The 2022 macro headlines of surging inflation, rising interest rates and a
cooling economy rippled through our micro yet robust real estate market here
in Stinson Beach. After two years of skyrocketing prices, last year showed
signs of steadying. In fact, only 16 properties sold within Stinson Beach. This is
compared to the previous 10 years where the average volume was closer to 24
properties sold per year. The average sales price in 2022 also held within 1% of
the prior year.
Despite this steadying, the increase in Stinson Beach home pricing, postpandemic
compared to pre-pandemic, is nothing short of eye-popping! In 2022,
the average sales price was up 73.6% from 3 years ago. In 2019, the average
sales price was $2,531,325 and in 2022 the average sales price was $4,396,769.
The coveted Seadrift neighborhood continues to raise the bar for real estate
in West Marin. Oceanfront sale prices increased 8% in the last year and have
increased 123% since 2019. Seadrift Lagoon sale prices increased by 55%
since 2019 from an average of $3,300,000 to an average of $5,200,000. Seadrift
Lagoon vacant lot sale prices have also increased drastically, up 135% on
average since 2019, with the highest lot sale at $3,250,000.
The Patios/Calles neighborhood saw sale pricing remain about the same as
the year prior, but that pricing is double what it was in 2019 from an average of
$1,048,000 to an average of $2,623,333. The Hill/Panoramic neighborhoods also
saw sale pricing remain similar to last year but still a 105% increase over 2019
sales prices from an average of $1,553,333 to an average of $3,187,600.
Despite the macro headlines, Stinson Beach remains one of the most sought
after real estate markets in all of Northern California. Strong buyers remain in the
market and given the limited housing stock; sellers are particularly advantaged.
