The second phase of the city’s multi-million dollar project
to improve Chabanel is well underway. We at Groupe Dayan
have made it our mandate to keep you as informed as
possible on its progress. Pavement resurfacing, the widening of
sidewalks, and the installation of a brand new median should
be completed by November. People are definitely talking about
the transformation of Chabanel and we’re doing our utmost
to spread the good news. During the summer, Groupe Dayan
hosted our second successful luncheon attended by over a
chic, afforDaBle
The New Chabanel;
Inside and Out
Chabanel’s new look goes beyond the City’s multi-million
dollar project to modernize the streetscape. It extends
to the interiors of the buildings as well. The broad
floorplates and durable infrastructure of Groupe Dayan’s
properties are ideally-suited to inspire. So it’s hardly
surprising that our tenants are demanding more in terms
of trendy affordable office design.
For example, at 433 chabanel software
development firm 3 Vis asked Groupe Dayan
to come up with a bright, open-concept office design
suitable for work stations that afford employees both
privacy as well as the opportunity to circulate and share
ideas. They wanted an atmosphere that was raw, clean
and modern all at once. Our solution included leaving the
concrete exposed and covering the floors with a durable
white epoxy finish. Polished metal air-conditioning ducts
and bare industrial light fixtures suspended from the
ceiling provide simple yet eye-catching embellishments.
A comfortable lounge area and well-furnished bar-style
kitchen complete this unique office environment.
hundred real-estate professionals and media representatives. We also launched two new websites, one corporate
(www.groupedayan.com) and one devoted to promoting The New Chabanel (www.newchabanel.com). The websites are designed
as informational tools for real-estate professionals and to provide quick, easy and up-to-date service to our tenants.
There are many people and organizations working hard to improve the district. The Ahuntsic-Cartierville CDEC (Community
Economic Development Corporation) is one such group actively supporting local companies and helping to attract new ones to the
area. In this edition of our newsletter you’ll read about Optimal Furs, one of Groupe Dayan’s new tenants benefiting from
the CDEC’s assistance. Once again, our regular “Eco-Attitude” column provides useful information that encourages the ‘greening’
of our businesses. Our cover article features a sampling of stunning tenant office designs executed by our construction team.
Montreal - More than 100 influential representatives
of the real estate industry recently gathered at
a luncheon at 433 Chabanel for the presentation
of the re-branding of Groupe Dayan’s portfolio of
properties under the banner “New Chabanel…
Design Unlimited”. Combining commerce, creativity
and lifestyle, the new concept brings together coffee
Small changes can add up to big results.
The challenge is to alter engrained habits in your daily
work routine. Start by nominating someone in your office
who expresses a particular passion or interest to lead
the program. That person will be responsible for helping
colleagues gradually implement better practices.
They will also be responsible for periodically assessing
results and reporting on progress.
Here are ten simple ENErGy-SaVErS
shops, boutiques, office spaces, lofts and a variety of
multi-purpose spaces.
“New chabanel…Design unlimited“ is inspired by
the latest trends in technology and design and guided
by sustainable development principles. Groupe Dayan
has recruited experts in the field of energy-efficiency
to ensure that their redevelopment plans respect only
the highest environmental standards while at the same
time maintaining the heritage value of their properties.
Phase one featured, among other improvements,
“Design Unlimited”’ means beauty as well as
functionality,” according to Albert Ezerzer, Vice-President,
Operations of Groupe Dayan. “It is a modernizing
concept that builds on the value already existing on
Chabanel. Together with the City’s renovations of the
street, and the diversification of the companies moving
in to the district, we are convinced that the
“New chabanel” will be one of the most dynamic
and exciting commercial districts in montreal”.

The starting point for matt & Nat’s offices at 225 chabanel was the company’s Zen philosophy.
As a cutting-edge designer and manufacturer of trendy purses, bags and accessories made exclusively from
non-leather materials, the owners wanted their space to reflect their positive, humane outlook on business and life.
A warm, inviting reception area gives way to their showroom in an unconventional fashion; the door between the two
spaces is hinged on a rotating pivot which allows the illusion of the two spaces being interconnected and separate
at the same time. The principle of fusing inside and outside also guided the decision to use hanging plexiglass
partitions in their office area, transforming raw industrial space with a clean, contemporary design that balances
privacy and openness.
Starting a business
in these economic times?
You must be crazy!
Nick Marcou has heard that one a few times since
recently leaving his old job and starting up Optimal
furs at 9400 Saint-laurent boulevard. “Sure I’m
crazy… like a fox,” he answers, smiling. “And not just
because I’m in the fur business.”
A veteran of more than twenty-five years in an industry
that has seen its share of ups and downs, Nick believes
that there are winners and losers in every economic
condition. He says that sound business planning and
sticking to the basics will help him survive the tough
times and put him in a good position to prosper when
the situation improves.
Making a superior product and aggressively marketing
it, Nick believes, will be critical to his success.
“you can’t sit around waiting for the sales to come to
you. you have to get out there. Every business, even a
small one like mine, has to think in terms of the global
marketplace.” Nick isn’t sitting around. He plans to
present his product line at fur shows all over the world
in the coming months.
help from the cDEc
Nick Marcou counts among
his supporters Jean Choquette
from the Ahuntsic-Cartierville CDEC (Community
Economic Development Corporation).
A government-funded non-profit organization,
the CDEC contributes to the development of the borough
by initiating or supporting various projects that combine
economic results with social gains. It offers numerous
consulting services as well as term financing to both
start-up and established businesses based in
the district or moving here.
“One advantage of support from the CDEC is that
we can finance a variety of projects and for a range
of reasons,” says Choquette. “Moving expenses of
businesses coming to the area, leasehold improvements,
outlays related to expansions, as well as, intangibles
such as travel expenses, and costs related to
advertising and promotion. Our loans range from
$3,000 to $150,000, and reimbursement terms
are customized to meet the client’s needs.”
When asked what he liked most about Nick Marcou’s
start-up, Choquette answers without hesitation.
“Nick’s years of experience in the trade convinced us of
his competence. His business plan was sound, and his
personal commitment to success was certain.”
In addition to the expertise that it provides free
of charge, the CDEC has a network of commercial
and financial organizations at its disposal.
Applications to the CDEC are processed within
four to six weeks of receipt.
