Since the establishment of HUD’s Real Estate Assessment Center (REAC) in 1998, <strong>IVI</strong> has successfully completed<br />

numerous Uniform Physical Conditions Standards (UPCS) studies. <strong>IVI</strong>’s UPCS and Housing Quality Standards<br />

Site Transaction Screenings<br />

A Transaction Screen is a more limited level of environmental due diligence, the purpose of which is to identify<br />

Potential Environmental Concerns. The process involves an on-site reconnaissance of the site and adjoining<br />

properties, as well as a review of standard regulatory databases and either Sanborn Fire insurance Maps or City<br />

Directories. It is important to note that the completion of a Transaction Screen does not meet the all appropriate<br />

inquiry standards and will not allow a purchaser to qualify for any of the Comprehensive Environmental Response,<br />

Compensation, and Liability Act (CERCLA) Landowner Liability Protections (LLPs).<br />
