INTRODUCTION
Location. Senai-Skudai development is located within the northern region of Iskandar Malaysia. It is
bound by Mukim Sedenak to the north; Gunung Pulai to the west; Mukim Tebrau to the south; and
Seelong to the east.
Connectivity. Currently, Flagship E is accessible to other regions via air through Senai International
Airport. It is also well-connected via the Second Link Expressway and North-South Expressway. It
takes less than 45 minutes to drive from Senai to the Malaysia-Singapore Second Link (and Port Of
Tanjung Pelepas) and the Johor Causeway.
Key Activities/Functions. Apart from Senai International Airport, it is also the base for several major
multinational electronics manufacturers. Other key landmarks in the Senai-Skudai area include
Universiti Teknologi Malaysia (UTM) and Johor Technology Park.
Historical background. The name, Senai, is derived from a local tree, Sinai, which thrived in the region
in the early 20th century. Malays, Chinese and Tamil Indians are the main ethnic groups. The majority
of the Chinese in Senai belong to the Hakka dialect group. Senai is a transit town situated 25 km from
Johor Bahru, Malaysia. Flagship E covers 2 small towns in Iskandar Malaysia, namely Senai and Skudai.
Skudai is a rapidly expanding suburb of Johor Bahru. Skudai is part of the new growth corridor of
south-west Johor. Senai is located 4 km south from Kulai, and 4 km north of Skudai. Expressway E3
links Senai Airport with Tuas in Singapore at the other end.
Gas Supply
Natural gas is used primarily for power generation (65%) in Malaysia. 24% of natural gas produced is
used in heavy industries, 4% is used in housing, commercial and industrial areas and the remaining 7%
is exported. Petronas Gas Bhd is responsible for the transmission of gas and for ensuring sufficient supply
of gas.
The supply and distribution of gas for commercial purposes is fairly advanced, with gas being supplied via
pipelines to factories and other gas consumers. Natural gas is distributed by Gas Malaysia Bhd through
a medium pressure piping system placed along road reserves. The natural gas is obtained from the
Petronas Supply Centre in the east coast of Peninsular Malaysia and these pipes run to the southern
region of Johor, supplying gas to Johor Bahru, Pasir Gudang and Singapore.
Natural gas is supplied mainly to the industrial areas in Plentong, Tebrau, Larkin, Tampoi, Kulai and Senai.
However, the ‘City Gas System’ has not been extended to non-industrial consumers, and most houses
and restaurants use gas distributed in small cylinders, while hotel and some industrial users receive gas
in bulb-shaped cylinders. As of today, there are four odouriser stations which are in Kulai, Senai, Permas
Jaya and Pasir Gudang, with a total capacity of 177,100 (sm 2 /hr). Demand for gas in the year 2010 is
projected at only 88 units (cubic metres).
Road Networks
Senai-Skudai has excellent connectivity via road and air to Singapore and Kuala Lumpur in the north. The
area is connected to Singapore via the Second Link Expressway and the North-South Highway, with an
approximately less than 45 minutes’ drive. The town is located along Skudai Highway, a part of Federal
Route 1 which connects Johor Bahru to Kuala Lumpur. Public bus services that pass through Senai are
TransitLink, Causeway Link, Maju and S&S. These services ply the roads between Senai and Johor Bahru.
Source: Senai Airport Terminal
With the total population in Iskandar Malaysia forecasted to grow to 1.5 million by 2010, the existing
road network system will most likely be unable to cope with the continuous traffic growth. Therefore,
the Government has allocated about RM4.8 billion in the Ninth Malaysia Plan (RMK9) to upgrade road
infrastructure within Iskandar Malaysia, of which about RM1.4 billion has been identified for projects to
build new expressways and roads, as well as to upgrade existing road networks in the Senai area.
Senai Airport Terminal Services
Sdn Bhd (SATS)
Company Profile
• Sultan Ismail International Airport, also known as Senai International Airport, is located in one of
Malaysia's strategic development zones, with a structured highway and a proposed railway network
which will eventually stretch to China as well, providing easy access to the modern port facilities of the
Port Of Tanjung Pelepas, Johor Port and Singapore.
• The airport was constructed in 1974 and privatised to Senai Airport Terminal Services Sdn Bhd (SATS)
on 1 November 2003. It is the only commercial private airport in Malaysia.
• SATS is part of MMC Corporation Bhd, a huge Malaysian conglomerate involved in logistics, utilities,
transportation, construction and trading. It also owns the Port Of Tanjung Pelepas and Johor Port.
radius from Senai International Airport.
• The projected total population of 5 million for Johor and total GDP of about US$129 billion (PPP),
implying GDP per capita of US$25,800, should provide a large enough catchment for Senai
International Airport, enabling it to attain a passenger flow of around 10 million per annum.
• Taking the projected population of Singapore and Johor in 2025 which is expected to reach about 10
million or more, and a passenger flow of at least 60 to 70 million for Changi annually, Senai
International Airport can by then justify its position as the second regional airport given the limited
land and air space in Singapore.
Current/Ongoing Development
(1) Bandar Seri Alam
Bandar Seri Alam, one of the largest integrated townships in Johor, is UMLand's flagship township.
Located within Iskandar Malaysia and the district of Johor Bahru Tengah and only 18 km away from
Johor Bahru City Centre, this 3,762-acre township is set to be home to 150,000 inhabitants upon its
full completion in 2014. To date, more than 2,000 acres have been developed with a variety of
homes, strategic commercial areas and generously landscaped parks. Tesco Hypermarket and
Eastern District Police Headquarters have begun their operations in 2007. For families with schoolgoing
children, Bandar Seri Alam is most ideal as it has seven schools within the township including
a Chinese school and a Japanese International School. MARA College and University Kuala Lumpur
are also under construction and are expected to commence operations in 2009.
(2) Seri Austin
Seri Austin, first launched in 2005, comprising 500 acres of freehold land, is planned with a healthy
and conducive community living environment together with attractively designed homes and good
workmanship. Located within Iskandar Malaysia and the hotspot of Tebrau growth corridor in Johor
Bahru, Seri Austin offers residential appeal and excellent accessibility via the Bandar Dato' Onn
Interchange, Pasir Gudang Highway and Tebrau-Kota Tinggi Highway. Over and above the great
accessibility, proximity to a 36-hole golf course and country resort and commercial centres spell
middle-class suburban elegance. This integrated development is expected to have a population of
29,000 upon full completion in 2012.
(3) Bandar Seri Putra
Bandar Seri Putra, an 898-acre integrated township located in Bangi and within the Multimedia
Super Corridor (MSC), is accessible via a dedicated Putra-Mahkota interchange off the Kuala
Lumpur-Seremban highway. The smooth uninterrupted drive from Kuala Lumpur city centre takes
only 30 minutes. Residents enjoy fast and easy access to Putrajaya, Kuala Lumpur International
Airport (KLIA) and the nearby education hub encompassing various universities and colleges such as
Universiti Putra Malaysia, Universiti Kebangsaan Malaysia and Selangor International Islamic
University (KUIS). Bandar Seri Putra, with over 600 acres developed, truly displays all the hallmarks
of a UMLand township development with the optimum mix of residential, commercial and
recreational facilities destined to house a population of 35,000 upon completion in 2012.
(4) Suasana Bangsar
Suasana Bangsar, launched in April 2008, is a 25-storey high-end residential development with 190
units located along Jalan Kaloi in the up-market suburb of Bangsar. It offers an idyllic abode amidst
the chic and trendy hotspots of the Bangsar Telawi area. This perfect residential location is nestled
within easy reach of Damansara Heights, Bukit Tunku, Kuala Lumpur city centre and Petaling Jaya. It
is built to conform to the UBC 1997 (American Uniform Building Code) Zone 1 in reference to seismic
forces or earthquake. This project is expected to be completed in 2011.
(5) Suasana Sentral Loft (recently completed)
Suasana Sentral Loft, named after its trademark lofty ceilings, is located strategically at the Kuala
Lumpur Sentral transportation hub and within the MSC Cyber Centre. This immensely well-received
600-unit high-end condominium development was fully sold when it was launched in January 2005.
This project is due to be completed and handed over to owners by the first quarter of 2008.
(6) Seri Bukit Ceylon (recently completed)
Seri Bukit Ceylon represents UMLand's maiden foray into niche development. Located within the
Golden Triangle of downtown Kuala Lumpur, it offers an urban living lifestyle to its residents. Some
96 units of the serviced residences are owned and managed by the prestigious Ascott International
Management Group under the Somerset brand name, hence the assurance of quality maintenance
for these units. The 246-unit development was completed and handed over in 2005.

Future Development
Township Developments
UMLand will continue to launch properties in all its three townships with undeveloped land bank in
excess of 2,000 acres based on their respective masterplan.
Lee Rubber Group
Company Profile
Since Lee Rubber's inception in the late 1920s, in Muar, the Group has grown into a diversified
conglomerate with a presence in Malaysia and the region. Its activities include resource-based
operations, real-estate development, manufacturing, banking (OCBC Bank), hotel management,
logistics and insurance services (Great Eastern).
Core Businesses/Services/Facilities
Core Business: Rubber Processing
The Group is currently one of the world’s largest processors and exporters of natural rubber and latex,
operating a network of processing factories across Malaysia and Indonesia.
Endowed with an extensive and strategically located land bank within Iskandar Malaysia, much of which
was purchased from private land owners in the 1950s, the Group has been actively engaged in industrial,
housing and commercial developments which have been well received by the market.
Together with Johor Corporation and EPF Board, the Group has jointly developed the Johor Technology
Park. Manufacturers involved in electronics, oil and gas, plastic mould injection, engineered plastic
products and writing instruments, including MNCs such as Seagate, have set up their operations in the
Park employing thousands of workers.
South of the Technology Park, another joint venture has developed thousands of quality homes at Taman
Impian Emas. The high desirability of the development is reflected in the prices which purchasers are
prepared to pay for the homes. The joint-venture company had also contributed to the upgrading of
surrounding public infrastructure such as widening of Old Kempas Road and construction of a bridge over
Skudai River to connect into Skudai Highway.
In support of the Government’s effort to develop Iskandar Malaysia, the Group also sold some 2,800
acres adjacent to Senai International Airport for the development of a National Air Cargo Hub project as
part of its effort to contribute to the economy of the State.
Amidst the re-development of its factory sites, Lee Rubber had put in place environmental measures,
which included shifting environmentally incompatible industrial buildings and replacing them with ecofriendly
ones, which are more sympathetic to surrounding land uses. In Tampoi, a latex factory was
shifted and a new building was constructed to accommodate the largest southern showroom and service
centre for PERODUA. Another building, the old Lee Biscuit Factory, made way for GIANT Hypermarket
(Tampoi) which is very popular with local and Singaporean shoppers alike.
Bullish of southern Johor’s continual rapid economic expansion brought by the pro-investment policies
and world-class infrastructure developed by the Malaysian Government, the Group strongly believes
that Iskandar Malaysia will attract both foreign investment and migration of talent seeking a promising
future. As such, the Group plans to actively develop its land bank within Iskandar Malaysia with even
more vigour. Lee Rubber is grateful to the State Government for supporting its effort.
Plans to develop a 3,200-acre land bank at Senai/Skudai for mixed commercial and residential
development are proceeding. As a long-term investor, the Group also welcomes industrial and
commercial operators wishing to relocate to Iskandar Malaysia to work with Lee Rubber Group on a build
and long-term lease basis within its land bank.
