2011 was a record leasing year for TPARK.<br />

During the year we leased out a net 137,763<br />

sq m – a 74% increase on the net 79,000 sq m<br />

we leased out in 2010. Again, a significant<br />

proportion of this was in the form of Built-to-<br />

Suit projects, and during the year we handed<br />

over major facilities to Leschaco and GM/DHL<br />

Demand continues to look robust from both the<br />

retail/consumer products and industrial logistics<br />

sectors. to best respond to this demand, tPaRK<br />

have been acquiring more land so that we can<br />

offer standard and Build-to-Suit customers the<br />

choice of more buildings in more locations. From<br />

land holdings of around 700 rai 2 years ago, we<br />

now have 2,750 rai of land. this land acquisition<br />

enables us to speculatively develop more<br />

standard warehousing to be immediately available<br />

for standard warehouse customers, and<br />

already owning strategic sites gives Build-to-Suit<br />

customers comfort and certainty by removing the<br />

risks and delays associated with conditional land<br />

acquisition.<br />

about 1,000 rai of this recently acquired land is<br />

on the Eastern Seaboard, to respond to demands<br />

for space primarily for industrial logistics operators<br />

around Laemchabang, and close to the industrial<br />

estates clusters in Chonburi and Rayong.<br />

More than 800 rai is in the Wangnoi area which,<br />

with improved flood protection, remains a popular<br />

distribution center for Bangkok and the North and<br />

Northeast.<br />

Whilst at the time of writing we only have 10,000<br />

sq m of warehousing space available, we currently<br />

have 50 warehouses totaling more than<br />

180,000 sq m under construction, and further land<br />

capable of providing 90 buildings of 737,000 sq<br />

m under site preparation, in 12 locations. this<br />

latter category gives us the flexibility to amend<br />

the development schedule in response to demand<br />

for custom-developed facilities. this puts us in<br />

a good position to meet the needs of a very broad<br />

spectrum of demand, and equips us to lease out<br />

an increased amount of logistic warehouse space<br />

in 2012.<br />

<strong>DG</strong> <strong>wAReHOuSeS</strong><br />

To meet the demand of our customers whose<br />

business activities are related to hazardous substances<br />

and chemical products, and to ensure the safety of the<br />

customers and the public as well as the environment,<br />

tPaRK develops Dangerous Goods (<strong>DG</strong>) warehouses<br />

with the specifications that comply with the Department<br />

of Industrial Works’ regulations.<br />

tPaRK’s <strong>DG</strong> warehouses are located inside tPaRK<br />

Bangna, Bangna-trad Road Km. 39. ■<br />

Currently, there are 4 units of the <strong>DG</strong> warehouses.<br />

wHAT IS A “DANGeROuS GOODS<br />

wAReHOuSe”?<br />

a Dangerous Goods (<strong>DG</strong>) warehouse is simply a warehouse which<br />

is used for storing hazardous substances and chemical products.<br />

wHAT ARe “HAzARDOuS<br />

SuBSTANCeS”?<br />

hazardous substances cover the following substances; Explosives,<br />

Flammable substances, Oxidizing agent and peroxide, toxic substances,<br />

Substances causing diseases, Radioactive substances,<br />

Mutant causing substances, Corrosive substances, Irritating<br />

substances, and other substances either chemical or otherwise<br />

which may cause injury to persons, animals, plants, property, or the<br />

environment. hazardous substances can be classified according to<br />

the needs for control. there are 4 types of hazardous substances,<br />

which are type 1, type 2, type 3, and type 4.<br />

the provisions of the hazardous Substance act are regulated<br />

and controlled by the Department of Industrial Works (DIW). this<br />

act covers the law on hazardous substances including building<br />

control. any company which is involved with hazardous substances<br />

and chemical products or has certain business activities must apply<br />

for a permit and certificate of registration issued in accordance with<br />

the law on toxic substances prior to the date when the act came into<br />

force. these activities include producing, importing and exporting,<br />

possessing for sale, transport or use, or for storage. the permit<br />

shall remain valid until expiration of the specified period. then the<br />

company needs to renew a permit and certificate.<br />

the DIW revised the law on hazardous substances and the law<br />

has already been effective since april 18, 2011. there are penalties<br />

for operators who fail to meet the requirements.<br />

to mention all the issues specified in the act, would be too<br />

extensive to cover in this column. therefore, we concentrate on<br />

that part of this act that is related to building control, specifically<br />

the <strong>DG</strong> warehouses’ specifications.<br />

DANGeROuS GOODS (<strong>DG</strong>)<br />

<strong>wAReHOuSeS</strong><br />

the main components of the <strong>DG</strong> warehouses are as following;<br />

1. Building wall and Fire wall<br />

■ the building wall and fire wall must be fire resistant.<br />

the fire wall must have a 0.30 to 1.00 meter height above<br />

the roof and also have a 0.30 to 0.50 meter length<br />

extension of the wall.<br />

■ the <strong>DG</strong> warehouses with a width of less than 30 meters<br />

and a total area of more than 1,200 sq m must have fire<br />

walls to separate the building from an adjacent building.<br />

the distance between buildings must not be more than<br />

40 meters within the same <strong>DG</strong> permit.<br />

■ <strong>DG</strong> warehouses located at a distance less than 10 meters<br />

from other buildings, must have fireproof walls to withstand<br />

fire for at least 90 minutes.<br />

2. Floor<br />

■ Sufficient floor loading capacity to support the weight<br />

of the products.<br />

■ the construction material must be resistant to water and<br />

hazardous substances.<br />

■ Storage of flammable liquid, flammable gases and<br />

explosive products, the floor must not allow the build up<br />

of static electricity.<br />

■ the floor must not absorb any liquid. It has to be flat, not<br />

slippery and without any scratches or cracks. Furthermore,<br />

it must be easy to clean.<br />

■ Floor and floor structure must be capable of withstanding<br />

fire for at least 90 minutes.


3. emergency exit Door<br />

■ there must be at least two exit routes to permit prompt<br />

evacuation of employees during an emergency. In the case<br />

of large buildings, there must be emergency exit doors at<br />

every 35 meters.<br />

■ the emergency exit door must be easy to open from<br />

inside. the exit door must not lead to a dead-end corridor.<br />

also lighting for exit routes adequate for employees with<br />

normal vision needs to be provided.<br />

■ Exit routes must be unobstructed such as by materials or<br />

equipment. Exit route doors should be kept free of decora-<br />

tions or signs that obscure the visibility of exit route doors.<br />

■ Emergency exit door must be fire resistant to withstand fire<br />

for at least the same time as the fire wall.<br />

■ Emergency exit doors must remain closed or automatically<br />

closes in an emergency. any sliding fire door must have<br />

safety equipment to protect the door from collapse.<br />

4. Roof<br />

■ the roofs must be designed to be able to release heat and<br />

smoke during a fire.<br />

■ Roofs must be constructed from fireproof materials, and<br />

capable of withstanding fire for 30 minutes. the roofs’<br />

bearing structures or steel structures must be protected by<br />

incombustible substances.<br />

■ Generally, there should be no ceiling below the roof.<br />

however, for certain rooms which require ceilings, e.g.<br />

cold room, the ceiling must be made from incombustible<br />

materials and smoke and heat detectors should be<br />

installed.<br />

5. Ventilation System<br />

■ these should be an efficient ventilation system, according<br />

to the types of hazardous substances and chemical products<br />

to be stored, to ensure a safe working environment.<br />

■ there should be natural or mechanical ventilation inside<br />

the warehouses.<br />

■ Natural Ventilation: using the louvers to ventilate<br />

■ Mechanical Ventilation: must be carefully designed<br />

by technicians.<br />

6. electricity, emergency Lighting, and electrical<br />

equipment<br />

■ the electricity and emergency lighting inside the <strong>DG</strong><br />

warehouses must be designed and installed to be protected<br />

from combustion or explosion, and should be installed<br />

according to the latest Electrical Engineering installation<br />

standard.<br />

■ the installation of lighting must be at least 0.5 meters higher<br />

than the dangerous goods and must be explosion-proof lights.<br />

■ Metal halide and mercury lamps must have covers to protect<br />

the light bulbs from falling down.<br />

■ there must be earthing lines and an electrical short<br />

protection system.<br />

7. Lightning Protection<br />

■ Ensure that a lightning conductor is installed by technicians.<br />

8. Alarm System<br />

■ the alarm system must be installed at every 30 meters.<br />

the audible notification must be loud and clearly audible in<br />

the surrounding area. the alarm system must be tested at<br />

least once a month.<br />

9. Fire Fighting<br />

■ <strong>DG</strong> warehouses must have adequate numbers and sizes<br />

of fire extinguishers which are suitable for the products<br />

stored inside the warehouses. Furthermore, these should<br />

also be aBC or multi-purpose dry chemical, which is a dry<br />

chemical extinguishing agent.<br />

■ Fire extinguishers must be installed at easily-accessible<br />

locations, along with a chart showing all the extinguishers’<br />

locations. they must be easy to move and convenient to use.<br />

■ a sprinkler system must be installed at the appropriate<br />

position which allows the water or chemical water to spray<br />

all the area of a fire.<br />

■ Water hydrants must be available in appropriate numbers.<br />

the distance between each water hydrant depends on the<br />

length of fire hose, as well as water pressure.<br />

■ the volume of water must be sufficient to run the fire pump<br />

for at least 2 hours.<br />

■ the installation of the fire extinguisher system must be<br />

inspected and certified by an engineer from the Council of<br />

Engineers.<br />

10. Sewer water Dam<br />

■ the sewer water that is used for firefighting must be kept<br />

inside the container tank, and must be treated by a water<br />

treatment process before being released to a public river.<br />

■ the container tank must be big enough to avoid water leakage.<br />

the size of the tank depends on the warehouse area.<br />

FOR thE hEaLth aND SaFEtY OF WORKERS<br />

FROM thE RISKS RELatED tO hazaRDOUS SUBStaNCES<br />

aND ChEMICaL PRODUCtS<br />

It is highly important for everyone who<br />

works inside warehouses which are used for<br />

the storage of hazardous substances and<br />

chemical products to study the safety guidelines<br />

for their health and safety from the<br />

potential risks at work. In case of any accident,<br />

e.g. leakage of any liquid chemical, fire or<br />

explosion, which causes the loss of life and<br />

property damage, the safety practice must be<br />

carefully controlled under the experts’ supervisions.<br />

therefore, Do You Know this issue will<br />

cover the safety guidelines for the health and<br />

safety of workers. the details are as shown<br />

below;<br />

■ Prepare chemical protective clothing and<br />

personal equipments such as helmet,<br />

safety spectacles, filter mask, plastic or<br />

latex glove, apron and boots.<br />

■ Clean up the chemical protective clothing<br />

and equipments after use and ensure<br />

that they are in good conditions to use<br />

at all times.<br />

■ Eating, drinking and smoking are prohibited<br />

at the warehouse area.<br />

■ Ensure that there is a washing<br />

area inside the warehouse<br />

e.g. emergency shower and<br />

eyewash stations.<br />

■ the safety signage must be<br />

posted at the position which<br />

can be visibly seen from all<br />

directions.<br />

■ the hazardous substances<br />

and chemical products must<br />

be kept at the area away<br />

from the entrance and exit<br />

doors of the warehouse.<br />

Ensure that the racking is<br />

strong enough to support<br />

heavy materials without collapse.<br />

■ to reduce the risk of fire and<br />

contamination of substances,<br />

the different types of hazardous<br />

substances should be kept at<br />

different location. In case<br />

they are stored in the same<br />

warehouse, ensure that the<br />

building’s wall is a fire wall.<br />

FIRST AID<br />

FOR CHeMICAL<br />

exPOSuRe<br />

■ If a person inhales toxic substances,<br />

a person should be taken to an open<br />

area and get medical help immediately.<br />

■ If a chemical gets into the eyes, the<br />

eyes should be flushed with water<br />

immediately. Continue to flush the<br />

eyes with running water for at least<br />

15 minutes. Get medical help<br />

immediately.<br />

■ If a chemical gets on the skin,<br />

wash the chemical off with water and<br />

remove clothing instantly. Continue to<br />

wash body and get medical help<br />

immediately.<br />

■ If a person swallows a chemical,<br />

do not make the person vomit but get<br />

medical help immediately.<br />

■ If a chemical burns the skin, use cool<br />

water (not ice water) to relieve pain<br />

and a sterile bandage to cover the<br />

skin and get medical help.<br />

Inoac Automotive (Thailand) Co.Ltd. is a plastic<br />

and synthetic materials manufacturer for the automotive<br />

industry. at the end of last year, Inoac automotive<br />

leased two warehouses with a total area of 4,800 sq m<br />

in tPaRK amata Nakorn. these warehouses are to be used for business<br />

expanding and storing automotive parts for the operation of their customers<br />

inside the industrial estate.<br />

Kaga electronics (Thailand) Co.,Ltd.<br />

Kaga Electronics (Thailand) Co.,Ltd. is a Japanese<br />

electronic components manufacturing and<br />

procurement company. In December 2011, Kaga<br />

Electronics leased one of the tPaRK warehouses<br />

with an area of 5,250 sq m in tPaRK amata<br />

Nakorn. Kaga Electronics aims to use tPaRK’s<br />

warehouse for supporting their business expansion. Kaga Electronics<br />

already started operating inside this warehouse at the end of last year.<br />

Kintesu world express (Thailand) Co.,Ltd.<br />

Japanese logistics service provider, Kintesu World<br />

Express (Thailand) Co.,Ltd. operates international<br />

and domestic air freight forwarding, import and export<br />

,transportation and distribution. Early this year,<br />

Kintesu World Express signed an agreement to lease<br />

a warehouse with an area of 2,250 sq m in tPaRK Eastern Seaboard I.<br />

Kintesu World Express started their operation inside this warehouse from<br />

January 2012.<br />

Nittsu Shoji (Thailand) Co., Ltd.<br />

after signing the agreement to lease one of the<br />

tPaRK’s warehouses with an area of 1,761 sq m<br />

in tPaRK Eastern Seaboard I from mid-October<br />

2011, Nittsu Shoji (Thailand) Co., Ltd., a Japanese<br />

logistics service provider that provides warehousing, material handling,<br />

packing, distribution processing and logistics information processing,<br />

recently decided to lease an additional warehouse in tPaRK Eastern<br />

Seaboard I with an area of 5,010 sq m in January 2012. Nittsu Shoji aims<br />

to use the warehouse to increase their efficiency of logistics services.

LeSCHACO’S SOFT OPeNING<br />

FOR <strong>wAReHOuSeS</strong> AT TPARK BANGNA<br />

BANGKOK, THAILAND, FeBRuARY 2, 2012 – Leschaco (thailand)<br />

Ltd. had a soft opening of its new facilities with a total space<br />

of 25,000 sq m at tPaRK Bangna. For that purpose a welcome<br />

reception for Mr. Jörg Conrad, the Owner of Leschaco, Mr. Oliver<br />

Oestreich, COO and Member of the Leschaco Group Management<br />

Board, Mr. Manfred Gehrke, Managing Director of<br />

Leschaco thailand, and other members of the management, was<br />

held at the warehouse.<br />
