About <strong>KSQS</strong><br />

Established in 2006, <strong>KSQS</strong> offers quantity surveying with complete cost<br />

management from fe<strong>as</strong>ibility studies right through to final account. <strong>Karl</strong> <strong>Slyne</strong><br />

h<strong>as</strong> an Honours Degree in <strong>Quantity</strong> Surveying and is a Chartered <strong>Quantity</strong><br />

Surveyor being a professional member of the Society of Chartered <strong>Surveyors</strong><br />

and the Royal Institute of Chartered <strong>Surveyors</strong>. Prior to founding <strong>KSQS</strong>, <strong>Karl</strong><br />

worked <strong>as</strong> <strong>as</strong>sociate director with two private practices in Cork for over 10 years.<br />

The firm’s projects have ranged from General Building, Civil Engineering to Design & Build<br />

projects. Clients have ranged from Government bodies to Developers and Private Clients.<br />

Specific roles have included general <strong>Quantity</strong> Surveying, Cost Engineering, Project Management<br />

and Contract Administration. The practice comprises of three surveyors together with<br />

and fe<strong>as</strong>ibility study to final account. We ensure that a realistic budget is established and lead the<br />

tendering process, contract negotiation and preparation of contract documentation. During the<br />

Loss Assessment/Insurance Re-instatement Valuations<br />

<strong>KSQS</strong> provide a range of services in this area, including Loss Assessing, Claims Consulting<br />

and Insurance Re-instatement Valuations. We will inspect the damage, compile a report for<br />

your insurance company, liaise with their appointed loss adjuster and negotiate a settlement<br />

satisfactory to you. <strong>KSQS</strong> can <strong>as</strong>sist you in investigating, preparing and negotiating the best<br />

possible settlement available within the highest professional standards applicable.<br />

The fee we charge for the professional service we provide to you is a percentage of claim<br />

settlement, agreed with you in advance and varies depending on the size of loss. In our<br />

experience the amount of settlement we negotiate given our specialist ability will maximize your<br />

entitlement within the terms of your insurance policy, or in the event of a third party claim,<br />

within the Rules of Law applicable.<br />

Bank Monitoring Reports<br />

<strong>KSQS</strong> Services<br />

Our experience in procuring many different building types in both the<br />

public and private sector coupled with our strong understanding of the<br />

construction contract and process places us a good position to closely<br />

monitor construction projects on behalf of banks and other lending<br />

institutions. As the project proceeds, <strong>KSQS</strong> can identify financial issues<br />

at the earliest possible opportunity.<br />

This service will ensure that the interests of the banks and other lending<br />

institutions are protected during the course of the development process.<br />

An Initial Fe<strong>as</strong>ibility Report will be prepared which will address issues such <strong>as</strong> building cost<br />

provision, the building contract, performance bond, level of contingency, contract completion<br />

dates, extent of PC and provisional sums.<br />

A Monthly Financial Report will be submitted to the lending institution and this will review the<br />

items covered in the initial report. The report will also address such issues <strong>as</strong> contract<br />

variations, value of work completed, review of programme and any contractual claims.<br />

<strong>KSQS</strong> liaise with the developer to discuss any discrepancies between actual performance and<br />

planned performance on site and include a detailed report in the monthly financial report. Both<br />

lenders and borrowers alike, appreciate the benefit of having a bank monitor who understands<br />

clearly the interface between construction costs, project budgets and financial loan<br />

agreements.<br />
