The second phase of the city’s multi-million dollar project<br />
to improve Chabanel is well underway. We at <strong>Groupe</strong> <strong>Dayan</strong><br />
have made it our mandate to keep you as informed as<br />
possible on its progress. Pavement resurfacing, the widening of<br />
sidewalks, and the installation of a brand new median should<br />
be completed by November. People are definitely talking about<br />
the transformation of Chabanel and we’re doing our utmost<br />
to spread the good news. During the summer, <strong>Groupe</strong> <strong>Dayan</strong><br />
hosted our second successful luncheon attended by over a<br />

The New Chabanel;<br />
Inside and Out<br />
Chabanel’s new look goes beyond the City’s multi-million<br />
dollar project to modernize the streetscape. It extends<br />
to the interiors of the buildings as well. The broad<br />
floorplates and durable infrastructure of <strong>Groupe</strong> <strong>Dayan</strong>’s<br />
properties are ideally-suited to inspire. So it’s hardly<br />
surprising that our tenants are demanding more in terms<br />
of trendy affordable office design.<br />
For example, at 433 chabanel software<br />
development firm 3 Vis asked <strong>Groupe</strong> <strong>Dayan</strong><br />
to come up with a bright, open-concept office design<br />
suitable for work stations that afford employees both<br />
privacy as well as the opportunity to circulate and share<br />
ideas. They wanted an atmosphere that was raw, clean<br />
and modern all at once. Our solution included leaving the<br />
concrete exposed and covering the floors with a durable<br />
white epoxy finish. Polished metal air-conditioning ducts<br />
and bare industrial light fixtures suspended from the<br />
ceiling provide simple yet eye-catching embellishments.<br />
A comfortable lounge area and well-furnished bar-style<br />
kitchen complete this unique office environment.<br />

as informational tools for real-estate professionals and to provide quick, easy and up-to-date service to our tenants.<br />
There are many people and organizations working hard to improve the district. The Ahuntsic-Cartierville CDEC (Community<br />
Economic Development Corporation) is one such group actively supporting local companies and helping to attract new ones to the<br />
area. In this edition of our newsletter you’ll read about Optimal Furs, one of <strong>Groupe</strong> <strong>Dayan</strong>’s new tenants benefiting from<br />
the CDEC’s assistance. Once again, our regular “Eco-Attitude” column provides useful information that encourages the ‘greening’<br />
of our businesses. Our cover article features a sampling of stunning tenant office designs executed by our construction team.<br />

Even five degrees can save energy and you typically<br />
won’t feel the difference.<br />
9. INSTall blINDS. A tremendous amount of solar heat<br />
is generated through windows. Blinds will significantly<br />
reduce air-conditioning costs.<br />

IN ThE laTE afTErNOON. Set a time after which<br />
the coffee machine gets turned off for the day.<br />

The starting point for matt & Nat’s offices at 225 chabanel was the company’s Zen philosophy.<br />
As a cutting-edge designer and manufacturer of trendy purses, bags and accessories made exclusively from<br />
non-leather materials, the owners wanted their space to reflect their positive, humane outlook on business and life.<br />
A warm, inviting reception area gives way to their showroom in an unconventional fashion; the door between the two<br />
spaces is hinged on a rotating pivot which allows the illusion of the two spaces being interconnected and separate<br />
at the same time. The principle of fusing inside and outside also guided the decision to use hanging plexiglass<br />
partitions in their office area, transforming raw industrial space with a clean, contemporary design that balances<br />
privacy and openness.<br />

in these economic times?<br />
You must be crazy!<br />
Nick Marcou has heard that one a few times since<br />
recently leaving his old job and starting up Optimal<br />
furs at 9400 Saint-laurent boulevard. “Sure I’m<br />
crazy… like a fox,” he answers, smiling. “And not just<br />
because I’m in the fur business.”<br />
A veteran of more than twenty-five years in an industry<br />
that has seen its share of ups and downs, Nick believes<br />
that there are winners and losers in every economic<br />
condition. He says that sound business planning and<br />
sticking to the basics will help him survive the tough<br />
times and put him in a good position to prosper when<br />
the situation improves.<br />
Making a superior product and aggressively marketing<br />
it, Nick believes, will be critical to his success.<br />
“you can’t sit around waiting for the sales to come to<br />
you. you have to get out there. Every business, even a<br />
small one like mine, has to think in terms of the global<br />
marketplace.” Nick isn’t sitting around. He plans to<br />
present his product line at fur shows all over the world<br />
in the coming months.<br />

Economic Development Corporation).<br />
A government-funded non-profit organization,<br />
the CDEC contributes to the development of the borough<br />
by initiating or supporting various projects that combine<br />
economic results with social gains. It offers numerous<br />
consulting services as well as term financing to both<br />
start-up and established businesses based in<br />
the district or moving here.<br />
“One advantage of support from the CDEC is that<br />
we can finance a variety of projects and for a range<br />
of reasons,” says Choquette. “Moving expenses of<br />
businesses coming to the area, leasehold improvements,<br />
outlays related to expansions, as well as, intangibles<br />
such as travel expenses, and costs related to<br />
advertising and promotion. Our loans range from<br />
$3,000 to $150,000, and reimbursement terms<br />
are customized to meet the client’s needs.”<br />
When asked what he liked most about Nick Marcou’s<br />
start-up, Choquette answers without hesitation.<br />
“Nick’s years of experience in the trade convinced us of<br />
his competence. His business plan was sound, and his<br />
personal commitment to success was certain.”<br />
In addition to the expertise that it provides free<br />
of charge, the CDEC has a network of commercial<br />
and financial organizations at its disposal.<br />
Applications to the CDEC are processed within<br />
four to six weeks of receipt.<br />
