Investment in the project,

makers, will launch activities
at CTPark Mladá Boleslav with
the production and design of
exhaust elements for passenger
cars. Handover is scheduled for
April 2013.
With strategic location on the
main highway from Prague and
less than ten minutes from the Škoda Auto supply gate,
CTPark Mladá Boleslav provides ideal access to one of
the largest automotive hubs in Central Europe.
CTP acquired the 192,000 m 2 site in June 2011 and
plans to build an additional 50,000 m 2 of A-class facilities
at CTPark Mladá Boleslav in the coming years.
All permitting and preparatory work, including utilities
installation, has now been completed. Units are available
starting from 1,000 m 2 .

CTP Expanding at CTPark Brno
– Phase II
CTPark Brno – Phase II — CTP is in the process of
expanding CTPark Brno – Phase II.
Following the successful conclusion of €35 mil. in
new loans, CTP will construct three new buildings for the
companies FEI, Coavis and Dascher, with a combined
leasable area of over 60,000 m 2 .
To date, CTP has raised a total of €95 mil. in new
financing for the construction of seven new properties
at CTPark Brno – Phase II.

I’m happy to say that, at
CTP, as we enter the fourth
quarter of this year, we are
on schedule to reach our
2012 targets. Construction
work on various properties
is in line with our planning.
Unfortunately, this is not
the case for my house that
I am building outside of
Prague. It now looks like
that it will be ready for
move-in in summer 2013.
In Humpolec, we are enjoying the new office and
look forward to the next decade and to the new
business opportunities it will bring.
We have seen many changes during the previous
period. For example, the Czech Republic has
gone from being known as an area with low-cost
production facilities to one of the top choices in
Europe for state-of-the-art high-tech production
facilities.
The Czech Republic has proven to be a reliable
and stable business-smart location for many of our
clients. This was also the message in New York
at the Brno Days event. It was fantastic to see how
enthusiastic companies like Honeywell, IBM, FEI,
AVG are about Brno and their future in the Czech
Republic. Full speed till Christmas!

CTP has entered Q4 2012

under construction and
scheduled for handover in
Q4 2012 and 2013.
Two properties in Ostrava—
IQ Ostrava and at CTPark Ostrava—with combined
leasable area of 25,000 m 2 , were completed earlier
this year.
Other recent milestones include the acquisition
of a 24,000 m 2 production facility occupied by
Honeywell adjacent to CTPark Brno, as well as land
for future development.
All projects under construction are secured by bank
financing. CTP is currently cooperating with nine
banking partners. We expect to secure over €100
mil. in new financing and refinancing in 2012.
On the back of CTP’s strong results this year to
date, and with new projects in the pipeline, we
estimate record-high rental income in 2012 of
€112 mil., an increase from last year’s record
of €100 mil.
By end 2012, CTP’s portfolio of leasable space
will be approximately 1.9 mil m 2 , with assets
expected to total €2 bil.

that we have already
achieved several of our
goals set at the start of
the year. Our main focus
has been on maintaining
the health of our existing
portfolio. From a business
development perspective
this means working on
clear and open dialogue with our existing clients
and supporting their business needs going forward.
Our goal of further reducing vacancy has been
achieved via the success of our existing clients and
happily by several new names such as Hellmann,
Kärcher and others. Judging by market statistics,
we will be able to reduce vacancy to almost zero
at several locations, as very few speculative
developments are taking place.
There is still much discussion about what will
happen in Europe, but I believe most people are
fed-up with media scaremongering and are getting
on with business as usual. We certainly are!

on the new website for its award-winning CTPark
Network, which is being totally revamped and
redesigned.
The new site, which will be online by end of the
year, contains up-to-the-minute data on current

at CTPark Divišov
CTPark Divišov — ND Logistics has extended its
lease at CTPark Divišov of a 5,000 m 2 chilled
warehouse, which it operates for Danone. As part
of the agreement, CTP will upgrade the warehouse
with free-cooling technology, which will result in
energy savings of 15%.
ND chose to prolong its lease in part because
of CTPark Divišov’s ideal location on the E55/D1
motorway near Danone’s plant, as well as for the
available workforce in the region.

Honeywell Offices: Full-Speed Ahead
CTPark Brno — Construction work on a 5,400 m 2
CTOffice extension to Honeywell’s existing building
at CTPark Brno is moving full-speed ahead.
All infrastructure works have been completed,
including new parking places between Honeywell’s
office building and new extension and its nearby
production facility.
The concrete structure for the extension is now
completed, and during October and November
the facade will be constructed and closed.
Final fit-out works will start in January 2013,
with handover by early spring.
Honeywell has also moved into a completely
renovated, 830 m 2 office space at Spielberk Office
Centre in Brno. Handover was on 1 October 2012.

to Attract New Investment
Prague — A recent survey by Ernst & Young shows that in
2011 the Czech Republic attracted more new investment
projects than in the years preceding the economic crisis.
This is in large part due to the country’s strong
fundamentals: a highly educated workforce, competitive
wage costs, advanced infrastructure, strategic position,
and cost-effectiveness compared to Western Europe.
According to the report, the Czech Republic ranks among
the world’s top 20 countries in terms of attractiveness for
investors.

product revenue comes from output in Brno, and this is set

Central European Institute
of Technology Launches in Brno
Construction work on the
main buildings of the
Central European Institute
of Technology has officially
begun. CEITEC, a co-project between Masaryk University,
Brno University of Technology (VUT) and the European
Union, will establish Brno as a world centre for cutting
edge scientific research in areas such as nanotechnology,
advanced materials, structural biology, molecular medicine
and neurology.
Total investment in the project is in excess of €200 mil.,
making it one of the largest infrastructure investments

Hellmann to CTPark Bor
CTPark Bor — Hellmann Worldwide Logistics was actively
searching for a prime location from which to grow and
service its business in central and southern Germany and
studied several locations, finally deciding that CTPark
Bor offered the best overall package in terms of location,
infrastructure and workforce.
CTP would like to congratulate Hellmann in successfully
winning a tender recently held by a well-known German
company. Hellmann will occupy 20,000 m 2 of warehouse
space at CTPark Bor from the beginning of 2013.
Hellmann operates 221 branches in 54 countries and
employs over 10,000 people. In 2011, the company had
turnover of €2.58 bil.

New Acquistion Expands
CTPark Brno
Award-winning CTPark Brno.
CTPark Brno — CTP has acquired new expansion land and an
existing industrial building directly adjacent to award-winning
CTPark Brno. The land and building were purchased from the
company Heitman.
The property will enable CTPark Brno to expand by an
additional 20,000 m 2 of new A-class buildings.
The acquisition includes an existing 24,000 m 2 production
and office facility occupied by Honeywell—already a highly
valued and important long-term CTP client with multiple
leasehold properties at CTPark Brno.

ABB Takes Over 6,000 m 2 of high-tech
production space at CTPark Modřice
CTPark Modřice — ABB, a global leader in power and
automation technologies, has signed for a 6,000 m 2
CTFlex production facility at CTPark Modřice.
ABB will utilise the space for the production of electrical
components for the energy and engineering industries,
including switching stations and transformers. The deal
means that CTPark Modřice is near 100% occupancy. Only
3,000 m 2 are currently available for lease.

CTPark Plzeň at 96% Occupancy
CTPark Plzeň — CTPark Plzeň has
reached 96% occupancy! This is
in part due to the fact that 60% of
CTP’s new business comes from
existing clients, including Shape,
Exova, and Adestra. New clients
include Boshoku Automotive
Europe and MD Elektronik, which
recently signed for a 7,000 m 2
CTFlex unit. The last two CTBox
units are available, each with 300 m 2 of A-class multiuse
space. Toyota, Kärcher, Well Okna and Autobenex/
Autocora currently lease CTBox units in Plzeň.

CTP Team ready to hit the rapids!
On 13–15 September, CTP
staff and partners gathered at
Hotel Štamberk near Blaník
to exchange the daily office
routine for three days of sport,
camaraderie and fun. Over 70
people took part in various
teambuilding activities, including
a 7km “night walk” and a series
of challenging games. River rafting on the Sázava River
and bicycle rides through the beautiful landscape were
also part of the agenda. The event culminated with a
birthday celebration for CTP’s CEO and Managing Director,
Remon Vos. Happy Birthday Remon!

As Senior Construction Manager,
Tomáš Kult has overseen the
construction of more square
metres of A-class properties
than even he can keep track of.
Tomáš joined CTP with a strong
background in construction
management and has become,
over the years, something of a
legendary figure on the Czech
construction scene.
Radka Veletová was one of
the first people to join CTP. As
personal assistant (and right
hand) to the CEO, Radka has
been on the “frontline” of CTP’s
growth from day one. Without
her amazing organisational
skills, endless patience and
ever-present smile, it is safe to
say that CTP would not be the
success that it is today.
