Introduction This manual is intended to familiarize all residents of 51 Fifth Avenue with the policies and procedures established by the Board of Directors for the smooth and orderly operation of the building. While the Board intends to update this manual periodically, the policies and procedures described in this manual may be changed at any time without notice. Emergency Telephone Numbers In case of emergency, dial 911 to reach the police, fire department or ambulance. For nonemergencies call: Police Department 17 th Precinct (212) 826-3211 Fire Department General Information (212) 628-2900 In addition to placing one of these calls, please advise the elevator operator of the situation as soon as possible. He will notify the Superintendent, who will notify the Managing Agent. Ms. Kornfeld is available for any questions residents may have concerning the operation and policies of the property. All questions, problems, complaints and suggestions concerning the management and operation of the building should be directed to Ms. Ellen Kornfeld. In emergency situations during normal working hours, please contact Ms. Kornfeld and your Superintendent, Zoltan Papp, immediately. Emergencies on weekends and legal holidays should be called into the Managing Agent’s answering service at 212-319-8725, which in turn will be responded to by Ms. Kornfeld or one of her colleagues. A building staff member should also be made aware of the emergency as soon as possible. Staff members have been notified of the emergency procedures in the absence of the Superintendent. Apartment Keys We recommend that you leave a set of your apartment keys with the Superintendent for use in emergency situations only. All keys are kept in a locked cabinet, which the staff will access, in Revised 4/9/12 CCB 1 26
emergency situations. If your apartment is accessed in emergency situations, the Superintendent will inform you of the reason and the action taken. If you opt not to leave your keys with the Superintendent, any expense or damages incurred in gaining access to your apartment in the event of an emergency will be your responsibility. This includes the cost of a locksmith or any other damage to your door. Please keep in mind that this request is in the interest for the safety, health and well being of all residents. Your cooperation is appreciated. Basement Storage The Building currently offers storage space to residents of the building at cost of $20 per month. Residents must comply with the rules and regulations set by the Board of Directors and the New York City Fire Code. Storage of flammable materials, such as rugs, paints, furniture, clothing, paper goods and soft suitcases, are strictly prohibited, unless they are stored in a fireproof metal cabinet with the Board of Directors consent.
