2011 was a record leasing year for TPARK.
During the year we leased out a net 137,763
sq m – a 74% increase on the net 79,000 sq m
we leased out in 2010. Again, a significant
proportion of this was in the form of Built-to-
Suit projects, and during the year we handed
over major facilities to Leschaco and GM/DHL
Demand continues to look robust from both the
retail/consumer products and industrial logistics
sectors. to best respond to this demand, tPaRK
have been acquiring more land so that we can
offer standard and Build-to-Suit customers the
choice of more buildings in more locations. From
land holdings of around 700 rai 2 years ago, we
now have 2,750 rai of land. this land acquisition
enables us to speculatively develop more
standard warehousing to be immediately available
for standard warehouse customers, and
already owning strategic sites gives Build-to-Suit
customers comfort and certainty by removing the
risks and delays associated with conditional land
acquisition.
about 1,000 rai of this recently acquired land is
on the Eastern Seaboard, to respond to demands
for space primarily for industrial logistics operators
around Laemchabang, and close to the industrial
estates clusters in Chonburi and Rayong.
More than 800 rai is in the Wangnoi area which,
with improved flood protection, remains a popular
distribution center for Bangkok and the North and
Northeast.
Whilst at the time of writing we only have 10,000
sq m of warehousing space available, we currently
have 50 warehouses totaling more than
180,000 sq m under construction, and further land
capable of providing 90 buildings of 737,000 sq
m under site preparation, in 12 locations. this
latter category gives us the flexibility to amend
the development schedule in response to demand
for custom-developed facilities. this puts us in
a good position to meet the needs of a very broad
spectrum of demand, and equips us to lease out
an increased amount of logistic warehouse space
in 2012.

Introducing
DG wAReHOuSeS
To meet the demand of our customers whose
business activities are related to hazardous substances
and chemical products, and to ensure the safety of the
customers and the public as well as the environment,
tPaRK develops Dangerous Goods (DG) warehouses
with the specifications that comply with the Department
of Industrial Works’ regulations.
tPaRK’s DG warehouses are located inside tPaRK
Bangna, Bangna-trad Road Km. 39. ■
Currently, there are 4 units of the DG warehouses.

wHAT IS A “DANGeROuS GOODS
wAReHOuSe”?
a Dangerous Goods (DG) warehouse is simply a warehouse which
is used for storing hazardous substances and chemical products.
wHAT ARe “HAzARDOuS
SuBSTANCeS”?
hazardous substances cover the following substances; Explosives,
Flammable substances, Oxidizing agent and peroxide, toxic substances,
Substances causing diseases, Radioactive substances,
Mutant causing substances, Corrosive substances, Irritating
substances, and other substances either chemical or otherwise
which may cause injury to persons, animals, plants, property, or the
environment. hazardous substances can be classified according to
the needs for control. there are 4 types of hazardous substances,
which are type 1, type 2, type 3, and type 4.
the provisions of the hazardous Substance act are regulated
and controlled by the Department of Industrial Works (DIW). this
act covers the law on hazardous substances including building
control. any company which is involved with hazardous substances
and chemical products or has certain business activities must apply
for a permit and certificate of registration issued in accordance with
the law on toxic substances prior to the date when the act came into
force. these activities include producing, importing and exporting,
possessing for sale, transport or use, or for storage. the permit
shall remain valid until expiration of the specified period. then the
company needs to renew a permit and certificate.
the DIW revised the law on hazardous substances and the law
has already been effective since april 18, 2011. there are penalties
for operators who fail to meet the requirements.
to mention all the issues specified in the act, would be too
extensive to cover in this column. therefore, we concentrate on
that part of this act that is related to building control, specifically
the DG warehouses’ specifications.
DANGeROuS GOODS (DG)
wAReHOuSeS
the main components of the DG warehouses are as following;
1. Building wall and Fire wall
■ the building wall and fire wall must be fire resistant.
the fire wall must have a 0.30 to 1.00 meter height above
the roof and also have a 0.30 to 0.50 meter length
extension of the wall.
■ the DG warehouses with a width of less than 30 meters
and a total area of more than 1,200 sq m must have fire
walls to separate the building from an adjacent building.
the distance between buildings must not be more than
40 meters within the same DG permit.
■ DG warehouses located at a distance less than 10 meters
from other buildings, must have fireproof walls to withstand
fire for at least 90 minutes.
2. Floor
■ Sufficient floor loading capacity to support the weight
of the products.
■ the construction material must be resistant to water and
hazardous substances.
■ Storage of flammable liquid, flammable gases and
explosive products, the floor must not allow the build up
of static electricity.
■ the floor must not absorb any liquid. It has to be flat, not
slippery and without any scratches or cracks. Furthermore,
it must be easy to clean.
■ Floor and floor structure must be capable of withstanding
fire for at least 90 minutes.

3. emergency exit Door
■ there must be at least two exit routes to permit prompt
evacuation of employees during an emergency. In the case
of large buildings, there must be emergency exit doors at
every 35 meters.
■ the emergency exit door must be easy to open from
inside. the exit door must not lead to a dead-end corridor.
also lighting for exit routes adequate for employees with
normal vision needs to be provided.
■ Exit routes must be unobstructed such as by materials or
equipment. Exit route doors should be kept free of decora-
tions or signs that obscure the visibility of exit route doors.
■ Emergency exit door must be fire resistant to withstand fire
for at least the same time as the fire wall.
■ Emergency exit doors must remain closed or automatically
closes in an emergency. any sliding fire door must have
safety equipment to protect the door from collapse.
4. Roof
■ the roofs must be designed to be able to release heat and
smoke during a fire.
■ Roofs must be constructed from fireproof materials, and
capable of withstanding fire for 30 minutes. the roofs’
bearing structures or steel structures must be protected by
incombustible substances.
■ Generally, there should be no ceiling below the roof.
however, for certain rooms which require ceilings, e.g.
cold room, the ceiling must be made from incombustible
materials and smoke and heat detectors should be
installed.
5. Ventilation System
■ these should be an efficient ventilation system, according
to the types of hazardous substances and chemical products
to be stored, to ensure a safe working environment.
■ there should be natural or mechanical ventilation inside
the warehouses.
■ Natural Ventilation: using the louvers to ventilate
■ Mechanical Ventilation: must be carefully designed
by technicians.
6. electricity, emergency Lighting, and electrical
equipment
■ the electricity and emergency lighting inside the DG
warehouses must be designed and installed to be protected
from combustion or explosion, and should be installed
according to the latest Electrical Engineering installation
standard.
■ the installation of lighting must be at least 0.5 meters higher
than the dangerous goods and must be explosion-proof lights.
■ Metal halide and mercury lamps must have covers to protect
the light bulbs from falling down.
■ there must be earthing lines and an electrical short
protection system.
7. Lightning Protection
■ Ensure that a lightning conductor is installed by technicians.
8. Alarm System
■ the alarm system must be installed at every 30 meters.
the audible notification must be loud and clearly audible in
the surrounding area. the alarm system must be tested at
least once a month.
9. Fire Fighting
■ DG warehouses must have adequate numbers and sizes
of fire extinguishers which are suitable for the products
stored inside the warehouses. Furthermore, these should
also be aBC or multi-purpose dry chemical, which is a dry
chemical extinguishing agent.
■ Fire extinguishers must be installed at easily-accessible
locations, along with a chart showing all the extinguishers’
locations. they must be easy to move and convenient to use.
■ a sprinkler system must be installed at the appropriate
position which allows the water or chemical water to spray
all the area of a fire.
■ Water hydrants must be available in appropriate numbers.
the distance between each water hydrant depends on the
length of fire hose, as well as water pressure.
■ the volume of water must be sufficient to run the fire pump
for at least 2 hours.
■ the installation of the fire extinguisher system must be
inspected and certified by an engineer from the Council of
Engineers.
10. Sewer water Dam
■ the sewer water that is used for firefighting must be kept
inside the container tank, and must be treated by a water
treatment process before being released to a public river.
■ the container tank must be big enough to avoid water leakage.
the size of the tank depends on the warehouse area.

aND ChEMICaL PRODUCtS
It is highly important for everyone who
works inside warehouses which are used for
the storage of hazardous substances and
chemical products to study the safety guidelines
for their health and safety from the
potential risks at work. In case of any accident,
e.g. leakage of any liquid chemical, fire or
explosion, which causes the loss of life and
property damage, the safety practice must be
carefully controlled under the experts’ supervisions.
therefore, Do You Know this issue will
cover the safety guidelines for the health and
safety of workers. the details are as shown
below;
■ Prepare chemical protective clothing and
personal equipments such as helmet,
safety spectacles, filter mask, plastic or
latex glove, apron and boots.
■ Clean up the chemical protective clothing
and equipments after use and ensure
that they are in good conditions to use
at all times.
■ Eating, drinking and smoking are prohibited
at the warehouse area.
■ Ensure that there is a washing
area inside the warehouse
e.g. emergency shower and
eyewash stations.
■ the safety signage must be
posted at the position which
can be visibly seen from all
directions.
■ the hazardous substances
and chemical products must
be kept at the area away
from the entrance and exit
doors of the warehouse.
Ensure that the racking is
strong enough to support
heavy materials without collapse.
■ to reduce the risk of fire and
contamination of substances,
the different types of hazardous
substances should be kept at
different location. In case
they are stored in the same
warehouse, ensure that the
building’s wall is a fire wall.
FIRST AID
FOR CHeMICAL
exPOSuRe
■ If a person inhales toxic substances,
a person should be taken to an open
area and get medical help immediately.
■ If a chemical gets into the eyes, the
eyes should be flushed with water
immediately. Continue to flush the
eyes with running water for at least
15 minutes. Get medical help
immediately.
■ If a chemical gets on the skin,
wash the chemical off with water and
remove clothing instantly. Continue to
wash body and get medical help
immediately.
■ If a person swallows a chemical,
do not make the person vomit but get
medical help immediately.
■ If a chemical burns the skin, use cool
water (not ice water) to relieve pain
and a sterile bandage to cover the
skin and get medical help.

their domestic sales.
Inoac Automotive (Thailand) Co.Ltd.
Inoac Automotive (Thailand) Co.Ltd. is a plastic
and synthetic materials manufacturer for the automotive
industry. at the end of last year, Inoac automotive
leased two warehouses with a total area of 4,800 sq m
in tPaRK amata Nakorn. these warehouses are to be used for business
expanding and storing automotive parts for the operation of their customers
inside the industrial estate.
Kaga electronics (Thailand) Co.,Ltd.
Kaga Electronics (Thailand) Co.,Ltd. is a Japanese
electronic components manufacturing and
procurement company. In December 2011, Kaga
Electronics leased one of the tPaRK warehouses
with an area of 5,250 sq m in tPaRK amata
Nakorn. Kaga Electronics aims to use tPaRK’s
warehouse for supporting their business expansion. Kaga Electronics
already started operating inside this warehouse at the end of last year.
Kintesu world express (Thailand) Co.,Ltd.
Japanese logistics service provider, Kintesu World
Express (Thailand) Co.,Ltd. operates international
and domestic air freight forwarding, import and export
,transportation and distribution. Early this year,
Kintesu World Express signed an agreement to lease
a warehouse with an area of 2,250 sq m in tPaRK Eastern Seaboard I.
Kintesu World Express started their operation inside this warehouse from
January 2012.
Nittsu Shoji (Thailand) Co., Ltd.
after signing the agreement to lease one of the
tPaRK’s warehouses with an area of 1,761 sq m
in tPaRK Eastern Seaboard I from mid-October
2011, Nittsu Shoji (Thailand) Co., Ltd., a Japanese
logistics service provider that provides warehousing, material handling,
packing, distribution processing and logistics information processing,
recently decided to lease an additional warehouse in tPaRK Eastern
Seaboard I with an area of 5,010 sq m in January 2012. Nittsu Shoji aims
to use the warehouse to increase their efficiency of logistics services.
