17.4 Mildew or Fungus<br />

Exterior painted or stained surfaces should be free<br />

of mildew and fungus. However, mildew or fungus<br />

may form on surfaces over time because of moisture.<br />

The Builder will correct any visible mildew or fungus<br />

growth problems once during the first 30 days of<br />

the Warranty. Any subsequent removal of mildew<br />

or fungus is considered part of routine Homeowner<br />

maintenance and is not covered by the Warranty.<br />

17.5 Repainting After Repair Work<br />

Repainting, staining, or refinishing may be required<br />

because of repair work. Repairs required under the<br />

Warranty will be finished to match the immediate<br />

surrounding areas as closely as practical. Due to<br />

fading and normal weathering, a perfect match cannot<br />

be achieved, and a perfect match is not covered by<br />

the Warranty. Where repairs affect more than 50% of a<br />

wall or ceiling product area, the Builder will repaint the<br />

entire wall, ceiling, or product surface with the original<br />

paint for a period of one year. Custom color touch-up is<br />

not covered under the Warranty.<br />

Section 18:<br />

Wood Decks<br />

Decks are constantly exposed to weather<br />

conditions. Moisture, sunlight, and<br />

temperature changes will cause wood planks<br />

to warp, split, and cut over time. These<br />

conditions are not construction defects and are<br />

not covered under the <strong>Pulte</strong> <strong>Homes</strong> Warranty.<br />

Homeowners can substantially reduce these<br />

effects by applying wood deck sealants within<br />

six months after the deck is completed.<br />

18.1 Wood Deck Out of Level<br />

The Builder, for a period of one year, will repair wood<br />

decking that is out of level more than ¼ inch per 4 feet.<br />

18.2 Imperfections in Wood for Exterior<br />

Railings, Decks, or Stairs<br />

Wood for exterior railings, decks, or stairs will include<br />

imperfections such as knots and checks. The Builder,<br />

for a period of one year, will repair or replace wood for<br />

exterior railings, decks, and stairs that fail to meet<br />

intended use because of a structural defect. Knots,<br />

cupping, twisting, unsanded saw cuts, shrinkage<br />

gaps, discoloration from aging, and minor checking<br />

are normal, and removal of such imperfections is not<br />

covered by the Warranty. Any wood replaced will not<br />

exactly match existing decking. Sealing of the deck<br />

will be the Homeowner’s responsibility.
