<strong>Bay</strong> <strong>County</strong> <strong>Home</strong> <strong>Builders</strong> <strong>Association</strong>, Inc. is a not-forpr<strong>of</strong>it<br />

corporation providing services to builders, remodelers,<br />

suppliers, subcontractors, and others affiliated with the<br />

construction/ building industry. The <strong>Association</strong> shall promote<br />

the building industry; be active politically and legislatively in<br />

the regulatory and legal arenas, and educate and inform<br />

members and the community relative to the betterment <strong>of</strong> the<br />

housing industry. The <strong>Association</strong> intends to be prominent in<br />

the community, have a positive image, and provide affordable,<br />

A WOOD FLOOR IS NOT PURCHASED, IT’S ADOPTED!<br />

� First and foremost be realistic. Wood floors chip, dent, scratch, develop cracks between boards, wood<br />

flooring ins natural. God made it; man only shaped and colored it.<br />

� Before purchasing a new floor, view a display panel or sample(3’x3’). The most common concerns after<br />

an installation is completed are that the end user didn’t realize the floor was going to be this color or<br />

shade or have that many knots. Please remember there are numerous grades <strong>of</strong> hardwood flooring.<br />

� Acclimation, with hardwood flooring it is not as much specific time rather specific moisture content.<br />

� HVAC needs to be operating before, during and after the installation. If you are not comfortable the<br />

wood is not, what the existing temperature and relative humidity requirements?<br />

� With new construction, all wet trades need to be finished before wood is brought onsite<br />

� When installed over a crawl space, does it meet NOFMA requirements? This requires vapor barrier<br />

installation and adequate ventilation. Wood flooring nailed down needs a moisture retardant installed<br />

(15ib. felt)<br />

� Is the sub floor at least 5/8” T & G? Does the floor meet required levelness and flatness NOFMA<br />

requirements?<br />

� Engineered wood floors can be installed in basements, as long as the water vapor emissions from the<br />

concrete are addressed.<br />

� With waterfront property, an engineered hardwood floor may be a better choice.<br />

� What is the type <strong>of</strong> finish? Factory finish or site finish? Each has advantages.<br />

� Maintenance: follow manufacture’s recommendations. The least amount <strong>of</strong> moisture is always<br />

preferred.<br />

� Sweep the floor on a regular basis! Loose soils can dull the best <strong>of</strong> finishes.<br />

� Keep the dog’s nails trimmed especially on smooth grained floors such as maple.<br />

� Wood floors can provide generations <strong>of</strong> satisfied use. Wood needs to be installed correctly, within<br />

structures, with an environment providing for its needs- and the floor is maintained properly. These<br />

are general guidelines and not specific to any product.<br />

HELPFUL TIPS FOR CARE OF LAMINATE FLOORING<br />

� All laminate floors need to be acclimated to room temperature prior to installation – generally 24-<br />

48 hours. Leave in unopened packages in the area floor is to be installed.<br />

� Laminate floors are floating installation and require a recommended underlay.<br />

� Sub-floors must be flat and level within manufacture’s tolerances.<br />

(No Dips or Humps!)<br />

� Expansion spacing along all vertical surfaces (typically ¼”- 3/16”)<br />

� Room temperature needs to always be in the comfortable range.<br />

� Moisture: Too much, not more than 14% measured with a moisture meter. (If Over, Address Why)<br />

� Spilled water!! Remove as quickly as possible!<br />

� In bathrooms and kitchens, seal edge <strong>of</strong> installed floor with sealant.<br />

� Be aware that laminate will dent and scratch. Use felt chair leg pads.<br />

This list <strong>of</strong> suggestions is by no means inclusive. The Prior mentioned points cover some <strong>of</strong> the most<br />

common installation and performance complaints that we have found through inspections. This list id<br />

general in nature and does not reflect any specific brand <strong>of</strong> flooring<br />

Facts on the Energy-Efficiency Tax Credit<br />

Take advantage <strong>of</strong> improved tax credits available for a number <strong>of</strong> energy-efficient home improvements.<br />

The Existing <strong>Home</strong> Retr<strong>of</strong>it Tax Credit (Tax Code Section 25C): Tax credits are available at 30% <strong>of</strong> the cost, up<br />

to a $1,500 lifetime limit, for installations in 2009 & 2010 (for existing homes only) <strong>of</strong> these products:<br />

Windows and Doors Insulation Ro<strong>of</strong>s (Metal and Asphalt)<br />

HVAC Water Heaters (non-solar) Biomass Stoves<br />

Installation costs may be included as part <strong>of</strong> the tax credit calculation for certain HVAC, water heater, and biomass stove<br />

installations.<br />

The Wind, Solar, Geothermal and Fuel Cell Tax Credit (Tax Code Section 25D): Tax credits are available at 30% <strong>of</strong><br />

the cost, with no cap through 2016 (for existing homes and new construction) for:<br />

The energy-efficiency home products must be “placed in service” between Jan. 1, 2009 and Dec. 31, 2010. The credits are only<br />

valid for improvements made to the taxpayer's principal residence, except for qualified geothermal, solar, wind property, which can<br />

be installed on any home used as a residence by the taxpayer.<br />

<strong>Home</strong> owners can claim the 25C and 25D credits on Form 5695 when they file their income tax returns. Check with<br />

your tax pr<strong>of</strong>essional to ensure correct application <strong>of</strong> the energy-efficiency tax credit. Retain all receipts as well as<br />

records that include:<br />

Name and address <strong>of</strong> the manufacturer ~ Make, model or other appropriate identifiers for the component<br />

Manufacturer’s statement that the component meets the tax credit standards ~ Climate zones for which the criteria are satisfied.<br />

Survey Identifies Hottest Outdoor Living Trends for 2010<br />

A survey released by the American Society <strong>of</strong> Landscape Architects (ASLA) last month found that outdoor living spaces<br />

continue to grow in popularity but home owners this year are expected to cut back on frills and concentrate on the basics in<br />

response to a cool economy. Overall, 94.4% <strong>of</strong> the residential landscape architects participating in the trends survey rated<br />

outdoor living spaces like kitchens or entertaining space as somewhat or very popular for 2010. Among kitchen features, the<br />

most popular include the classic outdoor grill (94.4%) and counter space (73.5%). Much less popular were more elaborate<br />

kitchen elements like outdoor refrigerators (52.8%) and sinks (50%). This year’s trend in popular outdoor entertainment<br />

features followed a similar pattern, with the essentials favored over more expensive and elaborate items.<br />

Landscape architects said they expected to see the most interest in seating and dining areas (95.6%), a pit/fireplace (94%),<br />

using installed seating like benches and seatwalls (90.6%) and weatherized outdoor furniture (77.1%). They were less<br />

enthusiastic about stereo systems (57.2%), outdoor heaters (43.9%) and TVs (35.5%). “<strong>Home</strong> owners want to create a sense<br />

<strong>of</strong> place for their family, friends and neighbors to enjoy outside, but an uncertain economy means many will dial back some <strong>of</strong><br />

the extra features we’ve seen in past years,” said ASLA Executive Vice President and CEO Nancy Somerville.<br />

Among landscape and garden features, 2010 will see an increase <strong>of</strong> design elements that save on time and money,<br />

the survey found. Topping the list are:<br />

� Low-maintenance landscapes (94%)<br />

� Drip/water-efficient irrigation (85.2%)<br />

� Native/adapted drought-tolerant plants (85.2%)<br />

� Less lawn (73.9%)<br />

Also popular were fountains/water features (87.8%) and food/vegetable gardens (78.5%).<br />

How to Choose a Builder<br />

If you're considering building a new home or remodeling the home you're in now, here's a<br />

checklist and important information to help you select your contractor.<br />

� Do they have a permanent business address?<br />

� Can they provide references?<br />

� Ask to see their state license or check online at the Michigan Department <strong>of</strong> Labor & Economic<br />

Growth Licensing Division.<br />

� Do they have current liability insurance and workers compensation coverage? Note: If you hire someone<br />

who is unlicensed and/or uninsured you may be held liable for any injuries that occur while working on<br />

your property.<br />

� How long have they been in business?<br />

� Check with your city building department for any local complaints.<br />

� Check with your county clerk to make sure there are no civil suits against the contractor.<br />

� Check with your local home builders association to see if they are a member.*<br />

� Make sure you receive a complete, clearly written contract for the work to be done.<br />

� Do not pay cash up front.<br />

Be sure the estimates specify the total price and the method <strong>of</strong> payment, the kind and quality <strong>of</strong><br />

materials to be used and the estimated length <strong>of</strong> time it will take to complete the work.<br />
