NewActon is already recognised as Canberra’s
cultural hub where art and lifestyle abound from
weekday to weekend and is almost synonymous
with innovation, culture and the arts. Residents
in NewActon South and East as well as visitors
have come to appreciate the ever-changing roles
of art, contemporary craft and design in many of
Nishi’s public spaces and privately owned living
areas. Art and culture is a vital part of NewActon’s
fabric. With ongoing cultural programs all year
round in music, film and other festivals; it is little
wonder that NewActon will soon be a destination
point for numerous bars, cafés and restaurants,
an urban grocer, cinema, planned bike shop,
bookshop, gym, gallery; with other unique
service offerings being planned.
NewActon is also being seen as the setting for
those who recognise a collective responsibility
to reduce the impact we have on our planet—
and start to change the way we live. Along with
other innovative retail and commercial tenants,
NewActon has become the chosen location for
the Department of Climate Change and Energy
Efficiency’s new headquarters. NewActon’s
openly cultural spirit, diverse amenities and
active lifestyle anticipates the demands of
contemporary, urban people who want
engagement with their lives.
For those who don’t know Canberra, NewActon
is in a Central Business District/CBD location yet
is quite removed from the blander city landscape.
With views over Lake Burley Griffin and surrounding
parkland over Australian National University (ANU),
the opportunity to spend quiet times in such
uninterrupted spaces is also a key attraction.
Property
NewActon Eastern Courtyard—Vortex, David Jensz
Molonglo Group have created an extraordinary,
bold new apartment complex within the already
dynamic NewActon precinct right in the heart of
Canberra. Working in conjunction with Suppose
Design Office (Tokyo) and world-renowned
architects Fender Katsalidis Architects
(Melbourne) and with the international,
multidisciplinary engineering and sustainability
consultant group, Arup (London), a new approach to
a push for more sustainable modes of architecture,
design and placemaking has been realised.
Nishi consist of 1 and 2 bedroom apartments,
each of Nishi’s apartments has been inspired by the
principles of sustainability, and the interpretative
eye of design and contemporary art and is unlike
any other apartment concept seen in Australia.
NewActon is continually looking for new ways
for artists, craftspeople and designers makers to
contribute to the making of place and experience.
Collectively, we can all help to enable creators
to make new connections through their works
so that discussion, provocation or engagement
is encouraged. The energy that is perpetuated,
and the ability for artists and creators to continue
to live, ensures both art and artist are sustained
while residents and visitors are inspired
and delighted.
Nishi—Japanese for ‘West’—is not only about
physical orientation in NewActon’s west but draws
its inspiration from Makoto Tanijiri of Suppose Design
Office—to introduce a more refined aesthetic that
focuses on maximising the spaces used in a modern
apartment and eliminating waste or refining excess
to the essentials of simple elegance.
How do you believe Nishi responds to the current
demand for architectural sustainability?
We currently live in a world where architecture is rich
and heavily laden with systems, technologies, materials
and products that attempt to make our living more
sustainable. We want to return to basics.
To attempt to live sustainability by re-evaluating and
re-substantiating what we see as the fundamental
elements of architectural: light, shadow, and wind,
which are increasingly taken for granted or even
unconsidered. We would like to achieve a sustainable
design not as system of excess but as systems of
fundamentals.
What do you hope to achieve with this project?
In order that they survive, plants are perfectly adapted
to their environment. In their pursuit of light and
water, they grow and change their form to their best
advantage. Our strongest desire is to create architecture
that is as adaptable to its environment as plants are.
We believe that architecture is immeasurably
enriched by being able to achieve a perfect harmony
between itself and its environment.
What do you like about this project?
We are very interested in the close examination
of the relationship between architecture and its
environment in order to achieve sustainability.
This project has given us the opportunity to
re-discover sustainable design through subtracting
rather than adding to a building, which we believe can
result in discovering a new form of architectural design.
Nishi—
Sustainability
at a glance
With passive design and energy effi cient
fi ttings and appliances, the need for
mechanical conditioning is virtually
eliminated and energy and water bills
are reduced to levels far below any
other apartment building in Canberra.
NatHERS
(Nationwide House Energy Rating Scheme)
rates Nishi as an average of 8 star, where the
average rating in Canberra is 2.5 star; and a
minimum new build requirement of 4 star.
Building massing & orientation
The shape and orientation of the building is
carefully designed to maximise views, daylight
and prevailing wind direction.
Solar thermal
A roof-mounted solar boosted gas fi red thermal
system provides 70% of the building’s domestic
hot water consumption on an annual basis.
Passive solar heating
Most apartments receive at least 4 hours of
sunshine per day to facilitate passive heating.
Additional mechanical heat is only necessary
during the coldest or cloudiest periods of
the winter.
Dual-aspect design
All apartments allow for cross ventilation
and daylight access.
Natural ventilation
Apartments are naturally ventilated with
operable glazing and sliding doors to provide
fresh air and free cooling during shoulder
seasons and the summer.
High thermal mass
Regulates temperatures throughout the year
by storing and releasing heat appropriately.
Thermal buffer spaces
Thermal buffer spaces in the forms of a
conservatory and terrace/winter garden
create transitional spaces between the
outside ambient conditions and the main
living space of the apartment. They limit heat
loss and infi ltration during winter months and
provide shading to the living space during
summer months.
External shading
(specifi cally designed for Taiyo apartments)
Fixed or operable shades are tuned by
orientation to reduce solar gains in summer
(minimising need for cooling) while allowing
them in winter (to minimise the need for heating).
Hydronic radiators
While passive design provides comfortable
conditions during most of the year, radiant
heating provides additional comfort during the
coldest months of the year, with lower energy
consumption compared to forced air or electric
resistance heating.
Energy-effi cient lighting
A combination of energy-effi cient lighting
will be available.
Sustainable material selection
Materials have been carefully selected based
on its minimal ecological impact. These include
low volatile organic compound (VOC) emitting
materials, renewable timber sources from
managed forests and natural materials
which can be recycled or reused.
Rainwater collection
Estimated water savings for the residential
building by harvesting rainwater will be 650,000
litres/year with an estimated 80% (4 out of 5 toilet
fl ushes are free) of fl ush water requirements
provided from the rainwater harvesting system.
Highest rated water effi cient appliances*
