Welcome to the latest edition of the Hodges Bellarine Property Pulse, your trusted

source for insightful updates on the local real estate market. In this edition, we will

explore the impact of rising interest rates and inflation on the Bellarine property market,

highlighting recent developments that have influenced buyer demand and sentiment.

In recent months, the Australian property market has been closely monitoring the effects

of increasing interest rates and inflation, and the Bellarine Peninsula is no exception.

There have been significant changes in the market, and we have provided graphs below

to help you understand the key indicators. The first graph shows the current inflation

rate, which spiked in 2021 and 2022, reaching levels unseen since 1990. However, the

most recent data indicates a drop from 7.8% to 7%, giving economists reason to expect

that interest rates would remain at 3.6% for May however were shocked yesterday when

the RBA decided to raise 25 basis points to 3.5%.

Through April as the cash rate stabilised, we observed a notable improvement in buyer

sentiment. Over the past month, we have seen increased buyer activity during open

house inspections across the Bellarine, with a rise in submitted offers.

The second indicator worth monitoring is the graph illustrating fixed-rate mortgages. As

we progress further into the year, particularly into June, we anticipate approximately

17% of home loans transitioning away from their low fixed-rate mortgages.

Economists hold differing views on whether this upcoming wave of fixed-rate mortgage

transitions will mark the beginning of an economic downturn.
