Introduction
Appleby Hills is a fully serviced superior residential
subdivision placed within a stunning rural environment
which preserves the country atmosphere of space, peace and
privacy. The developers place high value on the existing rural
atmosphere and are building on those values.
Landscaping and Roading
Existing landscape values have been enhanced through
massive planting of native plants; improving water quality
in the surrounding area and vastly increasing birdlife. A
walkway will allow easy access to amenities that include a
large dam/pond, the Redwood Stream and open areas. The
roading within the subdivision is sealed to the same standard
as conventional residential subdivisions. Residential lots
located in clusters are served by private rights of way.
This design allows preservation of privacy and residents’
control over their immediate environment.
Building sites
The lot sizes in this development vary from 2000 square
metres to 4000 square metres, with a designated building
area to ensure that views and privacy are retained.
Subdivision plan
The plan shows indicative title boundaries and identifies the
approximate areas of each residential lot.
Appleby Hills Residents’
Association
Each lot owner is a member of this Association, which
manages water, wastewater and common land. The elected
Board of the Association is responsible for setting and
administering levies on a fair apportionment of costs to lot
owners. An independent Manager ensures continuity and
fairness within the Association.
Covenants
Covenants between lot owners are an assurance of
reasonable standards being maintained over time.
Superior dwelling designs
Owners will be required to obtain design approval before
building to ensure that
• The proposed buildings are of quality design?
• The buildings are in harmony with the surrounding area
The minimum enclosed floor area of each dwelling will
generally be no less than 175 square metres, excluding
garaging.
Rates
As Appleby Hills is providing its own water and wastewater
treatment, the rates will be less than those who rely on
council for these essential amenities.
Roading
The main road accessing the development from the Coastal
Highway is a council road. The rights of way in Appleby Hills
are private roads.
Engineering report
The developer will provide an engineering report confirming
the stability of each site and its suitability for construction of
a residential dwelling
