Directory.<br />
This resource guide is a<br />
valuable tool to find out what<br />
businesses are actively engaged<br />
in residential and/or commercial<br />
steel framing in <strong>Hawaii</strong> and the <strong>Pacific</strong> Region. Aside from<br />
showcasing the features and benefits for cold-formed steel<br />
framing, the guide also includes the Home Planning Guide<br />
section and steel home plan portfolio project. The plan<br />
portfolio is a valuable tool for builders and homeowners in<br />
the process of building a house in steel.<br />
<strong>Steel</strong> has become a viable option for home building and<br />
has been contributing to the exciting new efficiencies in<br />
today’s marketplace since the late 1970s when the construction<br />
industry started searching for alternative solutions to<br />
traditional methods of residential framing. For years now,<br />
steel framing has gained popularity in <strong>Hawaii</strong> and has<br />
ushered its way into more and more load bearing, mid-rise<br />
projects. From apartments and condominiums to hotels and<br />
office buildings, cold-formed steel is becoming a permanent<br />
fixture in <strong>Hawaii</strong>. <strong>Steel</strong> continues to grow because of its<br />
structural attributes, design versatility and its recyclability.<br />

We are proud of HSA’s accomplishments in the past<br />
12 years as we continue to stamp a permanent mark on<br />
the construction industry in <strong>Hawaii</strong>. We are grateful to<br />
have become such an important part of <strong>Hawaii</strong>’s industry<br />
and economy, and we look forward to embarking on new<br />
initiatives as we keep our members up to speed on the latest<br />
best practices for residential, mid-rise and commercial steel<br />

Our role is to disseminate the latest information,<br />
conduct training and educational sessions, facilitate<br />
research and testing, and educate the public through<br />
participation in trade shows. Our members have been<br />
recognized as world leaders in cold-formed steel technology.<br />

The <strong>Hawaii</strong> <strong>Pacific</strong> <strong>Steel</strong> <strong>Framing</strong> <strong>Alliance</strong> was established<br />
in May 1997 to encourage and promote the widespread,<br />
practical and economic use of cold-formed steel framing<br />
for residential and light commercial construction in the<br />
<strong>Pacific</strong> Rim. The HSA strives to be the preeminent worldwide<br />
steel framing resource for developers, contractors, engineers,<br />
architects, building officials, suppliers and homebuyers. The<br />
HSA has regular membership meetings and provides educational<br />
opportunities and training for its members.<br />

1. Selecting a Plan for Your lot<br />
The Plans: To build a steel-framed home from the Members<br />
Design Portfolio, begin with a “study set” and this directory.<br />
Use these to decide if the home meets your needs and will fit on<br />
your lot. You may also purchase a “complete set” of architectural<br />
plans which costs $1,650 - $1,950 from the HSA. This will include<br />
full-scale drawings (blueprints) for a slab-on-grade home<br />
including: dimensioned floor plans, exterior elevations, optional<br />
front elevation, roof plans, window and door schedules, interior<br />
elevations and a title page for your site map. The complete<br />
set does not include a “professional stamp” or structural engineering.<br />
Structural design will be based on your site and input<br />
from builder. The plans are copyright protected.<br />

<strong>Building</strong> in <strong>Steel</strong>: A Home Planning guide<br />
You too can enjoy the benefits of owning a steel home! Approximately 70 percent of the<br />
new homes built in <strong>Hawaii</strong> are cold-formed steel framed. Most are built on large projects,<br />
for its many benefits. <strong>Building</strong> a predesigned steel-framed home on your lot is easier if it<br />
is a home plan with which design professionals, builders and framers are familiar!<br />
2. Selecting an Architect or an engineer<br />
Design Process: Hire a design professional to adapt the house to<br />
your lot and complete the structural design. Before you hire your<br />
engineer and architect, you can call the CFSEI at (808) 678-3352 for<br />
a list of member engineers. Talk to member builders and framers<br />
to learn more about building in steel and what products they<br />
use. Some engineers have preferences that you can discuss with<br />
your builder. There is more than one way to build any home. Ask<br />
about the different types of cold-formed steel designs and the<br />
costs and benefits of each! After your engineer has finished the<br />
structural design and stamped the plans, apply for a permit. Digital<br />
(AutoCAD) files are available to member engineers and architects.<br />
the <strong>Hawaii</strong> <strong>Pacific</strong> <strong>Steel</strong> <strong>Framing</strong> <strong>Alliance</strong> (HSA) offers these plans for sale to its members to make building a steel home<br />
easier. the HSA is a nonprofit organization made up of people like you: owners, architects, engineers, contractors, builders<br />
and suppliers. Anyone can join! Choose any of the three plans and have a design professional<br />
modify it to suit your needs and your site and build it in steel!<br />
3. Selecting a builder<br />
Builders and Framers: We recommend you interview more<br />
than one builder and get at least three qualified estimates<br />
with product specifications. Ask to have it framed in steel! A<br />
steel-framed home requires technical skills and experience.<br />
When built correctly it is extremely strong and durable. You<br />
can call the Department of Commerce and Consumer Affairs to<br />
ensure you hire a licensed contractor in good standing at 808-<br />
587-3222, ext. 1, or call HSA at (808) 678-3352 for a member list.<br />
Make sure your builder has experience, a good reputation, and<br />
is financially capable. Require a Performance and Completion<br />
Bond. (See Bonding in this directory.)<br />
4. Selecting <strong>Building</strong> Materials<br />
and Specifications<br />
Resources and <strong>Building</strong> Materials: Many member builders,<br />
design professionals and suppliers will provide package pricing.<br />
Use this directory to find “participating members,” look for<br />
the (house) symbol in the following pages. As part of the final<br />
process, you should approve the material specifications and have<br />
them listed in the construction contract documents provided by<br />
the architect or builder. Ask your builder to provide you with a<br />
package price and listing of the products. We recommend using<br />
quality name brands and reliable island distributors, including<br />
the sponsors listed below! BUILD IT IN STEEL!<br />

<strong>Steel</strong>: the Material of Choice<br />
Why is steel framing the most popular way to build homes in<br />
<strong>Hawaii</strong> today? Here are some of the many reasons.<br />
<strong>Steel</strong> is Green<br />
<strong>Steel</strong> has long been the building material of choice for<br />
commercial construction for reasons of strength, durability and<br />
stability. Recyclability and recycled content give steel its green<br />
qualities. Each year, millions of tons of pre and post-consumer<br />
steel products, including used steel cans, appliances, automobiles<br />
and construction materials, are recycled by steel mills into every<br />
ton of new steel produced. What’s more, all new steel products<br />
made from recycled steel can be recycled again at the end of their<br />
useful lives.<br />
<strong>Steel</strong> construction material<br />
is every bit as recyclable as the<br />
steel can found in kitchens<br />
across America. In fact, the<br />
steel used in construction<br />
projects today may have been<br />
made from steel cans and<br />
other steel products recycled<br />
yesterday. It is estimated that<br />
seven scrap cars can be recycled<br />
into the framing for a new<br />
house. This is possible because<br />
steel scrap is an essential<br />
ingredient in making new steel.<br />
As steel is recycled, it maintains<br />
its strength and integrity so it<br />
can be made into one quality product after another.<br />
• <strong>Steel</strong> is green because it contains a minimum of 25 percent<br />
recycled steel and is 100 percent recyclable.<br />
• <strong>Steel</strong> is the most recycled product in the world, more than<br />
paper, aluminum, glass and plastic combined.<br />
• <strong>Steel</strong> is a LEED-certified product based on its virtually 100<br />
percent recycled steel content. Adding steel framing to your<br />
project may add as many as two points towards a LEED certification<br />
under credit 4.1 and 4.2.<br />
• <strong>Steel</strong> recycling programs reduce the solid waste stream,<br />

resulting in saved landfill space, and help to conserve our natural<br />
resources. The average landfill consists of approximately 60<br />
percent construction debris, mostly concrete, wood and plastic.<br />
Builders can reduce their disposal costs and divert material from<br />
local landfills.<br />
• Debris from a steel-framed house accounts for only 2 cubic<br />
feet of landfill waste compared to 50 cubic feet from traditional<br />
home construction.<br />
• The steel industry’s annual recycling saves the equivalent<br />
energy required to electrically power about 18 million households<br />
for a year.<br />
<strong>Steel</strong> is Strong and Straight<br />
<strong>Steel</strong> has a consistent material quality, produced in accordance<br />
with national standards with no regional variations. <strong>Steel</strong> is rollformed<br />
into precise, uniform shapes with exacting tolerances.<br />
This makes the material straight and it does not require sorting<br />
or special handling to check for knots or crowns.<br />
• Walls and headers are perfectly straight; no planing of studs<br />
is required.<br />
• <strong>Steel</strong> does not shrink, warp, crack, creep, split, or swell when<br />
subjected to moisture changes caused by preservative treatments,<br />
rain or changes in humidity.<br />
• <strong>Steel</strong> framing has the highest strength-to-weight ratio of any<br />
building material.<br />
• Using steel framing virtually eliminates nail pops and<br />
drywall cracking<br />
• <strong>Steel</strong> provides the possibility for large spans and open<br />
spaces. <strong>Steel</strong> trusses can span up to 60 feet or more.<br />
• <strong>Steel</strong> harmonizes with all materials, made to the same<br />
shapes and sizes as traditional stick framing.<br />
• <strong>Steel</strong> framing can be used for additions and renovations for<br />
existing houses, especially those with termite damage.<br />
• Screwed connections make it easy to move walls and for<br />
other renovations in the future.<br />
<strong>Steel</strong> is Durable<br />
<strong>Steel</strong> framing provides a termite proof solution for the<br />
structural integrity of your home. You do not have to worry<br />
about insecticides or other treatments to protect the structure.<br />
With steel, you will avoid expensive tenting costs and annual<br />
treatments. In the late 1980s, <strong>Hawaii</strong> responded to the millions<br />
of dollars in insect damage by developing and implementing<br />
new standards for termite resistant construction materials that<br />
have helped minimize the potential for dangerous structural<br />
conditions. This has had the immediate effect of making steel<br />
framing materials cost competitive with traditional materials,<br />
resulting in the use of steel framing for over 70 percent of new<br />
residential construction on Oahu.<br />
• Long-term maintenance costs are reduced because steel is<br />
resistant to rot, mold, termite and insect infestation.<br />
• The best time to protect against termites is during the<br />

planning and construction phase.<br />
• Zinc coating protects steel by providing a physical barrier as<br />
well as cathodic protection to the underlying steel. When the base<br />
steel is exposed, such as at a cut or scratch, the steel is cathodically<br />
protected by the sacrificial corrosion of the zinc coating adjacent<br />
to the steel.<br />
• In order for galvanized steel to corrode there must be water<br />
present. If there is no water there cannot be any corrosion.<br />
• <strong>Steel</strong> framing members in wall cavities, attic spaces, or crawl<br />
spaces that are not exposed to water will last over 100 years.<br />
• Forensic studies conducted on Oahu residences built over 40<br />
and 50 years ago showed steel wall studs with no visible signs of<br />
corrosion except in areas with plumbing leaks or water penetration.<br />
<strong>Steel</strong> Stands Up to Mother Nature<br />
For generations we have relied on the strength and durability<br />
of steel in our commercial buildings, hospitals, and schools.<br />
<strong>Steel</strong> skyscrapers in Honolulu have provided occupants with safe<br />
offices and residences for years.<br />
• <strong>Steel</strong> framing has proven performance in high wind and<br />
earthquake prone areas and can be engineered for the highest<br />
seismic rating given by code.<br />
• <strong>Steel</strong>-framed houses do not attract lightning strikes. In the<br />
event of a strike, the steel frame offers occupants more protection<br />
with several ground paths.<br />
• The noncombustible properties of steel have made it an<br />
attractive material in the mid-rise and commercial building<br />
industry. One third of all fires start in the wall cavity of a home,<br />
and studs, joists and rafters do not add fuel to a fire. <strong>Steel</strong> has<br />
also become popular in areas that are prone to wildfires.<br />
• Insurance ratings for builders and homeowners are significantly<br />
less because steel is non-combustible.<br />
• <strong>Steel</strong>-framed houses do not “melt” in a fire. <strong>Framing</strong><br />
members can resist up to 1,800 degrees Fahrenheit. Actual case<br />
studies show steel houses perform very well in house fires, with<br />
little or no damage to the framing structure.<br />
<strong>Steel</strong> is Healthy<br />
Chemically sensitive homeowners and those susceptible to<br />
asthma are exposed to fewer chemicals in a steel-framed home.<br />
• Good indoor air quality (IAQ) is promoted because steel<br />
does not emit volatile organic compounds (VOCs).<br />
• <strong>Steel</strong> resists mold spores that can lead to chronic illness.<br />
• <strong>Steel</strong> framing materials do not contain hazardous materials.<br />
• The American Lung Association encourages the use of steel<br />
framing with its Healthy House program and the Healthy House<br />
Institute recommends steel framing for good indoor air quality.<br />
