The ROW is a campus of 1920s warehouse buildings converted into<br />

a vibrant campus of retail, restaurant and creative office space in<br />

the heart of the downtown LA Arts District. S3 contracted with Atlas<br />

Capital to build out a 55,000 SF floor of new creative office suites,<br />

corridors and restrooms, as well as a shared pantry and lounge the<br />

owner showcased to prospective tenants.<br />

The build team absorbed multiple changes in stride, coordinated<br />

with operations to avoid disturbances to adjacent spaces, and<br />

delivered the completed project on time to satisfy the owner’s lease<br />

agreements. The two completed suites are now occupied by Zappos<br />

and Adidas, and S3 returned to build out office suites on the floor for<br />

Tartine Bakery and media company Mitú.<br />

“Building the designer’s complex sculptural pods were a<br />

challenging but invigorating component of the project. The<br />

pods breathed life into a space that the end users can enjoy<br />

working in every day; it was a real pleasure to collaborate in<br />

their construction.”<br />

S3 Builders collaborated with the client, designer and<br />

architect of record, Shlemmer Algaze Associates, in<br />

order to work in occupied spaces without affecting the<br />

operations of the surrounding tenants. The culmination<br />

of the efforts put forward by the project team resulted<br />

in a project delivered on schedule and within budget to<br />

allow Mathnasium to continue their efforts in educating<br />

children.<br />
