Making your property shine

We begin the journey by getting our professional photographers to visit your property at the best time of the

day, helping dress rooms, moving items of furniture if necessary and where appropriate we will also arrange to

take specialised elevated photos showing off more of your property and it’s surroundings. We will also send you

a first impressions guide in preparation of our visit.

We will prepare a floor plan with full room and exterior measurements (where applicable) and we will create a

comprehensive list of all the benefits of your home and room items which will be included in the sale.

At this stage we will discuss any potential maintenance work that may hinder a sale before launching your

property to market.

Spreading the word

Preparing an engaging write-up of your property with headline grabbing text to maximise both digital and print

advertising is what we do next. A detailed brochure is designed and presented to you, making sure you are

100% satisfied with how it looks and reads before we commence with any marketing.

Our advertising platforms are extensive and include the Jersey Evening Post, the Homelife property

supplement, radio, relevant specialist magazines, various paid platforms, such as Onthemarket.com, the Jersey

Property App, Places.je and finally across all our social media channels, Facebook, Twitter, Linkedin & Instagram.

While all this is taking place we cross-match appropriate buyers from our extensive database, contacting them

about your home via telephone, email and text.

We also can offer the discreet marketing service if this would be your preferred option.

Selling and viewing

Placing a ‘For Sale’ board outside your property for maximum exposure is something we highly recommended,

but this is not essential if you would prefer not to.

Facebook paid advertising is produced for targeted marketing, where we select a specific group of people that

we feel would be interested in your home.

In some instances a 360 virtual tour for buyers to walk through online is created if we feel it is appropriate.

We then discuss with you whether you would prefer one-off viewings or an Open House approach (this is where

we have lots of buyers viewing the property in one go, which always creates a buzz), or maybe a mixture of both.

All viewings are confirmed to you via email, and once they have taken place we will make sure we relay the

feedback as we receive it.

Finally, we will provide you with full written notification of any offers.

Offer to completion

Once we have an offer, we will check the buyer’s position thoroughly, including asking for written proof of their

own finances and if applicable checking their related sale, as well as how any chain behind them is proceeding.

We will negotiate any offer to the full as if it were our own property.

A sale will not proceed fully until you are 100% happy and your onward move is set in stone. Until that happens,

your buyers will wait for you. All parties will be kept updated at all times.

We try and suggest reservation agreements to lock in a buyer and seller when an offer is agreed, this legal

agreement stops buyers changing their mind on a whim just before exchange of contracts.

Once we have achieved a sale we will carry out all paperwork and liaise with solicitors and while the sale is

proceeding we will update you regularly as well as chasing your buyer, mortgage brokers, surveyors and solicitors.

We will guide you through the whole process, trying to make it as stress free as possible. We will help with any

legal paperwork, booking removals and advising you on the right people to notify when moving.

Finally, we will discuss and confirm the best moving dates, allowing as much time as possible for you to get

everything you need in place before completion day. Keys are then released to your buyer once the solicitor has

confirmed the sale is complete.
