With the ever-rising population index around the world, the need to provide suitable

accommodation to meet this demand can’t be over-emphasized. Hence, the need to

explore the utilization of locally available building materials, which can accommodate all

economic classes, because of its potentiality of being cheap. In developing countries, this

can help in mitigating the housing deficit. It as well as a promise of simpler building

techniques, which will invariably encourage self-built houses, another advantage to

mitigating the housing deficit.

Housing deficit is a major

problem plaguing Nigeria,

amongst other nations in the

world. The need to find a

solution to this problem

becomes imperative, because

the life dependence of people

largely connected to it.

AFFORDABLE HOUSING

Affordability in housing is mostly measured by the cost of the

available houses in relation to the income rate of the potential

subscriber. The margin between the income of the larger percent of

the citizenry and housing cost is so high that the low-income earners

are eliminated from the market by default. The increasingly high cost

of building materials, the inflation rate of the economy, ludicrous

profit demanded by developers and contractors, amongst many

others, are major contributors to the unaffordability of houses in

Nigeria, Bello (2008).

LATERITE CLAY

They are formed from weathered rocks, from the effect

of rainfall and sunshine, majorly found in tropical

regions. Iron, Aluminum, Manganese, and Titanium

oxides are the major constituents of laterite. These

types of bricks are formed from the composition of

lateritic soil clay and clay-sand mixtures with an

aggregate of 60% sand (weight) and 40%clay (weight).

The process of water curing is used in drying it.

less. (Ngowu, 2005). This is a

process where the bricks are

stacked without the use of a

binder (mortar). It is one of

the recent forms of laying

the bricks, from about two

decades ago. The reach of its

application is well over 40

countries around the world,

because of its effectiveness;

economically cheaper, faster

construction period, and

engagement of lower-skilled

labor, amongst others.

DESIGN PROPOSAL

The introduction of the railway system between Lagos and Ibadan is a

positive change that promises a leap in development. The major

manifesto of this scheme is, ‘’work in Lagos while living in Ibadan’’.

Lagos being the most populated city in Nigeria, according to the world

population review, 2020 needs to be decongested. The population is

straining the available infrastructure available in the state. The

introduction of this scheme by the federal government seems like a

plausible solution to overpopulation. Ibadan has a city that will

benefit from this migration economically and socially, bringing a

change in its demography and the possible attraction of investors.

SOLUTION

According to research, it is observed that the housing deficit in

Nigeria is mostly attributed to affordability. In the world bank

publication of 2020, it was stated 79.3% of the citizenry occupying

the multidimensional poverty headcount ratio. The need to start

building infrastructures that are pro-poor can’t be overemphasized.

The introduction of vernacular modernism, which explores the use of

traditional natural materials becomes a feasible option.

Clay (laterite) being a popular sourced material in Ibadan, can be

harvested to provide cheaper, sustainable, affordable, and ecofriendly

housing for the middle and lower citizenry.

Their sizes vary, usually the discretion of the manufacturers or the intended

use. Mostly it is always in 40x50x100mm.

CONCLUSION

It is rather apparent that sustainability and

affordable housing goes hand in hand. Solving the

immediate needs of the housing deficit doesn’t stop

there, rather it's paying attention to the need of the

future without impeding. It is of great importance

to pay attention to factors such as stakeholders,

design, social needs, and the environment when

discussing affordable housing because they

determine the success and sustainability of the

project.

Although sustainable housing doesn’t necessarily

mean it is affordable, one can design affordable

housing meeting the sustainable tiers in respect to

the social, economic, political, and environmental

needs of man.
