<strong>Engelberg</strong>, one of the most attractive holiday destinations in central Switzerland,<br />

is to be the location of the new <strong>Titlis</strong> <strong>Resort</strong>. Attractively situated right by the <strong>Titlis</strong><br />

cable car station, this gem will be just a stone’s throw from the train station and<br />

the idyllic centre of the monastery village as well. Nestled in the Valley of the<br />

Angels, surrounded by beautiful mountains and unspoilt nature, the project is<br />

Free building plots in central locations in <strong>Engelberg</strong> are few and far between;<br />

Following an intensive planning phase, the groundbreaking ceremony for the <strong>Titlis</strong><br />

<strong>Resort</strong> was held in September 2011. Over the next two years, 136 apartments will<br />

be built on a plot of 13,500 square metres where the Acher car park used to be.<br />

The developer, <strong>Titlis</strong> <strong>Resort</strong> AG, is a wholly owned subsidiary of Bergbahnen<br />

<strong>Engelberg</strong>-Trübsee-<strong>Titlis</strong> AG (BET AG). This unique holiday village with its fabulously<br />

beautiful mountain setting will be constructed in three phases. Nine buildings<br />

will be built in chalet style, boasting outstanding architecture with an alpine<br />

character. These generously laid out and comfortable holiday apartments are<br />

designed to an impressively high standard; the use of regional materials goes<br />

without saying. They offer quality living at the highest level with a touch of modern<br />

mountain romance.<br />

First phase<br />

In the first phase of construction, for which the groundbreaking ceremony was<br />

held on 19 September 2011, buildings 6 (Langwand), 7 (Sulzli), 8 (Wendensattel)<br />

and 9 (Schaftal) with a total of 55 apartments are being built. These four buildings<br />

will be complete in winter 2013. The ski storage rooms for all <strong>Titlis</strong> <strong>Resort</strong> apartments<br />

will be on the basement level of building 9 (Schaftal) and will feature<br />

lockable lockers. The apartments being built in this first phase are now<br />

available for prospective buyers.<br />

Second phase<br />

The construction of the buildings situated in the centre of the complex, building 4<br />

(Steinberg) and 5 (Laub) with a total of 31 apartments, is planned for the second<br />

phase. A restaurant, the reception and a child day-care facility plus playroom will<br />

be integrated into building 4 (Steinberg). The fitness and wellness facilities will be<br />

spread over the basement level and ground floor in building 5 (Laub). An outdoor<br />

summer and winter playground will be built at the centre of the complex. These<br />

apartments will be ready for occupancy in autumn 2014.<br />

Third phase<br />

In the third and final stage, residential buildings 1 to 3 will be built (Südwand,<br />

Grassen and Galtiberg). A total of 50 apartments are planned. Central laundry<br />

facilities that can provide services for the individual apartment owners will be<br />

located on the basement floor of building 2. These apartments are scheduled for<br />

occupancy in autumn 2015.<br />

At the<strong>Titlis</strong> <strong>Resort</strong> 60%, or roughly 80 apartments, will be equipped to the highest<br />

standards and sold as “holiday apartments”. Buyers of these apartments agree<br />

rent these apartments to holiday guests when they aren’t using them themselves.<br />

Buyers can use the holiday apartments themselves without time limitations (in<br />

observance of the operator’s defined reservation periods).<br />

The operator of the <strong>Titlis</strong> <strong>Resort</strong> – Bergbahnen <strong>Engelberg</strong>-Trübsee-<strong>Titlis</strong> AG – will<br />

take care of all rental formalities. They will make approximately 325 beds available<br />

(excluding second homes) for 46 weeks a year. The income thus derived will be<br />

distributed to the owners in a pooling model. These apartments will cost 20% less<br />

than the apartments without usage restrictions. These holiday apartments are<br />

located in the Südwand, Grassen, Steinberg, Laub, Sulzli and Wendensattel<br />

chalets.<br />

The remaining 40%, or approximately 60 apartments, will be sold as owner-occupied<br />

apartments (second homes) without restrictions on use (i.e. no rental obligation).<br />

These apartments will be located in the Galtiberg, Langwand and Schaftal<br />

chalets.<br />

With this unique investment model, <strong>Titlis</strong>bahnen aims to generate approximately<br />

50,000 to 60,000 additional overnight stays in <strong>Engelberg</strong> and thus enhance the<br />

sustainable economic development of this tourist destination.<br />

The <strong>Titlis</strong> <strong>Resort</strong> will be build on prime property in the centre of <strong>Engelberg</strong>, in the<br />

immediate vicinity of the <strong>Titlis</strong> cable car and just a few steps from the station and<br />

the centre of the village. Shopping on foot or visiting a restaurant, even walking to<br />

the cross-country ski trail or to the ski runs is just a matter of minutes. The<br />

18-hole golf course, one of the most beautiful in Switzerland, is easily reached by<br />

car within three minutes.<br />

In both summer and winter, the excellent infrastructure around the <strong>Titlis</strong> <strong>Resort</strong> will<br />

The <strong>Titlis</strong> <strong>Resort</strong> is a development featuring nine chalet-style buildings. Architectu-<br />

rally the complex stands in perfect harmony with the village of <strong>Engelberg</strong>. The<br />

modern architecture and its Alpine character are as remarkable as the high-quality<br />

materials from the region that will be used. The spa and fitness facility is<br />

located in the centre of the resort.<br />

Each of the nine chalets bears the name of one of the region’s downhill ski runs:<br />

Südwand, Grassen, Galtiberg, Steinberg, Laub, Langwand, Sulzli, Wendensattel,<br />

Schaftal.<br />

to 5½-room apartments. Each building will have between 7 and 20 generouslydesigned<br />

units. The parking spaces are located in the underground car park<br />

located directly beneath the holiday village. There is plenty of room for green<br />

areas between the individual chalets in this exemplary, car-free resort – making it<br />

ideal for families with children.<br />

The first four chalets will be ready for the winter 2013 season. The grand<br />

opening of the entire resort is planned for winter 2015.<br />

The <strong>Titlis</strong> <strong>Resort</strong> will have 136 generously designed holiday apartments that<br />

benefit from an excellently conceived infrastructure. The centre of the resort will<br />

feature a restaurant with a reception and a spa and fitness facility with various<br />

themed saunas and separate recreation areas spread over an area of approximately<br />

500 square metres. There will also be a children’s daycare centre at the<br />

<strong>Titlis</strong> cable car base station.<br />

The basement will provide space for approximately 165 parking spaces (including<br />

disabled spaces) as well as spacious storage areas for bikes and prams, cellar<br />

rooms, ski storage rooms with lockable ski lockers and drying rooms. The resort<br />

will also operate a central laundry service which is available for use by apartment<br />

owners. All nine buildings will be connected to each other and these facilities by<br />

underground parking garage. The resort will also have its own bus stop (free bus).<br />

most successful mountain railway companies in Switzerland. In addition to the<br />

responsible for the overall project management during implementation. As a<br />

care of all rental formalities and will operate the resort, making available<br />

As both investor in and operator of the resort, Bergbahnen <strong>Titlis</strong> Rotair believes<br />

long-term, high utilisation rates are more important than short-term profit. The<br />

operator aims to generate approximately 50,000 to 60,000 additional overnight<br />

stays in <strong>Engelberg</strong> and thus enhance the sustainable economic development of<br />

this tourist destination.<br />

By choosing to purchase a fully furnished, quality apartment which will be rented<br />

out in the absence of the buyer, the buyer enters into a lease (tenancy) agreement<br />

with the operator <strong>Titlis</strong> <strong>Resort</strong> AG. The term is 10 years with an option to extend<br />

for five years. Further extensions are possible upon request. The apartments in<br />

this category are 20 percent less expensive those homes without usage restrictions<br />

and are therefore an excellent investment. Owners share the income from<br />

renting out the apartments (pooling model): this is an excellent opportunity for<br />

refinancing the holiday apartment/investment.<br />

At the end of each fiscal year, apartment owners whose apartments have been<br />

rented out in their absence will receive an itemised detailed statement of the rental<br />

income.<br />

A 10% deduction will be made from the income generated by all apartments to<br />

cover operating costs, maintenance and repair. The BET AG will charge a flat rate<br />

of 25% for their marketing services and the operation of the resort. The remaining<br />

net income will be distributed proportionately among the apartment owners<br />

based on the purchase price they have paid. This account shall be verified by an<br />

external auditor (currently BDO AG, Lucerne).<br />

The owner of a fully-furnished apartment may use the apartment throughout the<br />

year without any limitation, provided the appropriate reservations have been<br />

submitted to the operator the <strong>Titlis</strong> <strong>Resort</strong>, Bergbahnen <strong>Engelberg</strong>-Trübsee-<strong>Titlis</strong><br />

AG. The owner may select any three weeks (21 days) each year to stay in the<br />

apartment at no cost (excluding running expenses). For all other periods, 25<br />

percent of the published seasonal rental charges will be due.<br />

Owners are excluded from the income pool during the entire period they are using<br />

the apartment themselves.<br />

<strong>Engelberg</strong> is in the Canton of Obwalden, which has one of the cheapest tax<br />

structures of all the Cantons in Swizerland.<br />

As the <strong>Titlis</strong> Resoort is a «touristic» development all apartments are authorised for<br />

sale to foreigners. However, to avoid speculation a property can not be resold for<br />

five years except in discretionary cases of ill-health or financial difficulty. After five<br />

years you may resell to a Swiss or to a foreigner. This is a huge advantage as<br />

there are very few properties authorised for sale to foreigners in any of the ski<br />

resort in Eastern Swizerland.<br />

The total purchase costs including taxes, notary fees and land registry fees<br />

payable by the Purchaser will be in the region of 2% of the purchase price. The<br />

vendor will pay half of the land registry fees and half oft the costs for the contract<br />

and noterisation. The change of ownership taxes are to be paid by the Buyer.<br />

Running costs<br />

The Owner pays fort he utilities (electricity and water) during the period he occupies<br />

his apartment personally. All other costs are paid by the rental agency except<br />

the annual property taxes.<br />

Annual Property taxes<br />

Owners pay taxes to the local commune (<strong>Engelberg</strong>), the Canton (Obwalden) and<br />

to the Federal government. The Canton of Obwalden has one of the lowest tax<br />

rates in Swizerland and owners have a choise of completing a tax declaration or<br />

being assessed for tax simply on the basis of the «tax value» of the apartment.<br />

The total annual property taxes will amount to approximately 0.75% of the market<br />

<strong>Engelberg</strong> lies in the heart of Switzerland in the Canton of Obwalden and can be<br />

reached in just 30 minutes by car from the City of Lucerne. Central Switzerland is<br />

considered one of the most beautiful regions in Switzerland, its lakes and mountains<br />

never failing to enchant the visitor.<br />

The entire region has excellent transport connections whether by road and<br />

motorway or by train: the rail journey to Lucerne takes no more than 47 minutes,<br />

to Zurich 110 minutes. Central Switzerland is not just geographically in the heart<br />

The City of Lucerne is rich in places of interest; particularly worth of mention are<br />

the world-famous wooden Chapel Bridge and the Water Tower, Lucerne’s two<br />

own personal highlight, such as excursions on one of the legendary steamships, a<br />
