the existing enclosures locked at night, this is not a requirement of the PID
Agreement.
2. Trucks/trailers longer than 50 feet are not allowed.
City Response: Development approvals <strong>for</strong> Ridgedale Festival included the
following condition related to the size of trucks/trailers:
“…The service drive is to be posted to not allow tractor/trailers longer than 50
feet and direct all longer vehicle to front delivery only… Covenants shall also be
placed on the property and in lease agreements to preclude tenants or owners
from utilizing tractor/trailers longer than 50 feet.”
City Action: The current proposal addresses this issue.
3. The gate to rear of the building is always left open and should be locked.
City Response: The conditions of approval state, “…If evidence that
delivery/service hours are not observed more than three times in a calendar year,
the City retains the right to require a lockable barrier to be used at the above
noted hours [7:00 a.m. to 10:00 p.m. Monday through Saturday].
City Action: <strong>Staff</strong> is unaware of other commercial centers, including those
adjacent to residential areas, which have gated delivery/loading dock area.
The property owner recently installed a locking system <strong>for</strong> the gate but it
does not appear to be operable. <strong>Staff</strong> will continue to work with property
management to ensure it functions properly or another solution is
implemented.
4. The ponding area behind the building should remain dry.
City Response: The ponding area is a wetland. It also serves as a stormwater
management facility <strong>for</strong> the area. <strong>Staff</strong> visited the site earlier this spring and
inspected the storm water storage area prior to the neighborhood <strong>meeting</strong> <strong>for</strong> this
project. The condition of the outlet to Lake Ashley was inspected and no
evidence of clogging or malfunction was found.
City Action: No action needed
5. No parking signs along Horn Drive previously installed were removed after
the street reconstruction project.
City Response: Public works will be installing additional no parking signs along
Horn Drive and Wayzata Blvd.
