Your bedroom is your sanctuary. It is the place you<br />
lay your head and let all the worries of the day wash<br />
away. It is the place where you can escape and<br />
surround yourself in calm and comfort. Designing<br />
your perfect bedroom can mean many things to many<br />
people. Whimsical, minimalistic, classic, modern,<br />
bright...you need to find the right design that fits your<br />
needs....and let your imagination run wild.<br />
HEADBOARD HEADLINER<br />
Make the headboard of your bed the focal point of<br />
the room. Soft and plush headboards with no hard<br />
edges, a wooden headboard with detail, a minimal<br />
simple headboard – it’s up to you. If you crave privacy<br />
and a sense of enclosure, use canopies or bed<br />
curtains to wrap your bed in luxurious folds of fabric.<br />
MAKE THE MOOD<br />
Use colour and patterns to create the perfect mood<br />
for your room. A soft pillow and comfy mattress<br />
may in sending you off to slumber, but bedding that<br />
glows with an invitation to snuggle in can be just as<br />
effective. Combine patterns for a striking effect such<br />
as striped, floral, and geometric patterns but make<br />

Originally created for functionality, the bedside table<br />
can now help create a statement in your room. Use it<br />

must-have storage. When symmetry matters, use<br />
matching side tables to bookend a bed. However,<br />
there’s no rule that says tables must be copies of<br />
each other. If you’re an avid reader, make sure your<br />

paper piles from stacking up.<br />
LIGHT IT UP<br />
Use lamps on both sides of a bed to provide soft<br />
task lighting for night time reading. The bottom of the<br />
shade should fall at eye level when you’re seated. To<br />
create space on a bedside table -- which can be a<br />
valuable commodity in a small bedroom -- consider<br />
the style of lamp. Swing-arm lamps mounted to the<br />
wall behind a bed provide necessary lighting without<br />
taking up space or provide ambient light around the<br />
entire room with a floor lamp. Overhead, consider<br />
a chandelier for can’t-be-beat romance. Connect<br />
all fixtures in a bedroom to a dimmer to control light<br />
intensity and mood.<br />
BEAUTIFUL BEDDING<br />
Don’t scrimp when it comes to bedding. There<br />
is nothing better than crawling in to luxurious<br />
comfortable sheets at the end of the day. When<br />
shopping for linens, don’t be fooled by high thread<br />
counts. While it’s true a higher thread count can<br />
mean better quality, the true test is actually what the<br />
sheets are made from - look for pima, Egyptian, or<br />
Supima cotton. A 250-thread-count sheet set made<br />
from these cottons can feel softer after washing than<br />
a 400- or 500-thread-count set made from a cottonpolyester<br />
blend.<br />
MIRROR MIRROR ON THE WALL<br />
Beyond beauty, mirrors can serve a practical purpose<br />
by reflecting outside views and light that can help<br />
small bedrooms feel larger. Hang an oversize mirror<br />
on a wall devoid of windows to create a view where<br />
none exists. Or lean a tall mirror against a wall to<br />
create an illusion of depth, as well as a handy spot<br />
for reviewing an outfit before you head out the door.<br />
END OF<br />
Take advantage the prime real estate at the end of<br />
your bed to make a stand-out style statement. Use a<br />
graceful bench to transform the area into an inviting<br />
seating spot or create extra storage by using a trunk<br />

Put It To Bed<br />
Choosing the right bed for your bedroom can be tricky. You want it to last the test of time<br />
and not go out of fashion but you also want to make a statement about yourself and give<br />
your bedroom a little flair, after all, it is the center piece of the room. Here are some options to<br />
choose from for where the magic happens...<br />

STORAGE WARS<br />
There is nothing worse than a bedroom full of clutter<br />
and disorganised wardrobes with piles and piles of<br />
clothes, shoes and more on top of each other...and<br />
you can never find anything!<br />
There may be several square feet of potential<br />
bedroom storage hidden under your nose and your<br />
furniture. These tips will help you find space to<br />
stylishly store your clutter!<br />
WORK YOUR WARDROBE<br />
Before you start drawing up plans for your bedroom<br />
wardrobe, have a good think about what you plan<br />
to keep there. To figure out where to install rods, for<br />
example, estimate how much space your dresses<br />
and suits take up versus shirts and jackets. For longer<br />
items, you need full-length vertical space under the<br />
rod. If the majority of your clothes extend less than<br />
3 feet, hanging two sets of rods, one high and one<br />
about 40 inches above the floor, will double the<br />
amount of clothes you can hang in that space.<br />
Consider what you need access to on a daily basis<br />
versus every few months. Your favourite everyday<br />
shoes should be front and centre, whereas those<br />
sky-high heels can be stashed in their boxes on an<br />
upper shelf for special occasions. Shoe cubes, tiered<br />
tie racks and slide-out laundry bins help keep things<br />
tucked away yet easily accessible.<br />
Before buying bulky dressers, make sure you’re<br />
getting the most out of your wardrobe - especially<br />

when it comes to hanging space. Stuff like t-shirts<br />
should be on an open shelf where you can see them<br />
all at the same time – if you’re looking for a particular<br />
t-shirt and you’ve put four others on top of it in a<br />
drawer, you’ll never find it. The only thing that should<br />
go in drawers are the things that don’t fold well -<br />
socks, underwear, bras.<br />
UNDER THE COVERS<br />
An underutilised space is underneath your bed!<br />
Under-bed containers can hold the clothes you’re<br />
currently not wearing (including those favourite jeans<br />
from years ago that you know you will fit back into<br />
one day!). Shoes you don’t often wear, bigger bulkier<br />
items like warm jackets (that we rarely need here) and<br />
other clothing items you are simply not wearing day<br />
to day. Ikea sells sliding drawer units that fit under<br />
beds, or you can buy storage bins that roll in and out<br />
from Homepro.<br />
HEADBOARD IT<br />
If your headboard was against the wall you could<br />
raise the shelving up starting at head height, then at<br />
the bottom of the storage unit you could use the free<br />
space to store items you didn’t want in plain view.<br />
Although it’s a little odd to have a bed centred in<br />
a room, you can get some great storage space by<br />
utilising the headboard as storage units and a talking<br />
piece at the same time!<br />
ONWARDS AND UPWARDS<br />
Think vertically. If you have high ceilings you can<br />
install deep shelves high above eye level. This kind<br />
of storage space works great for stuff you don’t need<br />
often, like luggage and boxes of off-season clothes.<br />
To avoid extending shelves into the room itself,<br />
consider removing some drywall and creating<br />
recessed spaces between the studs. You can add<br />
doors to enclose them or install shallow shelf inserts.<br />
If you have limited space around the bed, ditch the<br />
bedside tables in favour of a headboard with cabinets<br />
to hold lamps, books and glasses. Look for tall,<br />
narrow dressers and corner cabinets to stretch your<br />
small bedroom’s storage space.<br />

Mamma Mia!<br />
Sometimes we all crave a bit<br />
of home cooking and pasta is<br />
a wonderful comfort food that<br />
soothes the soul. Whether you<br />
are a meat lover or a vegetarian,<br />
lasagne is an easy and great<br />
way to indulge in a little bit of<br />
Italy.<br />
EASY BEEF LASAGNE<br />
Ingredients (serves 4)<br />
2 teaspoons olive oil<br />
1 brown onion, finely chopped<br />
2 garlic cloves, crushed<br />
600g lean beef mince<br />
1 large bottle tomato pasta sauce<br />
1/2 cup red wine<br />
1 teaspoon caster sugar<br />
250g packet dried lasagne pasta sheets<br />
2 cups thickened cream<br />
2 cups grated cheddar cheese<br />
1/4 cup grated parmesan cheese<br />

Instructions<br />
• Heat oil in a heavy-based saucepan over medium<br />
heat. Add onion and garlic. Cook, stirring, for 3<br />
minutes or until onion is tender. Add mince. Cook,<br />
stirring with a wooden spoon to break up mince,<br />
for 8 minutes or until browned.<br />
• Add sauce, wine and sugar. Season with salt and<br />
pepper. Bring to the boil. Reduce heat to low.<br />
Simmer, uncovered, for 40 minutes or until sauce<br />
has thickened. Remove from heat.<br />
• Preheat oven to 180°C/160°C fan-forced. Lightly<br />
grease a 7cm-deep, 25cm (base) square baking<br />
dish.<br />
• Spoon 1/2 cup mince mixture over base of dish.<br />
Arrange one quarter of pasta sheets over meat<br />
mixture, breaking sheets to fit. Spoon one-third<br />
of the remaining mince mixture over pasta. Drizzle<br />
with one-quarter of the cream. Sprinkle with onequarter<br />
of the cheddar cheese. Repeat layers<br />
twice. Top with remaining pasta sheets, cream and<br />
cheddar cheese. Sprinkle with parmesan. Cover<br />
loosely with foil.<br />
• Bake for 45 minutes then remove foil and bake for<br />
a further 15 minutes or until pasta is tender and<br />
cheese golden.<br />
• Stand for 10 minutes before serving.
EASY VEGGIE LASAGNE<br />
Ingredients<br />
2 teaspoons olive oil<br />
1 brown onion, finely chopped<br />
2 garlic cloves, crushed<br />
1 large bottle tomato pasta sauce<br />
250g packet dried lasagne pasta sheets<br />
250g container ricotta cheese<br />
250g package frozen chopped spinach, thawed and<br />
well drained<br />
1 egg<br />
1 ½ large grated carrots<br />
I ½ large sliced or grated zucchini<br />
2 cups sliced fresh mushrooms<br />
1 cup mozzarella cheese<br />
1 cup grated parmesan cheese<br />
Tablespoon of dried or fresh oregano<br />
Instructions<br />
• Heat oil in a heavy-based saucepan over medium<br />
heat. Add onion and garlic. Cook, stirring, for 3<br />
minutes or until onion is tender.<br />
• Add carrot, oregano, and pasta sauce until mixed<br />
through and take off heat.<br />
• Preheat oven to 180°C/160°C fan-forced. Lightly<br />
grease a 7cm-deep, 25cm (base) square baking<br />
dish.<br />
• Mix ricotta, spinach, and eggs together in bowl<br />
• Spread half cup pasta sauce mixture in the bottom<br />
of 9 x 13 inch baking dish.<br />
• Layer lasagna noodles, half the remaining<br />
sauce mixture, half the ricotta mixture, half the<br />
zucchini, half of the sliced mushrooms, half of the<br />
mozzarella, and half of the parmesan.<br />
• Repeat layers with remaining ingredients.<br />
• Bake in oven for about 45 minutes.<br />
• Stand for 10 minutes before serving.<br />

BUILDING YOUR OWN SALA<br />
PART 1<br />
You should plan and design the outdoor sala as to<br />
satisfy both your needs and tastes. Therefore, you<br />
should decide its dimensions and whether you want<br />
to add a bathtub, a deck or a barbecue, to make it<br />
suit your needs. The options are virtually unlimited,<br />
that is why we recommend you to take your time<br />
when planing its size and features. Nevertheless,<br />
you should remember that each extra-feature implies<br />
additional expenses, therefore you have to keep a<br />
balance between the benefits and costs.<br />
Choosing the right design for your sala is a tough<br />
decision, as there are many potential alternatives:<br />
on one hand, you can build an eight-sided sala, a<br />
rectangular construction or a simple to build square<br />
sala.<br />
This issue we start the basics of your sala and in<br />
following issues we will instruct you on how to install<br />
the floor and the roof.<br />

Building a square sala is a complex<br />
woodworking project, but any amateur<br />
can pull it trough, provided he uses the<br />
right plans, techniques and tools. As you<br />
can see in the image, you have to install<br />
several posts, build the flooring, attach<br />
the roof and install the railings. Although<br />
it might look very complicated at first, you<br />
have to use a step by step approach and<br />
work with great judgement and attention.
Smart tip: Determine the amount of materials<br />
needed from the very beginning, otherwise you would<br />
waste many and time by going to the lumber store.<br />
In addition, make sure you use power tools in a good<br />
condition and having sharp blades.<br />
SALA LAYOUT<br />
The first step of the project is to lay out the sala,<br />
in a professional manner. Therefore, after you have<br />
selected a level area, you should mark the outline of<br />
the square sala, by using batter boards (made from<br />
2×4 lumber) and string.<br />
Smart tip: Measure the diagonals and adjust the<br />
position of the boards, until they are equal. Check<br />
each corner for squareness, by applying the wellknown<br />
3-4-5 rule.<br />
ANCHORING THE POST INTO<br />
CONCRETE<br />
There are several techniques to secure the 4×4<br />
wooden posts into place: locking them in concrete<br />
or using metal hardware. If you want to install the<br />
posts in concrete, you have to dig 2-3´ deep holes,<br />
compact a 2” layer of gravel and pour in 4” of<br />
concrete. Afterwards, place the post in the hole and<br />
plumb it with a spirit level.<br />
Make sure you brace the wooden posts in two<br />
directions, after plumbing them, otherwise it might<br />
move from position.<br />
INSTALLING SALA POSTS<br />
In order to anchor the four posts in a professional<br />
manner, you have to dig 3´ deep holes (12” in<br />
diameter), making sure the the holes are also 6”<br />
below the frost line.<br />
Pour and compact a 3” layer of gravel and install<br />
a tube form in each hole (alternatively, you could<br />
build a form with 2×4 boards). Mix a small quantity<br />
of concrete, fill the form and install the adjustable<br />
post anchors.<br />
SIMPLE SALA POSTS<br />
Use a straight edge and a spirit level, to make sure<br />
the four footings are perfectly aligned and horizontal.<br />
Let the concrete dry out for at least 48 hours before<br />
installing the 4×4 posts.<br />
Smart tip: Brace the posts before driving in the bolts<br />
/ screws and use a spirit level to make sure they are<br />
perfectly plumb and aligned. Work with great care<br />
and attention, if you want to get a professional result.<br />

resource-friendly cities or face a bleak and<br />
environmentally degraded future, says a new Asian<br />
Development Bank (ADB) report.<br />
“Asia has seen unprecedented urban population<br />
growth but this has been accompanied by immense<br />
stress on the environment,” said Changyong Rhee,<br />
ADB’s Chief Economist. “The challenge now is to<br />
put in place policies which will reverse that trend and<br />
facilitate the development of green technology and<br />
green urbanization.”<br />
In a special chapter of its flagship annual statistical<br />
publication, Key Indicators for Asia and<br />
the Pacific 2012, ADB examines the<br />
challenges and opportunities<br />
associated with the region’s<br />
breakneck urban boom.<br />

Since the 1980s,<br />
Asia has been<br />
urbanizing at a faster<br />

rapid environmental degradation. Particularly<br />
disturbing are urban carbon dioxide emissions, which<br />
if left unchecked under a business-as-usual scenario,<br />
could reach 10.2 metric tons per capita by 2050, a<br />
level which would have disastrous consequences for<br />
both Asia and the rest of the world.<br />
Rising urban populations mean that over 400 million<br />
people in Asians cities may be at risk of coastal<br />
flooding and roughly 350 million at risk of inland<br />
flooding by 2025. Unless managed properly, these<br />

The report notes that there is hope. The growth<br />

growth of middle classes and declining birth rates<br />
typically associated with urbanization also have a<br />

Koh <strong>Samui</strong> and Koh <strong>Phangan</strong> have become recognized destinations for<br />
bouquet residential development projects. However, both islands also<br />
offer a variety of individualized single-standing villas and houses. Indeed,<br />
a number of property investors in Koh <strong>Samui</strong> and Koh <strong>Phangan</strong> elect to<br />
acquire raw land, and then have their envisioned dream home built upon that<br />
land, rather than invest in a serviced project. Investors are no doubt aware<br />
that the construction process carries uncertainty and risk, and noting that<br />
the cost of construction can often-times exceed the value of the underlying<br />
land (and that construction costs can escalate during the construction<br />
period), it is essential that investors are proactive in addressing these risks.<br />
This article addresses the basic legal and commercial issues associated<br />
with construction in Thailand. The reader should be aware that construction<br />
is inherently complex from both a legal and commercial perspective and<br />
therefore this article will not fully explore the relevant legal issues. Before<br />
commencing construction, and indeed before investing in raw land, it is<br />
essential to first consult with a legal advisor.<br />
PRELIMINARY INVESTIGATIONS<br />
Before investing in raw land, one should conduct full due diligence upon<br />
the land, including a full title investigation back to Sor Kor 1. It is particularly<br />
important to determine if the land has full legal rights of access, including<br />
access to electricity, water and sewage. Failure to investigate into these<br />
issues at an early stage may result in increased costs in the future, or an<br />
outright inability to utilize the finished property. In addition, it is essential<br />
to determine what “zone” the land falls within according to the Ministerial<br />
Regulations, issued under the command of Plantation Law, Koh <strong>Samui</strong>,<br />
Province of Suratthani B.E. 2549. The scope of construction is significantly<br />
limited in certain zones, and all zones carry height and footprint restrictions<br />
and required set-backs from the sea-line and water sources. Therefore<br />
before acquiring raw land, the savvy investor determines which zone the<br />
target land is located within and assesses the construction rules applicable<br />
to that zone.<br />
SOURCE A RELIABLE CONTRACTOR<br />
One of the primary risks associated with building upon raw land is the<br />
chance that the construction will not be completed on time or at all, or<br />
that it will be of poor quality. Common sense suggests that an investor can<br />
mitigate this risk by doing homework on the various contractors available,<br />
and selecting a contractor with an established positive track record in<br />
relation to the type of construction sought. Personal compatibility with the<br />
contractor is also important, noting that the relationship may be tested or<br />
strained if difficulties arise.<br />
CONSTRUCTION PERMIT<br />
It is necessary to obtain a construction permit to legally construct a<br />
building. While serving as evidence that the construction itself adheres to
the zoning regulations and other applicable laws, a validly issued construction permit also serves as evidence<br />
of ownership of the underlying building. Care should therefore be taken to ensure that the building permit is<br />
issued to an appropriate person as it will serve as prima facie evidence that such person owns the building<br />
post construction. The local authorities do not generally issue construction permits for the benefit of foreign<br />
individuals or entities, and therefore foreigners wishing to establish personal ownership of a building post<br />
construction will generally be required to register a transfer of the building to their name, or the name of an<br />
appointed foreign entity, which will entail land office registration fees and taxes.<br />
CONSTRUCTION AGREEMENT<br />
It is a trite recommendation, although so often neglected: investors should enter into a written construction<br />
agreement with the contractor before work is commenced. As noted above, construction is itself a complex area<br />
of law and therefore any construction agreement should be prepared or reviewed by a legal advisor specializing<br />
in construction matters. Noting the complexity of construction agreements, any attempt to provide a full survey<br />
of a construction agreement in this article would be futile. However, a few terms might be highlighted, in addition<br />
to the terms discussed elsewhere in this article. For instance, a construction agreement should clearly identify<br />
the target land, the parties and the works (including detailed building plans, descriptions of the materials and<br />
future bill of quantities); include any warranties and guarantees agreed by the parties; provide for payment and<br />
procurement of insurance on the construction site; apportion the applicable taxes on construction; and contain<br />
the appropriate default, termination and dispute resolution terms - amongst other terms.<br />
CONSTRUCTION MILESTONES AND DEADLINE<br />
The construction agreement should provide for payments following specific construction milestones, and<br />
following inspection of those milestones. Ideally, the majority of the contract price should be settled towards<br />
the end of the construction process. Furthermore, a percent of the contract price should be held back from<br />
each milestone payment, and paid out only after the completion process, including a snag check and post<br />
completion repairs. It may be possible to retain the holdback until the expiry of a warranty period. These steps<br />
can mitigate the risks of poor or incomplete construction by providing a significant economic incentive onto the<br />
contractor to progress quality construction, and by allowing the investor to cease payments if the contractor<br />
fails to perform adequately. The construction agreement should also provide specific completion deadlines, and<br />
impose penalties on the contractor for failing to comply, although some flexibility and provision for extensions<br />
and variations should be considered.<br />
ExCHANGE RATE RISKS<br />
It is important to consider the exchange rate risks associated with construction in cross-border settings.<br />
Exchange rate risks arise where the construction agreement provides for stages payments in one currency,<br />
namely Thai Baht, while the investor’s funds are primarily held in another currency. Currency fluctuations over<br />
the construction period can be significant and therefore it is essential that the investor take steps to mitigate<br />
currency exchange risks. Currency exchange risks may be mitigated by capping the exchange rate (or setting<br />
a range of exchange rates) in the construction agreement, or by hedging against the risk using designated<br />
financial instruments. However, the simplest way to protect against this risk is to transfer all or a significant<br />
portion of the contract price into Thailand prior to, or in the early stages of construction.<br />

In Part I of this two part article we noted the importance for your company<br />
to comply with the legal requirements to “write-off” uncollectable or “Bad<br />
Debts” so that your company would not be required to pay income tax<br />
on these uncollected monies. And we saw that under Section 65 of the<br />
Thailand Revenue Code (“RC”) and Ministry of Finance regulation No. 186<br />
(1991) (“MR”) in order for Bad Debts to be written-off they generally my<br />
have (1) arisen from your company’s business and (2) it must not be too late<br />
to file a court action to collect them.<br />
Now we look at the rest of requirements under the MR to write-off Bad<br />
Debts. These additional requirements are further outlined in the following<br />
clauses of the MR and in doing so the debts are categorized by amount<br />
as follows:<br />
(i) debt(s) by a debtor exceeding Thai Baht 500,000 (Clause 4 MR);<br />
(ii) debt(s) by a debtor between Thai Baht 100,000 and Thai Baht 500,000<br />
(Clause 5 MR); and<br />
(iii) debt(s) by a debtor not exceeding Thai Baht 100,000 (Clause 6 MR)<br />
Different conditions for a write-off are applicable for the different categories.<br />
The strictest requirements are applicable to category (i). MR Clause 4<br />
requires:<br />
(1) “[d]emands for payment have been made and the matter has been<br />
pursued to the extend suitable to the case of such acts being expressly<br />
recorded and yet debts remain unsettled (...)” because “(a) the debtor died,<br />
is missing or proved to be missing and has no property to pay the debts or<br />
(b) the debtor dissolved his business, and the debt due from him to the other<br />
creditors with preceding preferential rights over his entire properties exceed<br />
the value thereof”; and either<br />
(2)(a) a civil action has been brought against the debtor and after a court<br />
order or injunction the debtor does not have sufficient property to settle<br />
the debts; or<br />
(2)(b) a bankruptcy action has been brought against the debtor and a<br />
compromise has been reached with the debtor with court approval or<br />
the debtor has been adjudged bankrupt and the first lot of the debtor’s<br />
properties have been shared out.
With regard to category (ii) debts, pursuant to MR Clause 5, the conditions for a write-off are the same as those<br />
for category (i) debt but that with regard to the requisite civil court proceedings it is sufficient that the court has<br />
accepted the plaint. Whereas with regard to the relevant alternative bankruptcy proceedings, the action against<br />
the debtor needs only to have been accepted by the court. However, in this case category (ii) debts, it is also<br />
required that the director or managing director of the juristic company creditor issue an order within 30 days<br />
from the last day of the relevant accounting period authorising the write-off of the Bad Debt.<br />
Finally for category (iii) debts the requirement are the least strict. Pursuant to MR Clause 6, it is not necessary<br />
to comply with the requirements in MR Clauses 4 and 5. Court proceedings, for example, are not required.<br />
Rather, it is sufficient that “demands for payment have been made and that the matter has been pursued to the<br />
extent suitable to the case, and yet debts remains unsettled” provided that any court action in relation to the<br />
debt would entail higher costs in relation to the court proceedings than the amount expected to be recovered.<br />
The final requirement is that once the creditor has complied with all above mentioned rules and regulations<br />
the creditor must write-off the receivable as a Bad Debt expense in the same accounting period. However, in<br />
case of a category (ii) debt, the accounting period in which this must be done is the accounting period when<br />
the relevant court accepts the civil complaint or the bankruptcy petition.<br />
To manage the risk of unnecessary tax liabilities in connection with Bad Debts you should continually monitor<br />
company’s accounts receivable in order to keep abreast of its various debts and determine when and what<br />
action is appropriate and as needed competent tax counsel should be consulted directly.<br />

that grew to be huge, it began as fun but became<br />
too much stress, so I sold my stake in 2003 and did<br />

A light break of a sweet yet tart lemongrass sorbet<br />
to refresh the palate, the main of Grilled Veal Chop<br />
quickly followed and brought the meal to its pinnacle.<br />
Served with glazed onions, scallion mash and apple<br />
purée, the combination proved successful and was<br />
a delightful pairing to the 2009 MacGuigan Shortlist<br />
Shiraz from Australia.<br />
With no meal complete without a sweet finish,<br />
Tommy's Dark Chocolate Parfait with hot apple<br />
compote, crispy crumble and black pepper<br />
strawberry gave guests an impeccable end to an<br />

FOR YOUR HOME<br />
Without water, all of us would be…well…not here. It is the most essential<br />
requirement of life on earth and as time goes on, it is becoming harder to<br />
find around the world. The islands have suffered both floods and droughts,<br />
that being said, there are a few things you can do to lessen your impact on<br />
the world’s water supply.<br />
Check your taps for leaks. If you have a leaky tap that drips only once per<br />
second or so, you are wasting almost 4 litres of water per day. Combine all<br />
the leaky taps around the world.....insane!<br />
Fill up the sink. If you don’t have a dishwasher and do your dishes by hand,<br />
then just fill up one side of the sink with soapy water and the other side<br />
with clean water, or just turn the tap on when you need to rinse each dish.<br />
Use your washing machine only when you have a full load of laundry<br />
to do. Doing a few half loads during the week just because it is convenient<br />
for you wastes so much water.<br />
Turn off the tap when you are brushing your teeth. This is a huge waste<br />
of water as you stand there staring at yourself in the mirror. Get some water<br />
on your toothbrush and turn the water off until you need to rinse.<br />
Take showers instead of baths. Filling up a bathtub takes a LOT of water.<br />
A quick 3-4 minute shower should be all you need.<br />
Use a low-flow shower head. Low-flow shower heads use air to make<br />
it feel like a regular shower head, so you don’t lose much pressure at all.<br />
Shaving at the sink? Turn off the tap Just fill up the basin, pop in the<br />
plug, and rinse your razor off in the water until you are all done shaving.<br />
Since shaving takes a little while, leaving the water running the entire time<br />
can waste so much water that you are not even using.<br />
Don’t use your toilet as an bin. Every time you flush a cigarette butt, facial<br />
tissue or other small bit of trash, 19 to 26 litres of water is wasted.<br />
Put something in the back of your toilet tank to displace some of the<br />
water. Be it a plastic bottle full of rocks or something else heavier than water,<br />
displacing even a litre of water for every flush will help save more. And no,<br />
you won’t lose any flushing power.<br />
Just because the water comes out of the tap at your house easily, doesn’t<br />
mean that other people around the world are as lucky. Water is such an<br />
important resource and one that is becoming more and more scarce. So<br />
be considerate to the planet and start doing your bit, just by doing some of<br />

Along with inside the home, there are ways to cut<br />
down on water use in your garden and around the<br />
home without damaging your plants or grass or<br />
reducing the cleanliness of your surrounds. Follow<br />
these tips to reduce your water use outside the house<br />
and watch your water bill go down and your impact<br />
on the planet go positive!<br />
• Water your lawn only when it needs it<br />
A good way to see if your lawn needs watering is<br />
to step on the grass. If it springs back up when you<br />
move, it doesn’t need water. If it stays flat, the lawn<br />
is ready for watering. Letting the grass grow taller (to<br />
3”) will promote water retention in the soil.<br />
• Deep-soak your lawn<br />
When watering the lawn, do it long enough for the<br />
moisture to soak down to the roots where it will do the<br />
most good. A light sprinkling can evaporate quickly,<br />
especially in the islands heat and tends to encourage<br />
shallow root systems. Hot tip! Put an empty tuna can<br />

on your lawn - when it’s full, you’ve watered about<br />
the right amount.<br />
• Water during the early parts of the day<br />
Early morning is generally better than dusk since it<br />
helps prevent the growth of fungus. Early watering,<br />

evaporation. Watering early in the day is also the<br />
best defense against garden pests.<br />
• Try not to water when it’s windy<br />
Wind can blow hose water and sprinklers off target<br />
and speed evaporation.<br />
• Use efficient watering systems for shrubs,<br />
flower beds and lawns<br />
You can greatly reduce the amount of water used<br />
for shrubs, beds and lawns with strategic placement<br />
of soaker hoses, rain barrel catchment systems and<br />
simple drip-irrigation systems.
• Plant drought-resistant shrubs and plants<br />
Many beautiful shrubs and plants thrive with far less<br />
watering than other species. Replace herbaceous<br />
perennial borders with native plants.<br />
• Put a layer of mulch around trees and plants<br />
Mulch will slow evaporation of moisture while<br />
discouraging weed growth.<br />
• Don’t run the hose while washing your car<br />
Clean the car using a bucket of soapy water. Use the<br />
hose only for rinsing.<br />
• Use a broom, not a hose, to clean driveways<br />
and sidewalks<br />
• Check for leaks in pipes, hoses, faucets and<br />
couplings<br />
Leaks outside the house may not seem as bad<br />
since they’re not as visible. But they can be just as<br />
wasteful as leaks indoors. Check frequently to keep<br />

• Use a Pool Cover<br />
Without a swimming pool cover, more than half the<br />
water in your pool can possibly evaporate in one year.<br />
Using a cover regularly reduces evaporation by 90 to<br />
95%. Without a cover, an 18’x36’ pool loses about 1<br />
inch of water per week.<br />
• Lower the Pool’s Water Level<br />
Besides conserving water, keeping a lower water<br />
level in the pool helps reduce water loss from extreme<br />
splashing and boisterous water play. It’s a good idea<br />
to keep the water level 1 inch above the bottom of the<br />
pool tile. Try to discourage swimmers from splashing<br />
by explaining to them that the water needs to stay<br />
in the pool.<br />
• Backwash Pool Filters Only When Necessary<br />
Obviously, backwashing filters uses extra water. Keep<br />
the pool and filters clean to reduce the frequency<br />
of backwashing. Only backwash long enough for<br />
the water in the sight glass to run clean. Frequent<br />
backwashing can reduce the effectiveness of the<br />
filters.<br />
• Reuse Backwash or Dechlorinated Waste Pool<br />
Water on Lawns & Shrubs<br />
Empty the filter backwash onto lawns and shrubs or<br />
collect it to reuse.<br />
• Strategic Poolside Landscaping<br />
Plant pool-area shrubs and use fences or privacy<br />
screening as barriers or to help reduce water loss<br />
from wind evaporation. Decreasing the occurrence<br />
and amount of wind going across the pool will cut<br />

even get heatstroke. Keeping your cat cool is an<br />
important part of ensuring that he/she stays happy,<br />
especially if there's a heat wave....and we all know<br />
ourselves what those feel like on the islands!<br />
KEEP YOUR CAT CALM<br />
A cat that is running about too much during a really<br />
hot day or during a heatwave will soon become<br />
exhausted and dehydrated. Encourage it to calm<br />
down by providing a relaxed, indoor place that is both<br />
cool and darkened (see the next step). Do not initiate<br />
play when it is in an agitated state; you may need to<br />
sit with it, for a bit, to help it self-calm.<br />
CREATE A RETREAT<br />
This is a place where your cat can retreat to and relax<br />
and feel safe. It is simple to make – place a cardboard<br />
box on its side and put it somewhere that is quiet and<br />
out of the way such as in a closet, behind a chair,<br />
or near a cool spot in the house. Line it with a terry<br />
towel or other cotton, breathable natural fabric that<br />
is not too warm. Stick an ice pack inside a sock and<br />
place it into the snug retreat underneath the towel for<br />
added cooling effect. Another good idea is to place<br />
towels or sheets over the spots the cat usually likes<br />
to sit, to create a cool barrier between their fur and<br />
the normally warmer surfaces.<br />
ENSURE THAT YOUR GARDEN OR<br />
YARD HAS SOME SHADY SPOTS<br />
FOR YOUR CAT TO ENjOY<br />
It will find them readily enough, provided you supply<br />
them. If your plants are too young to throw enough<br />
shade yet, or you do not have a garden, at least set<br />
up some shadecloth over a comfortable spot under<br />

gets a gentle breeze. Water should always be easily<br />
accessible and available in the outside area, as well<br />

ALLOW YOUR CAT TO CHOOSE A<br />

Cats are smart about comfort at all times, including<br />
during an intensely hot day. Cats love to curl up in<br />
the bathtub or sink because porcelain stays cool<br />

GOOD TIME FOR A BATH MAYBE?<br />
Cool your cat down with dampened towels. Most<br />
cats do not like getting wet, but you can at least help<br />
cool their fur down, a little, with dampened towels.<br />
Simply dampen a cloth or paper towel and gently<br />
stroke your cat with the cloth or towel from the top<br />
of its head and down the back. Do this a couple of<br />
times a day if it is very hot. The places where cats get<br />
the warmest are their bellies, the pads on their paws,<br />
their armpits, under their chins, and on the outside of<br />
their ears. Concentrate on keeping these spots cool.<br />
BRUSH YOUR CAT DAILY<br />
Matted fur traps heat; ensuring that the fur is not<br />
matted and allows air to flow freely through it will help<br />
to keep your cat cool. This is especially important for<br />
long-haired breeds of cats.<br />
Avoid shaving your cat to the skin as this will expose<br />
your cat to the sun and can result in sunburn and<br />
risks skin cancer.<br />
PROVIDE ACCESS TO A GOOD,<br />
CONSTANT SUPPLY OF WATER<br />
FOR HYDRATION<br />
Dehydration is a real risk for cats during the heat of<br />
summer, so constant access to water is essential. Fill<br />
the water bowl and check that it is always filled during<br />

LIVING IN KOH SAMUI<br />
Koh <strong>Samui</strong>’s enduring appeal as one of the world’s<br />
top holiday destinations has inspired many people to<br />

an affordable slice of paradise. Restrictive ownership<br />
laws in Thailand, however, mean buyers are advised<br />
to go through reputable law firms when considering<br />
any purchases on Koh <strong>Phangan</strong>. As is the case on<br />
Koh <strong>Samui</strong> or Phuket, it is important for anyone<br />
considering an investment to thoroughly research the<br />
laws and regulations, as well as to ensure that any<br />
land titles are thoroughly checked and that the most<br />
secure method of purchase is found to guarantee a<br />
trouble free, long-term investment. It is advisable to<br />
research construction firms employed to guarantee<br />
that their reputation is solid and that any previous<br />
projects have been successfully completed.

LAND TITLE DEEDS IN THAILAND<br />
There are two main types of land ownership in Thailand which we should explain<br />
RIGHTS OF POSSESSION<br />
Firstly there is the right of possession, for example, land that has been used by a family for generations to the<br />
benefit of the land and they have possession rights of the land under the civil and commercial code. Such<br />
titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and<br />
generally only used for farming. These titles can not be bought or sold and no building rights or legal acts<br />
would be allowed on the land. I do know of cases where families being in possession of certain pieces of land<br />
for generations have been able to upgrade them to regular land title deeds but this is not generally the case<br />
and any serious investor would not normally give any credibility to these titles of possession.<br />
RIGHTS OF OWNERSHIP<br />
Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically<br />
three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and<br />
the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided<br />
into smaller plots and planning permission and any such legal acts can be carried out immediately on the land.<br />
The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been<br />
accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take<br />
place on this land it must be published for at least 30 days.<br />
As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in<br />
this field, as there are also many other issues that are important to consider such as servitude, access and<br />
rights of way.<br />
LAND MEASUREMENT & SURVEY<br />
Land in Thailand is measured in Rai, Ngan and Talang Wah.<br />
• 1 Wah= 4 sqm<br />
• 1 Ngan= 100 Wah or 400 sqm • 4 Ngan= 1 Rai or 1600 sqm<br />

TIPS FOR STARTING A NEW BUSINESS<br />
Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information<br />
will help put your business on the right track.<br />
The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited<br />
Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same<br />
business purpose and is formed with a Capital divided into equal shares.<br />
GETTING STARTED<br />
To set up a company, you must first have the memorandum that can be acquired at the registration office. To<br />
properly register, you are required to provide the authorities with details of your company and list a minimum<br />
of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first<br />
approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your<br />
business and set up the company’s operational rules.<br />
Having agreed on the purpose of your business, you can then apply for business registration at the same<br />
department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial<br />
Code’s partnership and companies section.<br />
SHARES<br />
Besides the issues of business registration, you must also make sure that your company’s shares are worth<br />
no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on<br />
this matter.<br />
Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder.<br />
Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that<br />
confirms the deal between the transferor and transferee.<br />
The company also has to have in its possession a register of shareholders that contains a record of all the<br />
company’s shareholders. The book is evidence that will identify the company’s shareholders.<br />
SHAREHOLDERS AND CHAIRPERSON<br />
A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of<br />
shares held by foreign national plays a significant role in determining the nationality of your company, which<br />
may impose serious limitations on the company’s rights, such as landownership.<br />

If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company.<br />
However, if foreign nationals hold more than 49% of the shares, your company is a foreign company.<br />
The significant differences between Thai and foreign companies operating in Thailand lie in their rights to<br />
buy and own properties or other businesses. It is therefore important, especially for those in real estate and<br />
development businesses, to know and remember that unless your company is Thai, you are restricted in<br />
the ability to possess and obtain land and property in this country without an exemption granted by the<br />
government.<br />
Foreign companies are also restricted to certain activities and to proceed with certain operations the company<br />
will have to apply for permission from the government. In such instances, applications will be considered case<br />
by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run<br />
their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand.<br />
If you are registered as a Thai company, you are automatically granted the right to purchase and own properties<br />
and other business and will be treated the same way as a Thai citizen. However, according to new legislation<br />
that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate<br />
your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in<br />
Thailand have to declare their income and provide the authorities with evidence that proves their ability to coinvest<br />
with other foreign shareholders in the same company. Only those successful in convincing the authorities<br />
are granted the right to purchase and possess land. Companies with approval from the Land Department can<br />
then proceed with their applications for land title deeds or other certificates of use and possession.<br />
LITTLE THINGS THAT MATTER<br />
A company limited has to have its own board of directors to act on behalf of the company. This panel will,<br />
however, act under the regulations and agreements approved by the shareholders. Appointing directors or<br />
removing any of them requires shareholders approval.<br />
At the end of the company’s financial year, within five months, it shall be the duty of the company to present<br />
the balance sheet to the Department of Business Development (DBD). If your company fails to present the<br />
balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also<br />
be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a<br />
warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also<br />
another penalty the company may face, should they not provide the authorities with the necessary statement.<br />

BUILDING REGULATIONS ON KOH SAMUI<br />
In order to build on Koh <strong>Samui</strong> you must first obtain a building permit from the municipality office<br />
and your building must meet certain requirements, depending on the location of the land on<br />
which you wish to build.<br />
There are 4 defined areas for land depending on its distance from the beach.<br />
(See diagram on opposite page)<br />
STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted<br />
within this area.<br />
STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct<br />
a single storey building only It’s height cannot exceed 6 Meters (including the roof) and<br />
the building cannot exceed the maximum allowed area of 75 Square Meters.<br />
STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up<br />
to a maximum height of 12 Meters (including the roof). The maximum allowed size is<br />
2000 Square Meters.<br />
STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up<br />
to 12 Meters in height (including the roof) can be constructed.<br />
In addition, all buildings must now be constructed with peaked roofs, flat roofs are no longer<br />
permitted.<br />
