mechanical conditioning is virtually<br />

eliminated and energy and water bills<br />

NatHERS<br />

(Nationwide House Energy Rating Scheme)<br />

rates <strong>Nishi</strong> as an average <strong>of</strong> 8 star, where the<br />

average rating in Canberra is 2.5 star; and a<br />

minimum new build requirement <strong>of</strong> 4 star.<br />

Building massing & orientation<br />

The shape and orientation <strong>of</strong> the building is<br />

c<strong>are</strong>fully designed to maximise views, daylight<br />

and prevailing wind direction.<br />

Solar thermal<br />

A ro<strong>of</strong>-mounted solar boosted gas fi red thermal<br />

system provides 70% <strong>of</strong> the building’s domestic<br />

hot water consumption on an annual basis.<br />

Passive solar heating<br />

Most apartments receive at least 4 hours <strong>of</strong><br />

sunshine per day to facilitate passive heating.<br />

Additional mechanical heat is only necessary<br />

during the coldest or cloudiest periods <strong>of</strong><br />

the winter.<br />

Dual-aspect design<br />

All apartments allow for cross ventilation<br />

and daylight access.<br />

Natural ventilation<br />

Apartments <strong>are</strong> naturally ventilated with<br />

operable glazing and sliding doors to provide<br />

fresh air and free cooling during shoulder<br />

seasons and the summer.<br />

High thermal mass<br />

Regulates temperatures through<strong>out</strong> the year<br />

by storing and releasing heat appropriately.<br />

Thermal buffer spaces<br />

Thermal buffer spaces in the forms <strong>of</strong> a<br />

conservatory and terrace/winter garden<br />

create transitional spaces between the<br />

<strong>out</strong>side ambient conditions and the main<br />

living space <strong>of</strong> the apartment. They limit heat<br />

loss and infi ltration during winter months and<br />

provide shading to the living space during<br />

summer months.<br />

External shading<br />

(specifi cally designed for Taiyo apartments)<br />

Fixed or operable shades <strong>are</strong> tuned by<br />

orientation to reduce solar gains in summer<br />

(minimising need for cooling) while allowing<br />

them in winter (to minimise the need for heating).<br />

Hydronic radiators<br />

While passive design provides comfortable<br />

conditions during most <strong>of</strong> the year, radiant<br />

heating provides additional comfort during the<br />

coldest months <strong>of</strong> the year, with lower energy<br />

consumption comp<strong>are</strong>d to forced air or electric<br />

resistance heating.<br />

Energy-effi cient lighting<br />

A combination <strong>of</strong> energy-effi cient lighting<br />

will be available.<br />

Sustainable material selection<br />

Materials have been c<strong>are</strong>fully selected based<br />

on its minimal ecological impact. These include<br />

low volatile organic compound (VOC) emitting<br />

materials, renewable timber sources from<br />

managed forests and natural materials<br />

which can be recycled or reused.<br />

Rainwater collection<br />

Estimated water savings for the residential<br />

building by harvesting rainwater will be 650,000<br />

litres/year with an estimated 80% (4 <strong>out</strong> <strong>of</strong> 5 <strong>toilet</strong><br />

fl ushes <strong>are</strong> free) <strong>of</strong> fl ush water requirements<br />

provided from the rainwater harvesting system.<br />
