MISSION STATEMENT
Bay County Home Builders Association, Inc. is a not-forprofit
corporation providing services to builders, remodelers,
suppliers, subcontractors, and others affiliated with the
construction/ building industry. The Association shall promote
the building industry; be active politically and legislatively in
the regulatory and legal arenas, and educate and inform
members and the community relative to the betterment of the
housing industry. The Association intends to be prominent in
the community, have a positive image, and provide affordable,
reasonable, and quality housing for Bay County residents.
A. To achieve these goals, members pledge allegiance to the
following principles and policies:
1. Our paramount responsibility is to our customers, our community,
and our country.
2. Honesty is our guiding business policy.
3. High standards of health, safety, and sanitation shall be built into
every home.
4. Members shall deal fairly with their respective employees,

A WOOD FLOOR IS NOT PURCHASED, IT’S ADOPTED!
� First and foremost be realistic. Wood floors chip, dent, scratch, develop cracks between boards, wood
flooring ins natural. God made it; man only shaped and colored it.
� Before purchasing a new floor, view a display panel or sample(3’x3’). The most common concerns after
an installation is completed are that the end user didn’t realize the floor was going to be this color or
shade or have that many knots. Please remember there are numerous grades of hardwood flooring.
� Acclimation, with hardwood flooring it is not as much specific time rather specific moisture content.
� HVAC needs to be operating before, during and after the installation. If you are not comfortable the
wood is not, what the existing temperature and relative humidity requirements?
� With new construction, all wet trades need to be finished before wood is brought onsite
� When installed over a crawl space, does it meet NOFMA requirements? This requires vapor barrier
installation and adequate ventilation. Wood flooring nailed down needs a moisture retardant installed
(15ib. felt)
� Is the sub floor at least 5/8” T & G? Does the floor meet required levelness and flatness NOFMA
requirements?
� Engineered wood floors can be installed in basements, as long as the water vapor emissions from the
concrete are addressed.
� With waterfront property, an engineered hardwood floor may be a better choice.
� What is the type of finish? Factory finish or site finish? Each has advantages.
� Maintenance: follow manufacture’s recommendations. The least amount of moisture is always
preferred.
� Sweep the floor on a regular basis! Loose soils can dull the best of finishes.
� Keep the dog’s nails trimmed especially on smooth grained floors such as maple.
� Wood floors can provide generations of satisfied use. Wood needs to be installed correctly, within
structures, with an environment providing for its needs- and the floor is maintained properly. These
are general guidelines and not specific to any product.

HELPFUL TIPS FOR CARE OF LAMINATE FLOORING
� All laminate floors need to be acclimated to room temperature prior to installation – generally 24-
48 hours. Leave in unopened packages in the area floor is to be installed.
� Laminate floors are floating installation and require a recommended underlay.
� Sub-floors must be flat and level within manufacture’s tolerances.
(No Dips or Humps!)
� Expansion spacing along all vertical surfaces (typically ¼”- 3/16”)
� Room temperature needs to always be in the comfortable range.
� Moisture: Too much, not more than 14% measured with a moisture meter. (If Over, Address Why)
� Spilled water!! Remove as quickly as possible!
� In bathrooms and kitchens, seal edge of installed floor with sealant.
� Be aware that laminate will dent and scratch. Use felt chair leg pads.
This list of suggestions is by no means inclusive. The Prior mentioned points cover some of the most
common installation and performance complaints that we have found through inspections. This list id
general in nature and does not reflect any specific brand of flooring

Facts on the Energy-Efficiency Tax Credit
Take advantage of improved tax credits available for a number of energy-efficient home improvements.
The Existing Home Retrofit Tax Credit (Tax Code Section 25C): Tax credits are available at 30% of the cost, up
to a $1,500 lifetime limit, for installations in 2009 & 2010 (for existing homes only) of these products:
Windows and Doors Insulation Roofs (Metal and Asphalt)
HVAC Water Heaters (non-solar) Biomass Stoves
Installation costs may be included as part of the tax credit calculation for certain HVAC, water heater, and biomass stove
installations.
The Wind, Solar, Geothermal and Fuel Cell Tax Credit (Tax Code Section 25D): Tax credits are available at 30% of
the cost, with no cap through 2016 (for existing homes and new construction) for:
Geothermal Heat Pumps Solar Panels Solar Water Heaters
Small Wind Energy Systems Fuel Cells
The energy-efficiency home products must be “placed in service” between Jan. 1, 2009 and Dec. 31, 2010. The credits are only
valid for improvements made to the taxpayer's principal residence, except for qualified geothermal, solar, wind property, which can
be installed on any home used as a residence by the taxpayer.
Home owners can claim the 25C and 25D credits on Form 5695 when they file their income tax returns. Check with
your tax professional to ensure correct application of the energy-efficiency tax credit. Retain all receipts as well as
records that include:
Name and address of the manufacturer ~ Make, model or other appropriate identifiers for the component
Manufacturer’s statement that the component meets the tax credit standards ~ Climate zones for which the criteria are satisfied.

Survey Identifies Hottest Outdoor Living Trends for 2010
A survey released by the American Society of Landscape Architects (ASLA) last month found that outdoor living spaces
continue to grow in popularity but home owners this year are expected to cut back on frills and concentrate on the basics in
response to a cool economy. Overall, 94.4% of the residential landscape architects participating in the trends survey rated
outdoor living spaces like kitchens or entertaining space as somewhat or very popular for 2010. Among kitchen features, the
most popular include the classic outdoor grill (94.4%) and counter space (73.5%). Much less popular were more elaborate
kitchen elements like outdoor refrigerators (52.8%) and sinks (50%). This year’s trend in popular outdoor entertainment
features followed a similar pattern, with the essentials favored over more expensive and elaborate items.
Landscape architects said they expected to see the most interest in seating and dining areas (95.6%), a pit/fireplace (94%),
using installed seating like benches and seatwalls (90.6%) and weatherized outdoor furniture (77.1%). They were less
enthusiastic about stereo systems (57.2%), outdoor heaters (43.9%) and TVs (35.5%). “Home owners want to create a sense
of place for their family, friends and neighbors to enjoy outside, but an uncertain economy means many will dial back some of
the extra features we’ve seen in past years,” said ASLA Executive Vice President and CEO Nancy Somerville.
Among landscape and garden features, 2010 will see an increase of design elements that save on time and money,
the survey found. Topping the list are:
� Low-maintenance landscapes (94%)
� Drip/water-efficient irrigation (85.2%)
� Native/adapted drought-tolerant plants (85.2%)
� Less lawn (73.9%)
Also popular were fountains/water features (87.8%) and food/vegetable gardens (78.5%).

How to Choose a Builder
If you're considering building a new home or remodeling the home you're in now, here's a
checklist and important information to help you select your contractor.

� Do they have a permanent business address?
� Can they provide references?
� Ask to see their state license or check online at the Michigan Department of Labor & Economic
Growth Licensing Division.
� Do they have current liability insurance and workers compensation coverage? Note: If you hire someone
who is unlicensed and/or uninsured you may be held liable for any injuries that occur while working on
your property.
� How long have they been in business?
� Check with your city building department for any local complaints.
� Check with your county clerk to make sure there are no civil suits against the contractor.
� Check with your local home builders association to see if they are a member.*
� Make sure you receive a complete, clearly written contract for the work to be done.
� Do not pay cash up front.
Be sure the estimates specify the total price and the method of payment, the kind and quality of
materials to be used and the estimated length of time it will take to complete the work.
*Members of the Home Builders Association have access to the latest industry information
through the association sponsored educational programs, Michigan Builder magazine, and the
networking that takes place at the conventions, conferences, and general membership meetings.
Active members show their commitment and dedication to the industry by donating their time and
often their financial resources. They serve on committees, communicate with their legislators, and
are involved in community projects; all to enhance the professionalism of the industry.
Builders should be involved in the industry to keep up with the latest changes in codes,
products and techniques. These benefits make the members of the association the cream of the
crop. Non members may be out-of-touch with such issues and thus do their clients -- and
themselves -- a disservice."
