Athletic Field RenovationReaches Critical MilestoneMay 4, 2022 * The Amboy Guardian .7Press Release 4/26/22SOUTH AMBOY - Yesterday was a pivotal day in the ongoingrenovation of the Allie Clark Athletic Complex in South Amboywhen representatives of Land Tek began the installation of thenew artificial turf.“While the project will not be completed until July 1 the installationof the turf is a visual representation of just how hard wehave worked over the winter to deliver this state-of-the-art athleticfacility for South Amboy’s youth”, said Mayor Fred Henry.With the generous support of the Middlesex County Board ofCommissioners, who provided 1.5 million dollars in matchingfunds, the project will result in the complete re-construction ofthree of the five fields at the complex. As stated in themeeting, PARA never evaluatedwhether the Vision Plan wasfeasible.Viridian Partners, the designatedredeveloper for Gatewaysince 2015, hired Nassau Capital,a highly qualified and recognizedNew Jersey expert forassessing the financial feasibilityfor real estate development,to evaluate the feasibility ofPARA’s Vision Plan. Nassau’sstudy clearly demonstrates PA-RA’s Vision Plan does not work.The full study is posted at www.saveperthamboy.com. Thestudy concludes that PARA’sVision Plan can never be builtbecause:•Based upon current costs ofconstruction and the market valueof each residential unit, thedeveloper would lose $182,230per unit.•At 6,000 units, the developerwould lose a whopping $1.1 billion!No developer would builda project to lose that kind ofmoney.•This site served as a solidwaste landfill for decades. Toclean up this space for basementsand sub-terranean parking,as PARA’s plan calls for,the price of testing, air monitoring,dewatering and removalcosts would be $143 per ton –approximately $100,000,000for this entire site.•PARA’s plan suggests botha performing arts center anda new public school. To buildthese, the cost would be approximately$120 million,which would prorate the capitalcost of each of the suggested 12apartment buildings built on siteto $10 million per apartmentbuilding.PARA’s Vision Plan is not financiallyfeasible. PARA’s failureto analyze feasibility beforeand during preparation of theirVision Plan is utterly irresponsible.“Sometimes doing nothingis doing something.” This processwasted $17,500 of publicmoney producing the plan and,since August 17, 2021 (the datePARA announced it would pursuethis Vision Plan process),lost an additional $1,487,256 ofPerth Amboy’s tax revenue.
