STEVE DAY<br />

Steve has 30+ years’ experience of working in the construction sector and has<br />

been a Director of Wynbrook for over 17 years.<br />

EXECUTIVE SUMMARY<br />

As Construction Director he has a high level of technical expertise which he uses to<br />

ensure schemes are built using the most up-to-date materials and cost-effective<br />

construction methods available. He is a focused proactive individual who has a<br />

high customer satisfaction record which is proven by his repeat client base.<br />

Steve Day of Wynbrook Limited and Ashley Cooper of Edward Cooper Young have<br />

come together to work under one umbrella after identifying their extensive joint<br />

construction industry knowledge and experience of working on developments within<br />

the Care Sector proved to be of extreme benefit to their customer base.<br />

This has now led to the creation of the Care Build Group and this development<br />

proposal is put forward on this basis.<br />

We provide below, background information on both Steve Day and Ashley Cooper<br />

ASHLEY COOPER<br />

Ashley has advised on over 100 Care Home projects in the last 15 years, making<br />

ECY RICS regulated experts in leading bespoke Care Home projects, ranging from<br />

small refurbishments to 100 bed + homes.<br />

Regularly speaking at forums and conferences in the Care Sector, Ashley offers<br />

specialist advice on cost efficiency and innovation in this field.


LOCATION & CURRENT<br />

LAND STATUS<br />

This freehold site is located to the South West of Derby, within<br />

Staffordshire, on the boarder with Derbyshire.<br />

The development area is situated slightly west of the town centre.<br />

Situated approximately 12 miles from Derby to the North West and<br />

has other large towns nearby such as Swadlincote, Lichfield, Ashby-dela-Zouch<br />

and Uttoxeter.<br />

The site area is 1.77 Acres which we plan to accomodate a 78 bed care<br />

home.<br />

The site’s western boundary fronts Wetmore Road which runs north<br />

into Yeoman business estate.<br />

The site does currently lie within a Flood risk level 3a area which is<br />

a flood defended area. These flood defences have been recently<br />

upgraded to accommodate for recent flooding.

The proposal currently on the site is to develop a 78 bed care home arranged over 3 floors at 50m2 per resident with 26 car<br />

parking spaces for visitors and staff.<br />

The scheme is an excellent opportunity to add a new, high-end care home in a vibrant and affluent area situated in the heart<br />

of Burton upon Trent, with easy access to the Town Centre and local amenities. The development is also ideally situated for the<br />

recruitment of all necessary qualified staff to run the facility.<br />

A proposed timetable for the scheme is as follows<br />

Burton upon Trent, East Staffordshire borough, Staffordshire,<br />

west-central England. It is situated mainly on the west bank of<br />

the River Trent. Most of the town belongs to the historic county<br />

of Staffordshire, but the neighbourhoods on the east bank<br />

of the Trent lie in the historic county of Derbyshire. Brewing<br />

is an ancient industry of the town, by 1801 there were nine<br />

brewing firms in Burton, and it is still an important industry<br />

there, Burton is popularly known as the brewing capital of<br />

the UK. Burton has benefitted in recent years from a rapid<br />

industrial growth, being along side the A38 and close links to<br />

major cities, the town has seen its appeal grow and continue to.<br />

Burton is steeped in history with its link to Saint Modwen,<br />

its Anglo Saxon Abbey from 1002, which still has<br />

sections standing. And later the battle of Burton in 1322.<br />

Burton today has various local lakes and parks, along side a<br />

football club and thriving brewery tourist attractions throughout<br />

the town.
