This package must be submitted to the Managing Agent for review before it is passed on to the Board of Directors for approval. If there is sufficient evidence to render the services of an outside professional, such as an engineer or architect, the fees for these services will be borne by the Shareholder. Once approval has been granted work may commence between the hours of 9:00 am to 4:00 pm Monday through Friday and the shareholder and/or contractor is responsible for the removal of all debris away from the property, not just out from the building. Your contractor may choose to set up in the apartment at 8:00 a.m., but may not commence the actual work until 9:00 a.m. Arrangements must be made with the Superintendent in advance for the use of the freight elevator. The elevator cab and hallway floors must be properly covered during all work hours. The Shareholder and/or contractor are responsible for keeping the hallways free and clear of all encumbrances and must clean the hallway on a daily basis. The staff is not responsible for these chores. Please note, although you are not required to request permission for the painting or wallpapering of your apartment, we suggest that you follow the same procedures outlined above for your own protection. You should also provide the Managing Agent and Superintendent with the names of your contractors as well as the dates and times of their work. You are always responsible for the proper cleaning and covering of the elevator cabs and hallways. Terraces Pursuant to the New York City Fire Code, barbecuing is strictly prohibited. Any violation of the fire code could result in a penalty or fine by the Board of Directors. Nothing may be placed, embedded, nailed, screwed, or attached to the parapet walls. This includes, but is not limited to, all planters, trees and flower boxes, which are prohibited according to New York City local laws. We request that you exercise care when using your terrace to ensure the safety of all residents, guests, building staff, vendors and pedestrians. Please remove all debris that may get clogged in the terrace drains and remember to keep your terrace in a good clean and safe condition. Air Conditioners All air conditioners must be properly braced according to Department of Building guidelines. Service for air conditioners must be performed by licensed repair companies who can provide adequate liability insurance to the Managing Agent. Pets Any Shareholder may have dogs, cats or birds as pets provided such pet does not create a nuisance. In no event shall dogs be permitted on elevators or on the public portions of the building without a leash or carried. No pigeons, bird or animals shall be fed from the windowsills, terraces, balconies or other public portions or on the sidewalks or street adjacent to the building. 32 Revised 4/9/12 CCB 7
Laundry The laundry room is located in the basement. There are four washing machines and three dryers available for your use. The laundry room may be used every day, seven days a week. House Rules The following are excerpts from the House Rules as published in the By-Laws of the Cooperative Corporation’s Proprietary Leases. These Rules have been amended slightly and highlight those, which the Board of Director’s feel all Shareholders should be aware of. 1. The Public halls and stairways of the building shall not be obstructed in any way so as to prohibit residents from access to and from their apartments. 2. No patient of any Doctor who has offices in the building shall be permitted to wait in the lobby. 3. Children shall not play in the public hall, courts, stairways, or elevators and are not to be permitted on the roof. 4. No public hall of the building shall be decorated or furnished by any Lessee in any manner without the prior written consent of all other lessees to whose apartments such hall serves. The Board of Directors shall resolve all disagreements. 5. No Lessee shall make or permit any disturbing noises in the building or do or permit anything to be done therein, which will interfere with the rights, comfort or convenience of other Lessees. 6. No construction or repair work or other installation involving noise shall be conducted in any apartment except on weekdays (not including legal holidays) and only between the hours of 9:00 am and 4:00 pm. 7. No article shall be placed in the halls or on the staircase nor shall anything be hung or shaken from the doors, windows, or terraces or placed upon the windowsills of the building. 8. No awnings, window air conditioning units or ventilators shall be used in or about the building except such as shall have expressly been approved by the Lessor or the Managing Agent, nor shall anything be projected out of any window of the building without similar approval. The Lessor or the Managing Agent shall not unreasonably withhold their consent to the installation of air conditioning units or ventilators, provided that standard building equipment is used; the contractor installing such equipment is approved by the Lessor or the managing Agent; the electrical wiring involved is sufficient to support the air conditioner or ventilator (if electric) involved; and the Lessee agrees to abide by any rules or regulations of the Lessor and the Managing Agent in respect of such installations and the use thereof.
