From Our point of View<br />

As we have prepared for the<br />

recognition of <strong>LaCasa</strong>’s 40 th<br />

Anniversary I’ve had the opportunity<br />

to hear many stories from former<br />

staff, board members, volunteers and<br />

donors. Our history is an inspiring<br />

story of personal sacrifice, advocacy<br />

and, for many families, the achievement of their dream of financial<br />

stability, citizenship or homeownership. <strong>LaCasa</strong> in 2010 is the<br />

result of literally thousands of persons in our community who<br />

have shared a vision for personal growth, family stability and<br />

neighborhood improvement.<br />

Despite a very challenging recession, your support has allowed<br />

us to maintain critical educational and counseling services and<br />

extend quality affordable housing services to Elkhart. Successful<br />

grant applications for housing rehabilitation have expanded<br />

our partnerships with Elkhart, Goshen and Elkhart County.<br />

<strong>LaCasa</strong>’s counselors continue to provide knowledgeable foreclosure<br />

prevention counseling as a free service.<br />

We are excited to announce two important new initiatives in 2010.<br />

• In May we will begin a planning process to explore models<br />

of comprehensive community economic development with<br />

leadership in Elkhart City while at the same time, working<br />

with neighborhood leadership to develop a quality of life<br />

plan to guide future work in Elkhart.<br />

• In June, the Help-A-House program that has so effectively<br />

matched volunteers, local donations and grant funds to<br />

assist homeowners with repairs will be expanded. New<br />

funding from IHCDA will allow us to serve Elkhart<br />

County homeowners living outside the City boundaries of<br />

Goshen and Elkhart.<br />

you for helping to sustain and grow <strong>LaCasa</strong>’s capacity to respond<br />

to needs in our community during the current recession. With<br />

your help, as neighbors helping neighbors, we can create a brighter<br />

future for all families in our community.<br />

On behalf of the Board of Directors of <strong>LaCasa</strong>, I would like to thank the staff, volunteers, partners, and<br />

donors who help us address our mission to “work with individuals and community partners to create opportunity<br />

for personal growth, family stability, and neighborhood improvement.”<br />

The most visible example of <strong>LaCasa</strong>’s work comes each May when almost four-hundred volunteers and dozens<br />

of businesses volunteer to assist neighbors in fixing up their homes during Help-A-House. Work begins early on a<br />

Saturday morning and goes through late afternoon, neighbors helping neighbors build a better community.<br />

Each month the Board has an opportunity to hear some of the stories from the individuals and families that<br />

are helped by the work of <strong>LaCasa</strong>. In this year’s Annual Report you will be able to read from some of these same stories. While your name may<br />

not be mentioned, be assured that as a staff member, volunteer, donor or supporter of <strong>LaCasa</strong> you are part of the story. Your involvement helped<br />

make life better for someone in our community.<br />

Carlajo had been divorced for several years,<br />

renting an apartment and glad to have a job.<br />

Through a chance meeting with <strong>LaCasa</strong>’s loan<br />

originator she learned that with some work, she<br />

could eventually qualify to purchase a home. She<br />

began to look in her old neighborhood and found<br />

that her grandmother’s home was for sale. Using<br />

along with grants from HOME and Elkhart<br />

CDBG, Carlajo’s new home was soon back to<br />

better than original condition. With a lot of hard<br />

work on her part and many caring <strong>LaCasa</strong> staff,<br />

Carlajo’s dream of owning her own home became<br />

a reality.<br />

Elkhart residents rallied to empower youth<br />

through arts, youth that otherwise would never have<br />

had the opportunity. It was community at its finest.<br />

The evidence of success is that kids showed up. Very<br />

few missed classes. They usually wanted to stay<br />

longer. By the time the performance came, they were<br />

demonstrating teamwork, leadership, courtesy and<br />

consideration. Several of them asked “When are we<br />

doing this again?” How do you put a price tag on that?<br />

<strong>LaCasa</strong> was mid-wife at the birth of Northside<br />

Neighborhood Association in Goshen 11 years ago.<br />

NNA was reactivated four years ago after a gang<br />

shooting wake up call. <strong>LaCasa</strong>’s encouragement,<br />

networking and community organizing expertise<br />

enabled NNA to pioneer sub-standard housing<br />

improvement and crime reduction efforts which<br />

are now being implemented throughout the city.<br />

Given the challenges we face, NNA could not exist<br />

without <strong>LaCasa</strong>.<br />

Albaro, a Permanent Resident, lived and worked in the US for<br />

many years. He longed for his wife and children to join him in<br />

the US. In 2004 <strong>LaCasa</strong> counselors filed family petitions to begin the<br />

immigration process for his family. However, because of backlogs and<br />

delays, Albaro was informed that it could take seven years for his family<br />

to immigrate to the US. The only way to speed up the process would<br />

be for Albaro to become a US Citizen. He decided to go through the<br />

rigorous Naturalization process. In 2006 his hard work paid off; he<br />

became a US Citizen. <strong>LaCasa</strong> counselors assisted Albaro in preparing<br />

documents and forms for his family to immigrate. Finally, the family<br />

was scheduled for the visa interview in January of 2009. Albaro’s wife,<br />

Rosa, and four children were approved for visas and joined Albaro in<br />

Goshen. It was a bittersweet moment for the family, though. During the<br />

waiting period, Albaro’s son turned 21, too old to obtain a visa with the<br />

others. He must wait 10-12 more years in Mexico before he can receive<br />

the visa. The family is waiting for the day they will be complete.

The house on Washington was vacant and in very sad condition. The owners no longer<br />

wanted to be landlords so they donated it to <strong>LaCasa</strong>. Businesses donated time and<br />

materials while volunteers put in many hours. The improvements included many features that<br />

produce a Green house. The insulation is a two part foam system with dense pack cellulose that<br />

far exceeds the minimum code requirements for insulation. We also replaced the furnace and air<br />

conditioners with high efficiency equipment and installed Energy Star appliances and compact<br />

fluorescent light bulbs. Neighbors watched the improvements to their neighborhood. Before<br />

long we had an Open House and a family who rented nearby came to inspect. They were able to<br />

purchase the home through <strong>LaCasa</strong>’s Affordable Housing Fund and now the neighborhood has a<br />

beautifully restored home!

The tenants at 169 State Street in Elkhart were not used to<br />

having a landlord who helped when there was a problem. <strong>LaCasa</strong><br />

purchased the property in 2008 and change began. With the<br />

help of many volunteers <strong>LaCasa</strong> has cleaned up and fenced<br />

the back yard, painted the interior common area and replaced<br />

laundry equipment. In addition <strong>LaCasa</strong> applied for grants from<br />

the City of Elkhart and NeighborWorks America to renovate this<br />

10 unit apartment complex. In the fall of 2009 a local contractor<br />

was hired to install a geothermal HVAC system including new<br />

ventilation for bathrooms and kitchens. Tenants can expect a<br />

30% or more decrease in utility bills starting now. Our mission<br />

is to make our rentals SAFE, QUALITY and AFFORDABLE!<br />

Helping Families–Improving Neighborhoods<br />

Graciela’s home needed a new roof and windows. The City<br />

of Goshen had inspected the structure and said the roof was<br />

not weather tight and was out of code. Her income from Social<br />

Security is very low. A Crew Leader from Ancon Construction<br />

and several of their employees worked along with other volunteers<br />

to install the windows and new roof. Graciela helped the crew by<br />

picking up the old shingles. It was a long, cold and windy day but<br />

now her house is up to city code and much more energy efficient.<br />
