction Coordinator. Eric was her agent back in 2015 as a first time home

buyer, and is pleased to be working alongside him again as she starts her

career in the Real Estate industry. She spent three years doing the accounting

for a real estate appraisal management company, after spending ten years as a

private nanny. Kristine attended Gainesville State College for a few years until

she married her husband, Jay. They share two adorable little boys and enjoy

spending their time at Disney World every chance they get.

JAMIE MCCLURE | INSIDE SALES

Jamie McClure was born and raised in Marietta, GA. She graduated Summa Cum

Laude from Agnes Scott College with a Bachelor’s in English Literature/Creative

Writing and French. She is a proud member of Phi Beta Kappa, Sigma Tau Delta,

and Pi Delta Phi societies. An avid traveler, she spent semesters in Scotland and

France, taught English in South Korea, and has traveled throughout Europe and

Asia. Her favorite destinations include Prague, Florence, and Seoul.

In 2020, real estate called to Jamie to fulfill her wish to connect with people and

to be of service to others. Currently an Internal Sales Agent for Robb Realty Group, she is committed

to building trusting relationships with all of Robb Realty Group’s clients. She is excited to combine her

entrepreneurial spirit and her desire to support her community as an agent, providing excellence and

integrity to every family. Jamie currently still resides in Marietta and spends her free time teaching

English, reading, and writing.

ERROL DANLEY | LEAD AGENT

Errol Danley is a native Atlantan and was born and raised in the metro Atlanta

area. He met the love of his life Joanna in high school youth group and along

with their two kids currently reside in Alpharetta, GA. Errol majored in Real

Estate at Georgia State University where he served as the Vice President of

the Student Government Association and as a founding member of the Lota

Epsilon Chapter of Theta Chi Fraternity. Upon graduating from college, Errol

worked as both a Real Estate agent and an appraiser. He also obtained the

highest level of residential appraiser certification and his Broker license. While his Broker license

qualifies him to supervise agents and run a real estate business, his passion is helping individuals and

families achieve their home ownership goals. In his 16 year real estate career he has worked for some

of the biggest teams in metro Atlanta he now works for Robb Realty Group. In his spare time, Errol

1: How long have you been selling real estate?

Eric Robb full time since 2014, our team members experience varies, but we have over

30 years of combined experience. We’ve handled hundreds of successful transactions from

starter homes to estates. No lawsuits :)

2: What are your qualifications?

Our team is in the top 1% of agents world wide network. We hold ourselves and our team

members to a very high standard.

3: Where do you get your current business, can you prove this?

Marketing, we’re really big on search engines, display networks, inbound phone systems and direct

mail. Warning...if you hear an agent say “referrals” that probably means they don’t spend any

money on marketing. Yes, we can prove it at any time by opening our laptops.

4: Can you give me a list of client references?

Of course, we have references from clients, agents, mortgage brokers title companies, etc.

5: Do you have formal marketing plan?

That’s the whole point of this guide! If your agent doesn’t already have a world-class website

6: What percentage of your clients do you get by discounting your fees?

TOP 5 REASONS

HOMES FAIL TO SELL

1: Lazy Agent

The average agent in Atlanta only sells 3 homes a year. That simply isn’t enough

business to call it “a business.” Other signs of laziness include inaccurate MLS data,

lack of response to other agent communication. For instance, only 11% of phone calls

to agents are answered, do you think that is because 80% of them are only in the

business part-time? It’s likely!

2: Bad Photos and copy

This agent is too lazy to write a description beyond four words. OR even show any

photos of the REMODEL. Isn’t that lazy or what! Less than 40% of homes in Atlanta

are marketed with professional photos. Even luxury homes miss the mark. Poor

photo quality is the number one complaint by buyers and the primary reason they

don’t schedule a showing!

3: Presentation

Marketing and the forces of supply and demand can generate showings for a

property. After the appointment has been set it’s up to the presentation of the

property to encourage the sale. Ranging from full blown disaster homes with

squatters, to sellers who refuse to be reasonable with showing times. Presentation is

critical in selling any asset.

4: Pricing

Some home sellers prefer to price their homes above market value in order to ensure

they don’t sell too low. However, the issue with this is turning off a large portion

of the “in market” buyers who are currently making offers. Psychologically buyers

typically only make offers when they feel another buyer might beat them to the

home of their dreams. Since list prices only slide down with time, many sellers who

“price high” to come down later, wind up with less net.

5: Negotiation Styles

After selling hundreds of homes we’ve seen every negotiation style you can

imagine,from the “authoritarian-intimidator” to the “clueless-first timer” each

negotiation style must be carefully considered. Not only are we negotiating for our

clients, but we’re also using our skills in communication to work through the other

agent and their client. There are often 6 people involved. This is really what we get
