7.2 relative merit of unlisted Buildings<br />

7.2.1 relative to its size, there are relatively<br />

few listed buildings within the<br />

Conservation Area. In addition to listed<br />

buildings, many unlisted buildings in the<br />

<strong>City</strong> <strong>Docks</strong> Conservation Area make an<br />

important contribution to its character.<br />

Other buildings clearly detract from the<br />

quality of the area and could be replaced.<br />

7.2.2 for the purpose of this character<br />

appraisal, buildings within the<br />

Conservation Area have been categorised<br />

according to their special interest and the<br />

degree of contribution they make to the<br />

character of the <strong>City</strong> <strong>Docks</strong>.<br />

7.2.3 Buildings of merit are unlisted buildings<br />

that make a special contribution to the<br />

Conservation Area. These are usually<br />

of particular architectural or historic<br />

interest. The identification of a building<br />

within the Conservation Area as being<br />

of particular merit will be of material<br />

consideration in future planning decisions.<br />

• Old gaol Workshops<br />

• landmark Court<br />

• Old industrial building/warehouse<br />

hanover Place<br />

• The Cottage Inn Public house<br />

• former Ironworks, Coronation road<br />

• Part of the former tannery, Clift house<br />

road<br />

• grenville Chapel<br />

• <strong>Bristol</strong> Bridge Club, Oldfield Road<br />

• mission room (now a Spar) 181b hotwells<br />

road.<br />

• Poole’s Wharf – No 2<br />

• <strong>Docks</strong>ide buildings next to SS great<br />

Britain.<br />

• The former Albion Dockyard Office<br />

Building<br />

• Two unlisted buildings on the edge of the<br />

underfall yard<br />

7.2.4 grouped Buildings of merit are buildings<br />

that form an attractive group and are<br />

collectively of significance. It may be<br />

their method or date of construction,<br />

or distinctive architectural treatment,<br />

that is of interest. Such groups would be<br />

particularly sensitive to change that could<br />

undermine their group value. grouped<br />

buildings of merit within the <strong>City</strong> <strong>Docks</strong><br />

Conseration Area include:<br />

• 181a – 185 hotwells road<br />

• 120-126 St georges road<br />

• 1-9 merchants row<br />

• 1-11 Sydney row<br />

7.2.5 Character Buildings make a positive<br />

contribution to the overall character and<br />

sense of place of the Conservation Area.<br />

Their value is in their overall scale, form,<br />

materials or date, which helps form the<br />

built backcloth for the area.<br />

7.2.6 Neutral Buildings are buildings that<br />

make neither a positive nor negative<br />
