Bus compatible heating control with compact design in 

standard housing. 

Bus compatible heating control with compact design in 

standard housing (96x144mm). Depending on the type of 

control support for 1-, 2-stage or modulating boiler, 1 or 2 

mixed heating circuits, domestic hot water circuit, inclusion 

of a storage tank and solar functionality. For modulating 

boilers there are special bus interfaces available (ask your 

condensing boiler manufacturer) for direct control of the 

burner automat. The supply temperature can be outdoor 

temperature controlled. Each heating circuit and the hot 

water preparation circuit have its own weekly time program 

allowing tuning according individual needs. The operating 

structure is subdivided in accessibility levels for changing 

settings. Each heating circuit can be extended with a remote 

control or adjuster. This control range exists of multiple 

elements. There is an extensive accessory range with 

sensors, remote adjusters with room temperature sensor, 

wire harnesses and wall mount housings available. 

In general it’s mandatory to validate functionality of client 

specific solutions for the replacement business because 

these may differ from the standard version.

the required thermal output. The SR5810 offers significantly 

more comfort than timer clocks or on/off room thermostats. 

Domestic hot water preparation is either by a separate storage 

tank or integrated in a combi boiler. There are 2 available 

versions, SR5810 with Opentherm or SR5820 with eBUS.

Charge controller for the charging of a stratified storage 

tank. There are 2 basic types available. The WSR comes 

with switch ON/OFF temperature sensor, water volume 

control for the charge pump and a 3-point pre-mix control 

for the plate heat exchanger. The MDR comes without preregulation 

with a mixer valve but has a floating output. The 

WSR device has a programmable weekly time program for 

activation of an anti legionella protection sequence. Easy 

operation with 2 turning knobs and 4 lines of text. 4 preprogrammed 

hydraulic applications can be selected via the 

menu. System related settings are protected by password 

to prevent for accidental adjustment. The housing provides 

a large and clear terminal compartment with strain relief 

and no double assignment of terminals.

General Terms and conditions of supply and payment TEM AG (hereafter named as TEM ) 

1) Applicability of these terms: The following terms and conditions 

count for all deliveries from TEM to clients. Opposed conditions from 

client as for example general conditions of purchase etc. are overruled, 

with the exception of written consent to these conditions by 

TEM. Amendments to our conditions shall only be valid if confirmed 

in writing by TEM. 

2) Subject matter of contract Object of agreement, quantity, price 

per unit and special selling- and supply agreements for individual 

cases arise from the written confirmation of order directed to client by 

TEM. Order changes and cancellation by client are only valid in case 

of written confirmation by TEM. Taking back the goods is any case 

out of the question. 

3) Credit facilities: With the exception of specific agreements, TEM 

delivers the goods on credit. Should there be circumstances judged 

by TEM as diminishing to the clients creditworthiness, TEM can 

demand payment in advance respectively a security deposit or 

withdraw from contract and demand compensation. 

4) Technical specifications, copyright: From client given technical 

specifications, images, dimensions etc. are not bindingly accepted by 

TEM until confirmation of order. TEM reserves the right for technical 

changes without notice. Materials can be substituted by other equivalents. 

Intellectual property and copyright of software, design drawings, 

schemes, images, concepts, product description, directives and 

possible further documentation remain in any case with TEM. 

5) Manufacturing and delivery: TEM commits itself to manufacture 

and deliver the object of agreement in accordance with specification 

and target dates specified in the confirmation of order. Delivery times 

shall be indicated as accurately as possible according best expectations, 

but without guarantee. 

6) Delivery time: The confirmed delivery time implies the fulfilling 

of the terms of payment. Any kind of order cancellation or claims for 

compensation concerning delayed delivery are herewith disclaimed. 

Delayed delivery does not entitle the client to retain payments. 

7) Packing and transport: Packing and transport are the client’s 

obligation. 

8) Use and risk: After loading use and risk are passed to the client 

(also in case of free domicile price settings). Transport insurance is a 

client matter. 

9) Examination: The client is obligated to examine the goods 

immediately after receipt, otherwise the delivery counts as approved. 

10) Notice of defects: Complaints of evident defects within 5 working 

days since receipt of goods, hidden defects immediately after 

discovery. Complaints are only valid if the object of agreement is 

returned to TEM by the same mail. Complaints do not entitle the 

client to retain payments. 

11) Warranty duration: Unless there is another agreement, warranty 

lasts 1 year from dispatch of the goods. 

12) Warranty content: TEM guarantees manufacturing the object of 

agreement in accordance with specifications and the condition of 

materials as free of faults or defects. Another or progressive warranty 

want be adopted. 

13) Warranty fulfilment: TEM fulfils the warranty at one’s option by 

repairing free of charge, supply replacement part or issue a credit 

note for the defective goods. TEM reserves the right to render fulfilment 

of the warranty by using third parties; each further obligation 

(rescission, consequential losses etc.) shall be disclaimed. TEM is 

particularly not liable for the clients own expenditure, by him unilateral 

occasioned replacement- and repair costs, evaded profits etc. 

14) Warranty exclusion: Excluded from warranty are damages 

caused by acts of god, inapplicable guidelines and specifications 

from client, abrasion, exceptional stress, disregard of operating-, 

mounting- and maintenance instructions, improper usage or tampered 

operation by a third party. Warranty is particularly not applicable 

when opening the devices. 

15) Prices are net prices and exclusive of VAT 

16) Terms of payment: All amounts are to be paid in the quoted 

currency. All invoices are to be paid, so far as there is nothing else 

agreed, within 30 days from the date of invoice without any deductions. 

In individual cases we reserve the right for cash on delivery. 

The client commits itself not to set off one’s own claims without 

written consent from TEM. 

17) Default of payment: Non-compliance with the terms of payment 

entitles TEM to levy the legal interest on arrears without warning and 

results in all claims against the client becoming payable. Moreover 

TEM can demand a deposit of security for already delivered orders 

respectively payment in advance for outstanding deliveries. Aside 

TEM explicitly reserves the right to enforce its legal right on interest 

on arrears. 

18) Property, extended retention of title, current account: For 

deliveries to clients with domicile outside Switzerland the following 

terms are applicable: till absolute payment of the purchase price 

including all accessory claims, in case of repeated or ongoing business 

connection till redemption of the past due balance, in case of 

payment with check or bill of exchange till encashment and corresponding 

credit note on our account, the delivered goods stay unrestricted 

sellers property. In case of ongoing business connection all 

established single items within the current account lose their autonomy. 

a) The client may alienate our reserved goods in ordinary business 

operations as long as there’s no default of payment. 

He’s only allowed on his part to alienate goods to his clients under 

reservation of proprietary rights. He’s not entitled to other disposal of 

the reserved goods (for example assignment of security, pledging) 

b) In case the goods delivered under reservation of proprietary 

rights are mingled or joined with other objects, the seller acquires 

joint ownership of the new object. In case the goods delivered under 

proprietary rights or goods fabricated out of it, independent of state, 

are further alienated by the purchaser, processed, assembled or 

applied else, the purchaser herewith assigns all accounts receivable, 

arising from alienating or on the occasion of processing or assembling, 

from third parties, including all ancillary rights to the seller until 

full settlement of all seller claims for the delivery of goods. In case 

such a new object or stock, fabricated by mingling or joining, is 

alienated further, processed or assembled, the assigned amount is 

ranged proportional to the value corresponding to the sellers joined 

ownership. 

c) We commit ourselves to release its entitled securities on clients 

demand insofar as the realizable value of these securities do not 

exceed claims at more than 20%; the selection of the securities 

which may be released is ours. 

d) If payments are in arrear, imminent suspension of payment or in 

case of foreclosures or protest a bill off exchange against the purchaser, 

we’re entitled to take back our reserved goods. The purchaser 

is obligated to deliver. 

e) In case of seizure or other negative impact on our reserved 

goods by third parties, the purchaser has to inform us immediately. 

All our costs arising from such handlings by third parties are on the 

purchasers account. Restitution liability is not applicable, provided 

that prosecution of an action failed or the restitution liable third party 

fulfils its obligation towards us. 

f) The purchaser is obligated to reasonable insure the taken 

reserved goods. 

19) Applicable law: Swiss law is applicable. The applicability of the 

United Nations convention from 11. April 1980 on contracts for the 

international sales of goods is explicitly ruled out. 

20) Place of jurisdiction: All disputes under this contract are judged 

by the responsible court in the canton Graubünden, whereas TEM is 

free to prosecute the client in its own domicile or in front of every 

other responsible court.
