What unique marketing perspective does The Oppenheim Group have?<br />
We take a very unique and holistic approach to marketing, and I’m quite confident in stating that we<br />
are unparalleled in our domestic and international reach and our ability to create the most efficient<br />
marketplace for our clients. We constantly seek new avenues to distribute our listings, and our marketing<br />
strategy starts well before the property is listed on the MLS—addressing every nuance, issue,<br />
and concern, from design, landscaping, lighting, staging, privacy, art, cleanliness, and finishes. In<br />
instances where a new home is being sold, we are often engaged and involved from the very beginning<br />
planning stages and iterate with architects and owners to make sure that design and floor plan,<br />
orientation, etc. are maximized for achieving the best financial results. We don’t plug our properties<br />
into a system like the behemoth brokerages, we take a personal and specific approach to every home,<br />
consulting and advising our clients from the very beginning to determine the best mechanisms and<br />
strategies to not only sell the home but sell it at the highest price, and that is what makes the difference.<br />
Appearance matters and we are experts in creating the management and presentation of our<br />
properties, understanding that success rests in the details and that nothing is more important than<br />
hard work, ambition, and extreme dedication.<br />
Do you think social media is important in today’s marketplace?<br />
Definitely. Our social media following is extensive, with well over 1 million people around the world following<br />
us on Instagram, Twitter, Facebook, and other social media outlets. We promote our listings to<br />
millions of people worldwide at the touch of a button and recognizing this new and important form of<br />
global distribution is important. Hundreds of thousands of agents both domestically and internationally<br />
follow our posts and the media attention that often surrounds them.<br />
What are some of the marketing strategies that The Oppenheim Group offers that other brokerages<br />
don’t?<br />
I started putting my most exclusive properties on billboards up and down the Sunset Strip a few years back,<br />
and it’s proven to be quite a success. It’s an extremely effective and unique way of getting people’s attention<br />
to our listings and garners public recognition for our brokerage and whole team as well. As a result, these<br />
billboards have become a distinguishing asset of our brokerage. We are fully invested in getting deals done,<br />
and bold marketing strategies like this make our listings stand out in an often saturated marketplace.<br />
How does the real estate show on Netflix impact your ability to market internationally?<br />
Our Netflix original series, “Selling Sunset,” is distributed to more than 190 countries around the world<br />
and has been viewed by an estimated 25 million people, with more people watching every day. We receive<br />
hundreds of thousands of views on our website featuring our listings and our brand recognition at<br />
the Oppenheim Group is global. Agents from around the world and throughout the United States follow<br />
our marketing and listings, and many of them have signed up on our website to receive emails identifying<br />
our featured properties, upcoming open houses, select media coverage, and so on. As the Netflix<br />
show has garnered worldwide attention, these same media outlets often follow our listings and provide<br />
significant media attention for many of our client’s properties. We can also go a step further by putting<br />
our listings on camera, which creates a worldwide audience for those specific listings as well.<br />
What is the best strategy to get a higher sale price?<br />
Experience has shown that a realistic listing price and aggressive marketing push in the first few weeks of<br />
a listing often results in the highest sale price. We like to negotiate with leverage, and it is only during the<br />
first few weeks of a listing that the seller has the most leverage in negotiating with a buyer. The perception<br />
of a property is as important as the intrinsic and objective aspects of that property. It is our job to create a<br />
perception of desire and value; therefore we always front-load our marketing efforts to encourage the most<br />
number of eyeballs on our listings including prospective buyers and real estate agents, both domestically and<br />
internationally. Often we can procure hundreds of thousands of views in just a matter of weeks, if not days.<br />
Once a property sits on the market for more than a couple of months, it is very unlikely to procure a full price<br />
offer as the leverage has shifted away from the seller and towards the prospective buyer.<br />
What are the benefits of working with a small brokerage like The Oppenheim Group?<br />
Unlike the traditionally large brokerages, we are able to take a very curated and specific approach to<br />
each home. We work hand-in-hand with the owner at every step of the process, encouraging our clients<br />
