I’m happy to say that, at
CTP, as we enter the fourth
quarter of this year, we are
on schedule to reach our
2012 targets. Construction
work on various properties
is in line with our planning.
Unfortunately, this is not
the case for my house that
I am building outside of
Prague. It now looks like
that it will be ready for
move-in in summer 2013.
In Humpolec, we are enjoying the new office and
look forward to the next decade and to the new
business opportunities it will bring.
We have seen many changes during the previous
period. For example, the Czech Republic has
gone from being known as an area with low-cost
production facilities to one of the top choices in
Europe for state-of-the-art high-tech production
facilities.
The Czech Republic has proven to be a reliable
and stable business-smart location for many of our
clients. This was also the message in New York
at the Brno Days event. It was fantastic to see how
enthusiastic companies like Honeywell, IBM, FEI,
AVG are about Brno and their future in the Czech

CTP has entered Q4 2012
in a strong financial
and business position.
Currently, 17 properties
with a combined leasable
area of nearly 140,000 m 2
in Ostrava, Brno, Humpolec
and Mladá Boleslav are
under construction and
scheduled for handover in
Q4 2012 and 2013.
Two properties in Ostrava—
IQ Ostrava and at CTPark Ostrava—with combined
leasable area of 25,000 m 2 , were completed earlier
this year.
Other recent milestones include the acquisition
of a 24,000 m 2 production facility occupied by
Honeywell adjacent to CTPark Brno, as well as land
for future development.
All projects under construction are secured by bank
financing. CTP is currently cooperating with nine
banking partners. We expect to secure over €100
mil. in new financing and refinancing in 2012.
On the back of CTP’s strong results this year to
date, and with new projects in the pipeline, we
estimate record-high rental income in 2012 of
€112 mil., an increase from last year’s record
of €100 mil.
By end 2012, CTP’s portfolio of leasable space
will be approximately 1.9 mil m 2 , with assets
expected to total €2 bil.

Q3 2012 is already over
and time is running as
always. I am glad to say
that we have already
achieved several of our
goals set at the start of
the year. Our main focus
has been on maintaining
the health of our existing
portfolio. From a business
development perspective
this means working on
clear and open dialogue with our existing clients
and supporting their business needs going forward.
Our goal of further reducing vacancy has been
achieved via the success of our existing clients and
happily by several new names such as Hellmann,
Kärcher and others. Judging by market statistics,
we will be able to reduce vacancy to almost zero
at several locations, as very few speculative
developments are taking place.
There is still much discussion about what will
happen in Europe, but I believe most people are
fed-up with media scaremongering and are getting
on with business as usual. We certainly are!

Humpolec — CTP is putting the finishing touches
on the new website for its award-winning CTPark
Network, which is being totally revamped and
redesigned.
The new site, which will be online by end of the
year, contains up-to-the-minute data on current
availability within the CTPark Network, supported by
Google Maps technology that allows the viewer to
zoom in to any location.
Created by BrandBase studio in Amsterdam,
the website features a new look and navigation
system, with high-quality video presentations of key
CTPark locations. The innovative design emphasizes
user friendliness and creates a seamless visitor

CTP Wins Land Purchase Tender
in Nošovice
CTPark Nošovice — CTP
has won a public tender
for the purchase of
seven hectares of land
in Nošovice in northern
Moravia, near Hyundai’s
European car assembly
plant. The decision was
confirmed on 6 September

Nošovice is set to become
the newest member of the
CTPark Network, enabling CTP to further extend its
offer of A-class facilities to automotive suppliers,
logistics operators and high-tech producers.
Permitting and preparatory work has already
begun. In Phase I, CTP plans to build two buildings
with combined leasable area of up to 24,000 m2 by 2013.

— On 25 September,
ViskoTeepak officially
launched activities at

– Phase II. During the
opening speech, Johan
Dirksen, Vice President

ViskoTeepak, explained
that the company chose
to locate to new facilities at CTPark Brno – Phase
II to support new production. Guests included over
150 members of Brno’s international business
community.
Custom fit-out provided by CTP includes a system
to maintain constant temperature and humidity
levels throughout the building.
ViskoTeepak is one of the world’s leading
producers of casings for processed meat producers.
Output from the new facility will be distributed to
customers across Europe and Asia.

IQ Ostrava at Work

IQ Ostrava — It’s official! IQ Ostrava is open for
business! Tieto—the flagship tenant at IQ Ostrava
—officially took over its 22,000 m 2 of A-class
office and R&D space in September 2012. They
will be joined in October by several new shops and
eateries, including a deli and bakery and a fullservice
restaurant, which will open by year end.
The first scheduled event at IQ Ostrava is a “RUN
UP” practice run at Tieto Towers for a charity event
at Ostrava City Hall later this year. On 20 th October,
Tieto hosts a Family Day for employees.

ND Logistics/Danone at Home
at CTPark Divišov
CTPark Divišov — ND Logistics has extended its
lease at CTPark Divišov of a 5,000 m 2 chilled
warehouse, which it operates for Danone. As part
of the agreement, CTP will upgrade the warehouse
with free-cooling technology, which will result in
energy savings of 15%.
ND chose to prolong its lease in part because
of CTPark Divišov’s ideal location on the E55/D1
motorway near Danone’s plant, as well as for the
available workforce in the region.

Expansion for Valeo Compressor.
CTPark Humpolec — CTP is finalising construction
of a new, 2,452 m 2 CTSpace facility for long-time
CTPark Humpolec tenant Valeo Compressor.
Valeo currently leases nearly 20,000 m 2
of A-class production and storage facilities at
CTPark Humpolec, where it produces compressor
systems for automotive manufacturers such as VW,
Daimler, PSA, and Toyota.

New Retail Units at Barrandov
Retail Centre in Prague
Prague — CTP is finalising preparations for two
new retail units of 210 m 2 and 36 m 2 at Barrandov
Retail Centre in Prague. In addition, CTP is carrying
out further infrastructure improvements at the
site, including the installation of new sanitary
facilities and a new shopping arcade for the future
development of 4,500 m 2 of new retail space.

Honeywell Offices: Full-Speed Ahead
CTPark Brno — Construction work on a 5,400 m 2
CTOffice extension to Honeywell’s existing building
at CTPark Brno is moving full-speed ahead.
All infrastructure works have been completed,
including new parking places between Honeywell’s
office building and new extension and its nearby
production facility.
The concrete structure for the extension is now
completed, and during October and November
the facade will be constructed and closed.
Final fit-out works will start in January 2013,
with handover by early spring.
Honeywell has also moved into a completely
renovated, 830 m 2 office space at Spielberk Office
Centre in Brno. Handover was on 1 October 2012.

CTBox Ostrava
CTPark Ostrava — CTP has expanded the successful
CTBox concept to CTPark Ostrava. To date, six units
have been built, and four standard 450 m 2 units
are currently available. CTP plans to build another
8 units in the first phase. Ideal for start-up
operations, the CTBox concept provides the 3-in-1
functionality of showroom, offices and warehousing
together in one efficient unit.
