From The Manager
With the cold weather and the potential of snow at
any time I would like to remind everyone to use
caution, especially in early morning or late evening
of slippery conditions.
Most of the year’s projects have been completed with
only the residing of one building left and the
insulating of four attics needing to be done.
Fall cleanup and gutter cleaning have been
completed.
Sand barrels have been put out as well as the snow
markers in preparation of the upcoming snow storms.
Reminders:
- Make sure the water supply lines to your outside
faucets have been turned off.
- Keep utility room doors and windows closed to
prevent water pipes from freezing up.
- If you know of an empty unit in your building
please notify the office so that we can ensure that the
heat is still on in the unit. I wish everyone happy
holidays and a safe winter season.

2013 Budget
The 2013 budget is now available at the office and
will be posted on our website shortly. The good news
is that there will not be a condo fee increase for the
upcoming year. A copy of the new budget will be
mailed to each unit owner along with the coupon
book within the next two weeks.
Census Forms 2013
At the City of Chicopee’s request we have attached
the annual Census Form. General Laws of the
Commonwealth of Massachusetts, Ch. 51, Sec. 10A
and Sec. 4 require a City Census of residents age 3
and up as of January 1 st of each year. Chicopee Board
of Registrars of Voters is asking for your assistance
to comply with this legal mandate.
Please fill out the form and mail it to the address on
the form or you may drop it off at the office and the
City of Chicopee will pick them up. Thank you for
your anticipated cooperation.
Mohegan Sun Trip
Watch the January newsletter for a bus trip to
Mohegan Sun Casino on Monday January 28, 2013.

Children’s Christmas Party
December 16, 2012

annual Children’s Christmas Party, Sunday
December 16, 2012 @ 1:30pm to 4:00pm in the
Community Center. Face painting, cup cake
decorating, arts & crafts and games. Every child up to
(10 years old) must be accompanied by a Parent,

invite Doverbrook residents to a New Years Eve
party at the Community Center on December 31,

New Years Day Open House
Tuesday January 1, 2013
The Doverbrook Social Committee wants to welcome
the New Year with the annual Doverbrook Open
House at the Community Center January 1 st from
1:30 to 500pm. Bring leftovers from Holiday parties,
bring a deck of cards, a board game or just your smile
and celebrate the New Year with your neighbors.
Non alcoholic beverages will be provided. For more

Pork Dinner
December 15, 2012
The Doverbrook Social Committee wants you to join
in the Holiday Spirit @ the Community Center
Saturday December 15 th @ 5:30pm for a home
cooked pork dinner. The menu includes roast pork,
potatoes, carrots, onions, and a side dish of Bavarian
cabbage along with holiday ice cream. Tickets can be
purchased for ($6.00 per person) at the Doverbrook
Office prior to Thursday December 13 th . Join the fun
after the dinner; take part in a Yankee Swap. Each
person should bring a gift to be entered in the Yankee
Swap valued at no more than $15.00.
As always a 50/50 Raffle, one ticket $2.00 or three
tickets for $5.00. Hope to see you there!

Red Cross Blood Drive
December 19, 2012
The Red Cross & Doverbrook would like to thank all
who donated. At the blood drive we collected 17
productive units. Since each donation is broken down
into 3 parts, our drive had the potential of helping
save 51 people. We did not get as big as a turnout
that we would have liked but every little bit helps.
Let’s hope we do a lot better in December. To
schedule an appointment you can call the Red Cross
at 800-Redcross or you may go online to
redcrossblood.org or you may call the office. Of
course walk-ins are always welcome.
Thanks to the Troops
We will continue to take donations. The local USO is
collecting store bought factory sealed non perishable
items for the troops to enjoy as they pass through
Westover. You may drop donations off at the
Doverbrook office.
Pitch Night
All residents are invited to come to the Community
Center Every Tuesday @ 6:00pm to play pitch.
Bring a friend and have some fun.
Cribbage or Chess
All residents are invited to come to the Community
Center every Thursday @ 6:00pm for cribbage or
chess. Bring a friend and have some fun.
Book Club
A group of Doverbrook residents have formed a book
reading, review and discussion group meeting the
last Wednesday of every month @ 6:30pm in the
Doverbrook Community Center. During the month of
November they are reviewing Casual Vacancy
authored by J.K. Rolling. Drop by the Community
Center on Wednesday, December 26th and join us
for a review and a discussion about the book. Bring
along suggested books and authors to review.

Proposed Future Siding Project
Currently the Board of Trustees is planning and
developing a proposal for the re‐siding of all garden
units to begin within the next few years. Discussions
of the siding project have occurred at previous unit
owner meetings and mention of the siding project as
well as the re‐siding of several buildings has been in
past newsletters. Two buildings were resided last
year and four buildings are currently being resided
this year. Funding for the four buildings currently
being re‐sided were approved for the 2012 budget
and are represented in the monthly financial
statements which are issued at each unit owner
meeting as well as being available at the office. The
need for residing the garden units within the next
few years has been recommended by reputable
professional engineering firms as far back as 1999.
To date, two buildings were resided last year to
determine whether there were any structural issues
as well as any moisture damage that may have
occurred throughout the years. The association had
hired an engineering firm to inspect and make
recommendations for any additional repairs that
may be needed. Although there were no structural
issues there was some minor damage to the surface
materials that were underneath the siding. These
repairs were made prior to completing the residing
of the buildings.
The Board decided to reside four additional buildings
this year to further determine if there were any
hidden problems beneath the existing siding and
present some new colors for siding and shutters to
the community. The residing of the buildings last
year and this year will help plan a realistic budget for
this project. At this point in time we are in the
developing and planning stages of the project. A
special meeting will be held in the first half 2013
with unit owners to discuss and present the future
Siding Project as well as receive input from unit
owners.

Lorraine’s Soup Kitchen
We are still taking donations for the soup kitchen. It
is a nice feeling to help someone out. At least they
can get a meal at Lorraine’s Soup Kitchen. Your
donations are appreciated.

Coupons are still available at the office, one ticket
for $4.00 or two for $7.00. What a great deal!
