Energy efficiency brought savings for A-companies<br />

The past years record cold winters have tried the<br />

Finnish real-estate owner’s purses. A-companies<br />

that belong to the Porvoo City Consolidated Corporation<br />

cleared the financial year 2<strong>01</strong>0 with significantly<br />

small additional costs.<br />

Although both late winter and late autumn of<br />

2<strong>01</strong>0 were exceptionally cold, the heating consumption<br />

in the Concerns’ properties rose only<br />

about 3 per cent and related to last year’s temperatures<br />

it even sank with some five per cent.<br />

For the A-companies that own 89 properties,<br />

the exceptionally cold weather year 2<strong>01</strong>0 caused<br />

only a 46 000 euros additional heating costs exceeding<br />

the budget. The cause of the significantly<br />

smaller additional bill is the systematic energy economical<br />

repair and saving measures over the years.<br />

THE A-COMPANIES expect at least similar positive<br />

development for the years ahead. Since autumn<br />

2<strong>01</strong>0 in several blocks of flats in Kevätkumpu new<br />

energy economical renovations are carried out. In<br />

altogether seven blocks of flats windows are replaced<br />

and furthermore, one of the houses gets a<br />

façade repair with additional thermal insulation.<br />

The A-companies spent altogether 1 658 <strong>01</strong>0<br />

euros for repairs of their properties and flats in year<br />

2<strong>01</strong>0.<br />

Besides heating consumption, also electricity<br />

and water usage are on excellent level in the Aconcern<br />

housing company.<br />

On Concern level, the consumption of electricity<br />

during financial year 2<strong>01</strong>0 decreased with 2.1<br />

per cent compared to the previous year.<br />

Last year’s water consumption in the A-companies’<br />

properties was 142, 9 liter/resident/24 hours,<br />

as it in similar properties was 170 liters/resident/24<br />

hours.<br />

ALL IN ALL the A-companies financial statements<br />

give a good message not only to company itself but<br />

also to its tenants. The Concern with a turnover of<br />

over 10 million euros managed to keep the costs<br />

excellently within the budget and the economy<br />

stable.<br />

The A-companies parent company is Porvoon<br />

A-asunnot Oy that as an arava (a state subsidized<br />

housing company) is a rental company without<br />

aim for economic profit. The ground principle is<br />

that the rents collected from the residents cover the<br />

costs, but without no profit or loss, was very well<br />

realised also last year.<br />

In the last year’s financial statement Porvoon Aasunnot<br />

Oy entered a profit of 1176 euros. On Concern<br />

level the financial statements show as last year’s<br />

deficit 230 855 euros, but the deficit is based on accounting<br />

and obligatory concern depreciations.<br />

THE A-COMPANIES biggest individual items of<br />

expenses are loans, mortgage payments and their<br />

interests.<br />

By the end of the year 2<strong>01</strong>0, the Concern had<br />

a little over 70 million euros of loans of which some<br />

55 million were of those of the parent company<br />

Porvoon A-asunnot Oy. During last year the company<br />

made the loan payments exactly as planned.<br />

In 2<strong>01</strong>0 the interest level stayed stable and the<br />

payable interests, as well as the financial expenses<br />

paid by the Concern were 173 000 euros less than<br />

the estimated expenditure for that year.<br />
