Energy efficiency brought savings for A-companies
The past years record cold winters have tried the
Finnish real-estate owner’s purses. A-companies
that belong to the Porvoo City Consolidated Corporation
cleared the financial year 2010 with significantly
small additional costs.
Although both late winter and late autumn of
2010 were exceptionally cold, the heating consumption
in the Concerns’ properties rose only
about 3 per cent and related to last year’s temperatures
it even sank with some five per cent.
For the A-companies that own 89 properties,
the exceptionally cold weather year 2010 caused
only a 46 000 euros additional heating costs exceeding
the budget. The cause of the significantly
smaller additional bill is the systematic energy economical
repair and saving measures over the years.
THE A-COMPANIES expect at least similar positive
development for the years ahead. Since autumn
2010 in several blocks of flats in Kevätkumpu new
energy economical renovations are carried out. In
altogether seven blocks of flats windows are replaced
and furthermore, one of the houses gets a
façade repair with additional thermal insulation.
The A-companies spent altogether 1 658 010
euros for repairs of their properties and flats in year
2010.
Besides heating consumption, also electricity
and water usage are on excellent level in the Aconcern
housing company.
On Concern level, the consumption of electricity
during financial year 2010 decreased with 2.1
per cent compared to the previous year.
Last year’s water consumption in the A-companies’
properties was 142, 9 liter/resident/24 hours,
as it in similar properties was 170 liters/resident/24
hours.
ALL IN ALL the A-companies financial statements
give a good message not only to company itself but
also to its tenants. The Concern with a turnover of
over 10 million euros managed to keep the costs
excellently within the budget and the economy
stable.
The A-companies parent company is Porvoon
A-asunnot Oy that as an arava (a state subsidized
housing company) is a rental company without
aim for economic profit. The ground principle is
that the rents collected from the residents cover the
costs, but without no profit or loss, was very well
realised also last year.
In the last year’s financial statement Porvoon Aasunnot
Oy entered a profit of 1176 euros. On Concern
level the financial statements show as last year’s
deficit 230 855 euros, but the deficit is based on accounting
and obligatory concern depreciations.
THE A-COMPANIES biggest individual items of
expenses are loans, mortgage payments and their
interests.
By the end of the year 2010, the Concern had
a little over 70 million euros of loans of which some
55 million were of those of the parent company
Porvoon A-asunnot Oy. During last year the company
made the loan payments exactly as planned.
In 2010 the interest level stayed stable and the
payable interests, as well as the financial expenses
paid by the Concern were 173 000 euros less than
the estimated expenditure for that year.
