The following example evidence <strong>and</strong> supporting commentary for the measurement <strong>of</strong> l<strong>and</strong> <strong>and</strong> property<br />
competency is intended to assist c<strong>and</strong>idates preparing their evidence portfolio for Associate Assessment. This<br />
example should be used as a guide <strong>and</strong> should not be used as a template for c<strong>and</strong>idates to present their own<br />
evidence.<br />
<strong>Measurement</strong> <strong>of</strong> l<strong>and</strong> <strong>and</strong> property commentary<br />
This piece <strong>of</strong> evidence has been prepared <strong>and</strong> submitted in accordance with the Royal Institution <strong>of</strong> Chartered<br />
Surveyors (<strong>RICS</strong>) C<strong>and</strong>idates Guide for the Assoc<strong>RICS</strong> qualification. It considers the decisions I made <strong>and</strong> the<br />
actions taken to resolve an outst<strong>and</strong>ing rent review <strong>of</strong> 27 Newtown Court, Smiths Green, Fulchester.<br />
I agreed all the relevant terms <strong>of</strong> engagement with the client in writing prior to instruction. Money laundering<br />
checks were made as per all relevant instructions <strong>and</strong> a conflict <strong>of</strong> interest check was undertaken with the result<br />
that there were no such conflicts. Thus the instruction could go ahead as agreed. The instruction was carried out<br />
under the supervision <strong>of</strong> my Assoc<strong>RICS</strong> supporter <strong>and</strong> in accordance with <strong>RICS</strong> Rules <strong>of</strong> Conduct. All relevant<br />
parties have consented to my use <strong>of</strong> the following material in this analysis.<br />
I undertook an internal <strong>and</strong> external inspection <strong>of</strong> the property on 23 rd<br />
July 2010 under the supervision <strong>of</strong> a<br />
qualified <strong>RICS</strong> valuer <strong>and</strong> noted Newtown Court was constructed in the early 1990’s comprising eight units <strong>of</strong><br />
varying sizes totalling 58,163 sq ft.<br />
The property comprises <strong>of</strong> a detached, two-storey building with brick elevations, aluminium framed double-glazed<br />
windows under a pitched, tiled ro<strong>of</strong> with a full height glass atrium reception area at the front. Internal finishes are<br />
typically painted plastered walls. The property is well lit with good natural light <strong>and</strong> also via category 2 strip<br />
lighting. It has full gas fired central heating via hot water radiators. Vehicular access is via a made up <strong>and</strong> adopted<br />
public road. The property benefits from 50 car parking spaces.<br />
In line with the <strong>RICS</strong> Code <strong>of</strong> Measuring Practice (Sixth Edition) I measured the premises, on a Net Internal Floor<br />
Area (NIA) basis, to 9,056 sq ft (841 sq m) <strong>and</strong> a schedule <strong>of</strong> measured areas is attached.<br />
