2012/2013

The Approved Capital Investment and
Cyclical Planned Maintenance Programme 2012/2013
Hounslow Homes Board and the Council have
approved the 2012/13 programme. The list of
addresses affected by the programme is attached
at the end of this document. The categories
of work are set out at the top of the page and
a tick shows which properties might benefit
from each type of work. For ease of reference
addresses are listed in alphabetical order.
Please note the programme may change if
more urgent work is identified as a result of
our continuing surveys. If your home or block is
included in the programme you will be informed
before any works are carried out. The initial
correspondence will be from a Hounslow Homes
Resident Liaison Officer.
Leaseholders should be aware that under
the terms of their lease, they may be required
to contribute towards the cost of any works
undertaken as part of the programme. Should
the contribution be above the £250 threshold
for statutory consultation (under the Landlord
and Tenant Act 1985, as amended), a Section 20
notice will be served.
Within the 2012/13 programme the categories of
work include:
Kitchen/Bathroom Refurbishments
The kitchen and bathroom programme is very
popular with tenants, and we will endeavour to
deliver the schemes mentioned. However, please
note that while we try to ensure that we deliver
the published programme it is subject to change
for the possible following reasons:
• New priorities coming forward as a result of
inspections
• Homes omitted previously being added back into
the programme
• The availability of sufficient resources

Roofing
The properties included have been identified for
roof covering renewal within the Ph6 roofing
programme, with any associated works also to
be included. This programme may take up to
two years to complete and is subject to final
surveys.
Structural Repairs
Previous surveys and monitoring have identified
the need for structural repair to a number of
properties. If your property is included, please
note that works could involve brickwork,
concrete and other associated building fabric
repairs.
Lift Refurbishment
Hounslow Homes Lift Replacement Programme
has identified that the lifts in these blocks require
refurbishment.
Electrical Inspections and Upgrades
This is a rolling programme of surveys and testing
of electrical systems in tenanted properties
to assist in identifying address/dwellings to
be included in the programme. We will then
undertake any remedial or improvement works
necessary ensuring that all properties meet the
required standard.
Domestic Heating Boiler Replacement
The Hounslow Homes replacement boiler
programme has been put together on the basis
of the age and type of existing boilers. We
will now undertake surveys of the equipment to
decide whether or not replacement is necessary.
Therefore, if your address is listed on the
schedule, you can expect to be included in the
survey programme. Our contractors will contact
you in writing to arrange an appointment.

District Heating (Boiler plant replacement)
The Hounslow Homes District Heating
programme is based on the age of the boiler
plant and pipework. The Programme is designed
to improve the energy efficiency of the systems
and replace components before they become too
costly to repair.
District Heating (Internals and controls)
Properties that are on the communal heating
system will benefit from having greater control
of the temperature within their properties. This
work will also help to reduce Hounslow Homes
CO2 emissions in line with the government’s
requirements.
Cold Water Storage Tank Replacements.
Surveys have identified the need for the renewal
of the cold water storage tanks to the properties
listed. These storage tanks provide the cold water
down services to the affected properties and
have to be maintained to a required standard.
Cyclical Redecorations and Repairs
Hounslow Homes Repairs Services Ltd will continue
to carry out a Cyclical Planned Maintenance
Programme. This programme includes all
necessary repairs identified to the block and
estate during the survey along with some minor
improvements and painting to the external and
internal communal areas of your home, block or
estate. These works are programmed on a seven
year cycle and to enable us to accurately schedule
works, a continuous survey will be in place. We
will carry out works if they are required, therefore
an inspection will take place before works begin.
Before any cyclical decorations works takes place
we will consult all residents affected, to let you
know when works are programmed to happen
and to offer you colour choice where appropriate.
Fire Protection Works
We are also undertaking some fire protection
works in high rise blocks. These works are not
listed here, but you will be notified if your flat
or block is affected and whether or not we
require access to your flat. We will try and keep
disruption to a minimum, but it is important that
residents allow us access in a timely fashion if
these essential works are to be delivered.
New Build and Regeneration
We are working in partnership with our
development partners to deliver a range of
new build and regeneration projects. During
2012/13 we expect to be on site at Manor Lane
and at various estates in the Heston Area. These
projects are slightly different but involve some
element of new housing and estate improvement
works. Following extensive consultation events in
Heston the regeneration works proposed include
security improvements (door entry systems and
fencing), landscaping, car parking and a local
area overhaul of children’s play areas. We will
be carrying out further consultation events
concerning the Heston Play Strategy in June
2012. Please see the Hounslow Homes website
for more details. The residents affected will be
consulted before any proposals are finalised.
All Hounslow Homes employees and our
contractors carry ID cards with their names
and photographs. You will be informed of
our contractors Resident Liaison Officers`
details once the works starts. If you are in
any doubt ask the caller to wait outside
while you call us to verify their identity. Do
not let anyone into your home unless you
are sure of their identity.
